Nashville Real Estate – June 2022

Nashville Real Estate for sale and May market statistics – Home sales are fairly flat compared to last year sales prices were up 25% and the inventory levels are up considerably.

  • 3209 homes sold in Nashville during May of 2022 compared to 3214 for the same month last year
  • the median sales price for Nashville homes was $$498,785 up from $$400,000 last year, an increase of 24.6%
  • 4114 homes are available for purchase at the end of May an increase of 60% compared to the same period last year
  • the absorption rate based on May home sales is still impressive at a little over one month
  • 558 Nashville condos sold during the month compared to 586 for the same month last year
  • the median sales price of Nashville condos was $340,506 compared to 277,900 last year, an increase of 22.9%

Most experts believe that prices will not continue to rise as quickly as the past few years due to the impact of rising interest rates, and inventory levels are rising a sure sign that the market is slowing.

Williamson County TN Real Estate – March 2107

WIlliamson county homes Williamson county Tn real estate sales continue to increase with February sales up 12% compared to the same month in 2016. Home prices also continue to rise with the median sales price in Williamson county up 13% to $447,868. Inventory levels are still consistently lower than normal with only 1301 homes currently listed and most of those are new homes still under construction.

Sales by Williamson County cities for the month

  • Brentwood homes had 44 closings at a median price of $759,325
  • College Grove had 10 closings at a median price of $1.021.163
  • Fairview had 22 home sales at a median price of $293,645
  • Franklin homes had 129 closings at a median price of $486,491
  • 28 Nolensville homes sold at a median price of $538,720
  • 42 Spring Hill homes closed at a median price of $342,478
  • 18 Thompsons Station homes sold at a median price of $372,888

During the month of February homes sales increased 12 percent over the sale period last year while the inventory levels stayed basically the same, prices increase 13%. We know that lots are getting harder to find in Brentwood and Franklin, so developers and builders are moving into these other areas where they can build more affordable homes. One area of growth that doesn’t really compare is College Grove with the luxury homes being build at Hideaway in Arrington, the Grove, and Falls Grove.

The Top Franklin Tn neighborhoods based on number of sales for the first half of 2019 are as follows

  • Westhaven with 132 closings – Franklin’s most popular neighborhood with prices from $375,000 to over $1,750,000
  • Fieldstone Farms with 62 closings, for years the Franklin top neighborhood with homes priced from $200,000 to over $700,000
  • Mckays Mill with 38 closings – average days on market of 38 days these homes sell fast priced from $350,000 to over $600,000
  • Ladd park with 42 closings – homes priced from $400,000 to over $700,000
  • Berry Farms with 22 closings of homes priced from $355,000 to $950,000
  • Stream Valley – 21 closings in the first half of 2019 new Ryan homes from $370,000 to $650,000
  • Sullivan Farms 18 closings from $400,000 to over $550,000
  • Temple Hills – 17 sales a golf community on the north west side of Franklin
  • Clovercroft Preserve – 16 closings between $511,000 and $725,000
  • Franklin Green with 15 closings – priced from $300,000 to over $450,000
  • Avalon – 15 sales with closings from $465,000 to $1,600,000

Some of the results here are surprising, but the math really tells you where the Franklin real estate market is right now. New construction homes are leading the way in the Franklin neighborhoods of Westhaven, Ladd Park, and Berry Farms. Resale homes in Fieldstone Farms and Mckays Mill are showing a real shortage of inventory, and some of them have multiple bidders the first few days on the market.

Some are resisting the changes going on, as is always the case with progress, I tend to think most of it’s good. But when developers tear down 100 year old buildings on music row in the middle of the night, you know that they are doing something wrong.
