Spring Hill TN HomeThe impact of high interest rates is still showing, and inventory levels of resale homes are very low for that reason. I expect rates to start coming down some soon. In the meantime people appear to be buying smaller homes to keep the prices down. The median size of homes sold for the month was 2674 square feet compared to 2804 for October of last year.

  • 36 homes sold in Spring Hill during the month of October 2023 compared to 41 for the same period of 2022
  • The median sales price of homes sold during October was $609,867 compared to $670,794 for the same period last year, an reduction of 10%.
  • The median sales price per square ft of sold homes has come down slightly at $229 compared to $235 last year a reduction of 7.6%.
  • 74 Spring Hill homes are listed as available for purchase in the Williamson county portion of Spring Hill.
  • 62 homes are currently under contract pending sale, most are new homes waiting for completion
  • The median days on market for sold homes is up to 22 days

Most buyers are just waiting for rates to come down to refinance or paying cash and not concerned about rates. You can buy down the rates somewhat and lower you payments for a few years. If that’s something that interests you. let me know.

Spring Hill is a more affordable alternative to Brentwood and Franklin but it still has the benefit of fantastic schools and low property taxes. We expect homes prices to increase in the next 12 months, but not at the rate we’ve seen for the last few years.

Spring Hill TN HomeHome sales in spring hill are considerably slower than they were at this period last year, as you would expect with the Federal Reserve rate hikes pushing mortgage rates over 6% for the first time since 2009. Prices on resale homes have cooled a little bit, but we still have a shortage or homes because nobody wants to give up their existing mortgage. New construction home prices are still very high and they aren’t building very many if any spec homes. I have buyers looking to purchase today even with the high interest rates, but all the homes that meet their criteria are purchased immediately.   • 21 homes sold in Spring Hill during the month of March 2023 compared to 39 for the same period of 2022
  • The average sales price of homes sold during March was $686,371 compared to $631,490 for the same period last year, an increase of 8.6%.
  • The median sales price per square ft of sold homes has come down slightly at $222 compared to $239 last year a reduction of 7.6%.

Investors are not as active as they were, and cash buyers seem to be less common as they were just a few months ago. Prices are still firm, but it’s not a bidding war like it was.

A good example is comparing days on market for August of 2022 at 32 days to the same month in 2021 at 2 days. The average list price to sales prices ratio has dropped from 105% to 98%. In my opinion if rates stay high or higher for the rest of the year, we will see significant price reductions on current listings.
