The absorption rate is down to 1 month and the average days on market is only 34 days.

  • 90 Spring Hill TN homes sold during the month of June an increase of 25% compared to May
  • The average price per square foot of homes closed was 159 compared to $151 last year an increase of 5%
  • The list price to sales price ratio of sold homes was 99.7% for the month
  • 81 Spring Hill TN homes are currently listed in the Nashville MLS as available for purchase, but most are still under construction
  • 140 homes are currently under contract pending sale, most are new homes waiting for completion
  • The average price of homes sold during the month of June was $384,421 slightly less than the $400,523 last year
  • the average size of homes sold was 8% smaller than last year for the same month at 2497 square feet.

Home sales in Spring Hill are heating up,  and our lean inventory would suggest that prices may be on the rise in the near future.  Homes in Spring Hill TN are now averaging $159 per square foot compared to $225 in Franklin and $187 in Nolensville, all of these comparisons are for Williamson county homes.

Spring Hill TN Home Spring Hill TN homes for sale – The Wuhan virus lockdown had to have had a major impact on the real estate market in Spring Hill, but the statistics seem to say that maybe not as much as we think. New construction homes are still selling really fast, and they are easy to show, so that makes sense, but resale listings are still not as common as a normal spring.

  • 69 Spring Hill TN homes sold during the month of May an increase of 11% for the same month last year
  • The average price of homes sold in the Williamson county side of Spring Hill was $401,839 and increase of 14% over last year
  • The list price to sales price ratio of sold homes was 99.7% for the month
  • 115 Spring Hill TN homes are currently listed in the Nashville MLS as available for purchase, but most are still under construction
  • 161 homes are currently under contract pending sale, most are new homes waiting for completion
  • the average price per square foot for Spring Hill homes sold during the month of May was $157 compared to $150 for the same period last year, an increase of 4.6%

Investors seem to have backed away from aggressive buying in Spring Hill but prices are still rising, just at a slower pace. Homes in Spring Hill TN are now averaging $157 per square foot compared to $225 in Franklin.

Why Are People Moving To Spring Hill

Williamson county schoolWhy are people moving to Spring Hill? I was asked this question by a realtor who works for another company after he showed my listing at 1998 Allerton Way.  He works primarily in the east Nashville area, and didn’t understand why one of his clients would want to move from east Nashville to Spring hill.

The short answer is much better schools at a moderate price. For most people it’s all about the schools, the parents move near the good schools and the grandparents follow them. It’s not the reason that everyone moves to Spring Hill, but it is for most.

Most of the homes in Spring Hill serviced by the Williamson county school district, and year after year, the schools in Spring Hill are ranked in the top 10 percent of all public schools in Tennessee. Parents of school children who really care about education  look at Williamson county schools as the best solution.  The average price of homes sold in the Williamson county part of Spring Hill sold for an average price of $378,000 in 2019, so it’s much more affordable than Franklin and Brentwood, and the schools are excellent.

Within Williamson county you have 3 major cities and a few smaller communities to consider, Brentwood, Franklin, and Spring Hill are the major cities, Thompsons Station, Nolensville, and Fairview are the smaller ones. So how do the schools compare in these areas? I’ll focus on the high schools  just to keep it simple.

  • Summit high school located in Spring Hill, the school is ranked 25th out of 342 high schools in Tennessee according to schooldigger.com, placing it in the top 7%
  • Fred Page High school services some Spring Hill neighborhoods, and it’s ranked 17th in the state, placing it in the top 5%
  • Independence is ranked 12th in the state place it in the top 4%

All of these schools are located on the south side of Williamson county and services homes in Spring Hill and Thompsons Station.

Now lets focus on home prices.

  • The average price of homes sold in Brentwood in 2019 was $866,000
  •  The average price of homes sold in Franklin TN during 2019 was $607,000
  • That leaves Spring Hill, with an average price of $378,163 during 2019

Lets talk about the commute?

  • From Brentwood to downtown Nashville it’s approximately 10 miles
  • From the Cool Springs area of Franklin to downtown Nashville, it’s approximately 17 miles
  • From the Walmart in Spring Hill to Vanderbilt University in Nashville, it’s 32 miles

If you work in Cools Springs or Brentwood, Spring Hill is probably your most affordable option if you want to take advantage of the great schools in Williamson county. If you work in downtown Nashville, Spring Hill is going to be at least a 30 mile drive. Depending on your work schedule, it could be an easy commute or not. Rush hour here is not the same as Atlanta or Los Angeles, but it can still be frustrating.

One other consideration is the investment consideration. Spring Hill homes have averaged 5.8% annual appreciation from 2014 to 2019, and 4.2% for the last 10 years. If the future is anything like the past, Spring Hill homes will be a good investment.

These are the things I discuss with my clients, it’s always about compromise, and how much are you willing to do for the education of your children.

Spring Hill TN HomesSpring Hill TN Real Estate – January is typically the slowest month of the year by far for real estate sales, however 44 homes closed in Spring Hill during the month of January, making me believe that this might be a record breaking year for home sales in Spring Hill.

  • The average price of Spring Hill homes sold during the month of January was $397,371, compared to $340,068 for the same month last year
  • The absorption rate of Spring Hill homes in Williamson county for the month of January is only 2 months
  • The list price to sales price ratio of sold homes was 99.2% for the month
  • 101 Spring Hill TN homes are currently listed in the Nashville MLS as available for purchase, but most are still under construction
  • 71 homes are currently under contract pending sale, most are new homes waiting for completion
  • the average price per square foot for Spring Hill homes sold during the month of January was $154 compared to $145 last year

Investors seem to have backed away from aggressive buying in Spring Hill but prices are still rising, just at a slower pace. Homes in the Williamson county side of  Spring Hill TN are now averaging $154 per square foot compared to $203 in Franklin.
