Brentwood Tn Homes sales increased 17% in June of 2013 compared to the previous June with 103 closings in the month.  The inventory of Brentwood Tn homes continues to remain at low levels with only 387 homes currently listed in the Nashville MLS. With 131 homes already pending sale, expect the sellers market to continue.

  • 103 Brentwood TN homes sold in June compared to 88 the previous June
  • the median sales price of homes sold was $575,000 compared to $572,500

Brentwood Tn homes are now in high demand, and the more affordable homes are moving in days, not weeks. The average prices are moving up because most of the more affordable homes are already sold and builders are not able to find lots in Brentwood at a price that will allow them to build lower priced homes. I expect the average prices for homes in Brentwood to continue to increase for several years as this environment will continue to pressure builders into larger and more expensive properties.

Nashville luxury homeNashville real estate market statistics July 2013 – Sales of Nashville real estate increased 23.8 percent in June compared to June or 2012 according to the Greater Nashville association of realtors. The median price of Nashville real estate also increased in the last 12 months with the median price of homes increasing 13%.

  • 2548 Nashville homes sold in July compared to 2066 last year, an increase of 23%
  • the median sales price of Nashville homes sold was $205,950 compared to $182,000 last year, an increase of 13%
  • 343 Nashville condos sold for the month compared to 282 last year

My experience is that we were lacking in inventory during May prevented homes from closing in June. We now have 20 Mckays Mill homes currently pending sale, and only 19 available for purchase.

Fieldstone Farms Homes for sale and June 2013 market report- Fieldstone Farms homes are still moving fast and the summer will be very active. 23 Fieldstone Farms homes sold during the month of June, with the average days on market down to 55, and the average list price to sales price ratio at 99%. Prices are on the rise with the median price moving up to $303,000 compared to $295,000 last year.

Fieldstone Farms is in a sellers market with most of the good listings having multiple offers the first week on market. The schools that support Fieldstone Farms including Walnut Grove elementary, Grassland middle, and Franklin High school, have always ranked very high on test scores. With price ranges of $215,000 to over $600,000 allow almost anyone to find a home that will fit any budget.

Sullivan Farms Sullivan Farms homes market report show a 75% increase in sales for the month of June 2013 compared to the same month last year. The absorption rate is now below one month with only 11 homes available, and the list price to sales price ration is 99%.  With the average days on market down to 46 days, and very little inventory Sullivan Farms homes are now a serious sellers market.
