Williamson County homes for Sale and Market Report for July 2013 – The market for Williamson county homes has switched in favor of sellers, so buyers are now having to become very aggressive with offers. 521 Williamson county homes sold in June compared to 387 last year, an increase of 35%. We expect the trend in sales to increase for the rest of the year, and prices also continuing to rise.

Here are the sales statistics by city for Williamson county real estate, with the exception of Fairview, all are in a sellers market with Nolensville and Thompsons station in an extreme sellers market. The list price to sales price ratio of homes sold in April was 98%.

As you can see, all of these Williamson county cities are in a sellers market with the exception of Fairview, so if you are considering selling your home, now is a great time. If you plan to buy a Williamson count home in Franklin, Brentwood, or Spring Hill, be prepared to pay very close to asking price, and you may end up in a multiple offer situation. Make sure your realtor is experienced in this type of market, because it changes fast.
