Wades Grove is a community of all brick homes is Spring Hill Tennessee. Most of the homes currently listed or recently sold were built by John Maher, voted the best builder in Spring Hill for many consecutive years.

Williamson county is the leading the country in job creation, so it’s no surprise that home sales are also moving quickly. Spring Hill is a more affordable alternative to Brentwood and Franklin but it still has the benefit of fantastic schools and low property taxes. We expect homes prices to increase in the next 12 months, but not at the rate we’ve seen for the last few years.

Spring Hill TN HomeHome sales in spring hill are considerably slower than they were at this period last year, as you would expect with the Federal Reserve rate hikes pushing mortgage rates over 6% for the first time since 2009. Prices on resale homes have cooled a little bit, but we still have a shortage or homes because nobody wants to give up their existing mortgage. New construction home prices are still very high and they aren’t building very many if any spec homes. I have buyers looking to purchase today even with the high interest rates, but all the homes that meet their criteria are purchased immediately.   • 21 homes sold in Spring Hill during the month of March 2023 compared to 39 for the same period of 2022
  • The average sales price of homes sold during March was $686,371 compared to $631,490 for the same period last year, an increase of 8.6%.
  • The median sales price per square ft of sold homes has come down slightly at $222 compared to $239 last year a reduction of 7.6%.
  • 74 Spring Hill homes are listed as available for purchase in the Williamson county portion of Spring Hill.
  • 69 homes are currently under contract pending sale, most are new homes waiting for completion

Inventory levels are improving due to the higher interest rates pricing some buyers out of the market. This may the be opportunity that buyers have been waiting for. Buy the home you want without getting in a bidding war and refinance the home when the rates come down.

The median price of homes sold in Williamson county increased 26% in November of 2022 compared to the same month last year but the number of closings fell 40%. Spring Hill HomeSpring Hill homes are in a sellers market – With most homes getting multiple offers the first day on market. 77 homes sold in August and only 30 homes are currently available for purchase

  • The average price of homes sold in Spring Hill during August increased 22% to $511,549 compared to the same month last year
  • The list price to sales price ratio of sold homes was 103.9% for the month
  • 30 Spring Hill TN homes are currently listed in the Nashville MLS as available for purchase, but most are still under construction
  • 119 homes are currently under contract pending sale, most are new homes waiting for completion
  • the average price per square foot for Spring Hill homes sold during the month of August was $207 compared to $157 for the same period last year, an increase of 32%

Inventory levels are extremely low right now and most homes have multiple offers the first day on market, so representing buyers now requires very aggressive tactics. Selling homes to get the most money for sellers is different and legally dealing with multiple offers in a fair way is something that experienced agents are earning their pay.
