Williamson County real estate sales are slowing down but the prices are still firm. The median price of homes sold in Williamson county increased 16% in march of 2026 compared to the same month last year but the number of closings fell 15%. Higher mortgage rates are the primary reason for slow sales but if rates come down expect a rapid increase in sales and prices.

302 homes closed in march compared to 355 for the same month in 2025
the median price of homes sold was $1,026,231 compared to $915,000 for the same month last year an increase of 12%

1071 homes are currently listed as unsold and available for purchase compared to 950 for the same period last year

Franklin TN homes for sale – The number of home closings compared to March last year declined due primarily to high interest rates. However that does not equate to lower home prices, the average and median price per square foot are both higher than the same month last year.

Nashville homes for sale and July 2025 market report – the median price for Nashville homes increased 3% over the same month last year with active listings increasing 32% but closings are down 6%

3139 homes sold in Nashville during July of 2025 down 6% compared to July of 2024
the median sales price for Nashville homes was $480,000 up 3% year over year
11389 homes are available for purchase at this time an increase of 32%
the average days on market for Nashville homes is now 30 days an increase of 22%

High interest rates are still the main focus of buyers in this market keeping many buyers on the sidelines. We have hopes that a change is coming soon and when it does the market dynamics will shift quickly. For now buyers have the highest availability for homes for sale in several years.
