Green Hills homes are not moving as fast as they were last year and the median price of sold homes has dropped considerably. Sales of homes are down 33%, and the median price of homes sold is down 18% compared to April of 2022.

  • The median price of Green Hills homes sold in April 2023 was $1,299,000 compared to $1,457,500 12 months ago a difference of 12%
  • 23 homes sold in Green Hills during April of 2023 compared to 34 during April of 2022 a difference of 33%
  • the median price per square foot of homes sold was $402 compared to $474 last year a difference of 18%
  • The median size of homes sold was 3495 square feet
  • The median days on market of homes sold was 37 days compared to 15 last year
  • the list price to sales price ratio was 96.8% compared to 106.7 last year

Nashville Real Estate For Sale – April 2023 Market Update

Nashville real estate for sale and April 2023 market report – NashvilleInventory levels are almost triple what they were 12 months ago but the prices are almost the same as they were last March.

  • 2392 homes sold in Nashville during March of 2023 compared to 2948 for the same month last year a reduction of 23%
  • the median sales price for Nashville homes was $465,000 almost the same as last years $461,620
  • 6066 homes are available for purchase at the end of at end of March compared to 2298 last year
  • the absorption rate based on March home sales and available inventory is three months
  • the average days on market for Nashville homes is now 54 days compared to 15 days last year
  • 494 Nashville condos sold during the month compared to 598 for the same month last year
  • the median sales price of Nashville condos was $327,885 compared to $319,690 last year

High interest rates has slowed the Nashville real estate market over the last 12 months however mortgage rates have been slowly coming down in the last few months and some experts expect that to continue. Housing prices has stopped increasing for now and buyers usually have a chance to see homes when they are listed before they make an offer, that was not always the case a year ago. If rates continue to decline we can expect the volume of home sales to pick up and eventually prices will follow.

My Most Frequent Real Estate Questions

NashvilleThis post was prompted by a video created by Phillip Cantrell, the owner of Benchmark realty LLC. All of us get these questions, but he took the time put them in a logical order with the best answers for this time. Like most things in life, timing has a lot to do with everything real estate so keep that in mind. What seems like a good answer today may change next week.

  1.  How can I know if this is the right time to buy a home? The answer is it depends on your financial situation and you need for housing. If you have been relocated here for some reason, your needs are not the same as someone who has a home here already and would just like to downsize or move closer to work.
  2. Will sellers lower their prices in the near future? A lot of people thought this would happen based on the housing crash of 2008, however we have not seen this happening at this time. The market was full of speculators in 2008 who were building and buying new homes in the hope of flipping them for a profit. That does seem to be nearly as common today. We also had very low mortgage requirements leading up to the 2008 crash, including 103% loans requiring zero down payment and adjustable rate mortgages. If you’ve tried to get a mortgage in the last few years you know that most loans require a down payment, a decent credit score, and a good work history. You would think all of these things make sense, but leading up to 2008 it was not always the case.
  3. Will the housing market crash? That depends on a lot of things, but mostly interest rates.   The market statistics for March of 2023 show that the average sales price of homes in Nashville for the month was $465,000 in March of 2022 it was $461,250. So the average house price is slightly higher now than it was a year ago. If interest rates continue to fall, the average prices will probably start to rise.

So the answer is still, it depends on your needs or wants. I think it’s a better time to buy than this time last year just to stay out of bidding wars. Your interest rate will be higher, but you probably have a better change of getting the house you want. You should be able to refinance when rates come down. Joe Biden says we will have another lockdown, how he knows that is a little scary, but if it happens the market might go crazy again.

Nashville Homes – March 2023 Update

Nashville homeNashville homes for sale and February 2023 market report – Inventory levels are almost triple what they were 12 months ago but the prices are almost the same as they were last February.

  • 1742 homes sold in Nashville during February of 2023 compared to 2300 for the same month last year a reduction of 32%
  • the median sales price for Nashville homes was $450,000 almost the same as last years $446,175
  • 5827 homes are available for purchase at the end of at end of February compared to 2001 last year an increase of 191%
  • the absorption rate based on February home sales and available inventory is three months
  • the average days on market for Nashville homes is now 59 days
  • 319 Nashville condos sold during the month compared to 400 for the same month last year
  • the median sales price of Nashville condos was $331,900 compared to $329,827 last year

As expected the Federal reserve has made a large impact on the housing market and mortgage rates have at times been over 7% lately taking the affordability of Nashville homes for some people out of reach for now. On the other hand buyers now are a lot less likely to get in a bidding war when most homes come on the market. If you can afford it, buying a home now makes a lot of sense because the prices are possibly bottoming out, and rates are probably topping out. You should be able to refinance in the future for a much lower rate and have the home you wanted at a reasonable price. Of course the Federal reserve may decide otherwise, but historical it’s been a good plan. Let me know if you would like to purchase or sell and Nashville real estate.

Nashville Real Estate – December 2022 Update

Nashville HomeNashville real estate for sale and November 2022 market report – The number of single family homes sold in the Nashville area declined by 37% compared to the same month last year, however the prices of homes sold still averages 8% more than they did 12 months ago.

  • 1992 homes sold in Nashville during November of 2022 compared to 3182 for the same month last year a reduction of 37%
  • the median sales price for Nashville homes was $460,000 up from $425,000 last year, an increase of 8%
  • 7002 homes are available for purchase at the end of at end of November compared to 3019 last year, more than double
  • the absorption rate based on November home sales and available inventory is three months
  • the average days on market for Nashville homes is now 41 days
  • 332 Nashville condos sold during the month compared to 599 for the same month last year
  • the median sales price of Nashville condos was $345,000 compared to $298,000 last year

Most experts believe that prices will flatten if interest rates remain elevated compared to the last 10 years, we can only make assumptions based on past history and what the Federal Reserve bank is forecasting. Homes are staying on the market longer and buyers have a better opportunity to find a home they love instead of trying to buy a home that has 10 bids on it already. If you are moving here from out of state, it’s a lot better time to buy than it was last year or even in the spring of this year because we have a much better selection of homes.

Nashville Homes for Sale – November 2022 Update

Nashville HomeNashville homes for sale and October 2022 market report – Inventory levels are more than double what they were 12 months ago but the prices have remained elevated.

  • 2299 homes sold in Nashville during October of 2022 compared to 3209 for the same month last year a reduction of 39%
  • the median sales price for Nashville homes was $478,500 up from $429,900 last year, an increase of 11%
  • 7277 homes are available for purchase at the end of at end of October compared to 3385 last year an increase of 114%
  • the absorption rate based on October home sales and available inventory is three months
  • the average days on market for Nashville homes is now 39 days
  • 391 Nashville condos sold during the month compared to 593 for the same month last year
  • the median sales price of Nashville condos was $346,510 compared to $295,000 last year

Most experts believe that prices will flatten if interest rates remain elevated compared to the last 10 years, we can only make assumptions based on past history and what the Federal Reserve bank is forecasting. Homes are staying on the market longer and buyers have a better opportunity to find a home they love instead of trying to buy a home that has 10 bids on it already.
