  • Ladd park with 42 closings – homes priced from $400,000 to over $700,000
  • Mckays Mill with 38 closings – average days on market of 38 days these homes sell fast priced from $350,000 to over $600,000
  • Berry Farms with 22 closings of homes priced from $355,000 to $950,000
  • Stream Valley – 21 closings in the first half of 2019 new Ryan homes from $370,000 to $650,000
  • Sullivan Farms 18 closings from $400,000 to over $550,000
  • Temple Hills – 17 sales a golf community on the north west side of Franklin
  • Clovercroft Preserve – 16 closings between $511,000 and $725,000
  • Franklin Green with 15 closings – priced from $300,000 to over $450,000
  • Avalon – 15 sales with closings from $465,000 to $1,600,000

Some of the results here are surprising, but the math really tells you where the Franklin real estate market is right now. New construction homes are leading the way in the Franklin neighborhoods of Westhaven, Ladd Park, and Berry Farms. Resale homes in Fieldstone Farms and Mckays Mill are showing a real shortage of inventory, and some of them have multiple bidders the first few days on the market.

For this article, we are considering luxury homes as homes priced at $1,000,000 or more with at least 3000 square feet, the average price of homes sold in this category during July was $1,620,904.

  • 569 Nashville luxury homes are currently listed in the Nashville MLS
  • 116 Nashville luxury homes are currently under contract
  • 117 luxury homes sold during the month of July 2019 compared to 107 for the same month last year
  • the list price to sales price ration of homes sold in this price range was 96.7%
  • the average price per square foot of luxury homes sold in Nashville for July was $302 compared to $263 dollars last July
  • the average size of homes sold in this category was 5407 square feet
  • the average price of luxury homes sold during July was $1,620,904

Spring Hill TN Homes – July 2019

Spring Hill TN HomeSpring Hill TN Home –  Sales are still strong with 84 closings for the month of June compared to 87 last year. Prices are still rising, but at a slower pace with the average price of homes sold increasing only 7.8% to $402,736. These statistics are for the Williamson county portion of Spring Hill.

  • The list price to sales price ratio of sold homes was 99% for the month
  • 179 Spring Hill TN homes are currently listed in the Nashville MLS as available for purchase, but most are still under construction
  • 120 homes are currently under contract pending sale, most are new homes waiting for completion
  • the average price per square foot for Spring Hill homes sold during the month of June was $152 compared to $144 for the same period last year, an increase of 5.5%

Investors seem to have backed away from aggressive buying in Spring Hill but prices are still rising, just at a slower pace. Homes in Spring Hill TN are now averaging $152 per square foot compared to $210 in Franklin.

  • 279 homes sold in the month of May compared to 245 for the same month in 2018
  • the average price of homes sold during the month was $617,471 compared to $569,154, and increase of 7.8%
  • the average size of homes was 3043 square feet compared to 2934 last year
  • the median price per square foot of homes sold during the month was $203 compared to $198 for the same period in 2018
  • the list price to sales price ratio of homes sold was 99%
  • the average days on market is up to 32 compared to 22 days for May of 2018
  • 692 Franklin TN homes are currently listed in the Nashville MLS for sale, with many of those homes still under construction
  • 179 homes are under contract at this time

Nashville real estate – Nashville HomeHome sales are still fairly brisk compared to the same period last year, and prices are still rising.

  • 3461 homes closed during the month of May compared to 3135 for the same month last year and increase of 10.4%
  • 8254 homes are currently listed for sale and not under contract in the Nashville MLS
  • the median price of Nashville homes sold was $318,000 compared to $280,000 the previous May and increase of 13.6%
  • the absorption rate of homes based on May sales and current inventory is still only 3 months
  • 473 condos sold during the month of May compared to 403 for the same period last year
  • The median price of Nashville condos increased 2.6% year over year to $232,000
  • The absorption rate of condos in Nashville based on May sales and the current inventory is 2 months

Nashville real estate is still in an active sellers market with most of the more affordable homes selling quickly, but the higher priced homes are now available for longer periods of time.
