Thompsons Station is located between Franklin and Spring Hill just west of I-65 at I-840. The schools in Thompsons station are excellent and the property taxes are some of the lowest in the state. With an easy commute to Cool Springs for Downtown Franklin, Thompsons Station is growing rapidly.

Recent news of new developments coming to Thompsons Station include the Farms at Thompsons Station with nearly 2000 acres including 800 homes, and a Tiger Woods designed golf course. As a golfer, I would rarely say we have too many golf courses, but along the I-840 area, we already have two fairly new courses in The Grove, and Hideaway Hills, and this would add a third. The neighborhoods look great, and the golf courses do also, I’m not sure if they can be profitable.

Why Are People Moving To Spring Hill

Williamson county schoolWhy are people moving to Spring Hill? I was asked this question by a realtor who works for another company after he showed my listing at 1998 Allerton Way.  He works primarily in the east Nashville area, and didn’t understand why one of his clients would want to move from east Nashville to Spring hill.

The short answer is much better schools at a moderate price. For most people it’s all about the schools, the parents move near the good schools and the grandparents follow them. It’s not the reason that everyone moves to Spring Hill, but it is for most.

Most of the homes in Spring Hill serviced by the Williamson county school district, and year after year, the schools in Spring Hill are ranked in the top 10 percent of all public schools in Tennessee. Parents of school children who really care about education  look at Williamson county schools as the best solution.  The average price of homes sold in the Williamson county part of Spring Hill sold for an average price of $378,000 in 2019, so it’s much more affordable than Franklin and Brentwood, and the schools are excellent.

Within Williamson county you have 3 major cities and a few smaller communities to consider, Brentwood, Franklin, and Spring Hill are the major cities, Thompsons Station, Nolensville, and Fairview are the smaller ones. So how do the schools compare in these areas? I’ll focus on the high schools  just to keep it simple.

  • Summit high school located in Spring Hill, the school is ranked 25th out of 342 high schools in Tennessee according to schooldigger.com, placing it in the top 7%
  • Fred Page High school services some Spring Hill neighborhoods, and it’s ranked 17th in the state, placing it in the top 5%
  • Independence is ranked 12th in the state place it in the top 4%

All of these schools are located on the south side of Williamson county and services homes in Spring Hill and Thompsons Station.

Now lets focus on home prices.

  • The average price of homes sold in Brentwood in 2019 was $866,000
  •  The average price of homes sold in Franklin TN during 2019 was $607,000
  • That leaves Spring Hill, with an average price of $378,163 during 2019

Lets talk about the commute?

  • From Brentwood to downtown Nashville it’s approximately 10 miles
  • From the Cool Springs area of Franklin to downtown Nashville, it’s approximately 17 miles
  • From the Walmart in Spring Hill to Vanderbilt University in Nashville, it’s 32 miles

If you work in Cools Springs or Brentwood, Spring Hill is probably your most affordable option if you want to take advantage of the great schools in Williamson county. If you work in downtown Nashville, Spring Hill is going to be at least a 30 mile drive. Depending on your work schedule, it could be an easy commute or not. Rush hour here is not the same as Atlanta or Los Angeles, but it can still be frustrating.

One other consideration is the investment consideration. Spring Hill homes have averaged 5.8% annual appreciation from 2014 to 2019, and 4.2% for the last 10 years. If the future is anything like the past, Spring Hill homes will be a good investment.

These are the things I discuss with my clients, it’s always about compromise, and how much are you willing to do for the education of your children.

Homes in Newport Crossing range in size from 1300 square feet to over 3000 square feet and in price from $220,000 to over $350,000. All of the homes built in Newport Crossing were built by John Maher builders between 2002 and 2005 so most are in good condition, but may need updating to meet current trends. The lots in Newport Crossing are a little wider than the newer homes built in Spring Hill, and the location is better than most.
