Prices are still rising, but at a slower pace with the average price of homes sold increasing 6.3% to $$371,032. These statistics are for the Williamson county portion of Spring Hill.

  • The list price to sales price ratio of sold homes was 99.6% for the month
  • 128 Spring Hill TN homes are currently listed in the Nashville MLS as available for purchase, but most are still under construction
  • 50 homes are currently under contract pending sale, most are new homes waiting for completion
  • the average price per square foot for Spring Hill homes sold during the month of November was $153 compared to $144 for the same period last year, an increase of 6.25%

Investors seem to have backed away from aggressive buying in Spring Hill but prices are still rising, just at a slower pace. Homes in Spring Hill TN are now averaging $153 per square foot compared to $210 in Franklin.

The number of sales have leveled off to 555 closings compared to 553 for May of last year according to statistics from the Williamson county association of realtors. It’s not from lack of buyers, it’s from lack of homes to purchase.

Williamson County TN Real Estate – March 2107

WIlliamson county homes Williamson county Tn real estate sales continue to increase with February sales up 12% compared to the same month in 2016. Home prices also continue to rise with the median sales price in Williamson county up 13% to $447,868. Inventory levels are still consistently lower than normal with only 1301 homes currently listed and most of those are new homes still under construction.

Sales by Williamson County cities for the month

During the month of February homes sales increased 12 percent over the sale period last year while the inventory levels stayed basically the same, prices increase 13%. We know that lots are getting harder to find in Brentwood and Franklin, so developers and builders are moving into these other areas where they can build more affordable homes. One area of growth that doesn’t really compare is College Grove with the luxury homes being build at Hideaway in Arrington, the Grove, and Falls Grove.

Williamson County Real Estate for Sale – April 2016

Williamson county real estate sales increased significantly in April 2016 to set a home sales volume record for the month of April, according to the monthly market report released today by the Williamson County Association of REALTORS® (WCAR).  The total number of closed home sales for the month rose 19 percent to 474 compared to 398 in April 2015.  Year-to-date closings in Williamson County are 1,527, representing a 13 percent increase over the 1,353 closings for the same period last year.

Total available residential inventory for a single-family home stood at 1,684 units at the end of April indicating a 4 month absorption rate based on April closings.

Sales by Williamson County cities for the month

During the month of April, home sales in Spring hill were up 37% compared the April of 2015, Thompsons Station was up 17% and Nolensville was up 112%, while Brentwood was only up 4% and Franklin was down 12%. We know that lots are getting harder to find in Brentwood and Franklin, so developers and builders are moving into these other areas where they can build more affordable homes. This will keep the average price down for the Williamson county real estate lower than you would expect. But if you compare apples to apples, look at Franklin prices year over year, the price per square ft has increased 6.1% in the last 12 months.  Brentwood and Spring Hill were even higher.
