Nashville Real Estate – December 2022 Update

Nashville HomeNashville real estate for sale and November 2022 market report – The number of single family homes sold in the Nashville area declined by 37% compared to the same month last year, however the prices of homes sold still averages 8% more than they did 12 months ago.

  • 1992 homes sold in Nashville during November of 2022 compared to 3182 for the same month last year a reduction of 37%
  • the median sales price for Nashville homes was $460,000 up from $425,000 last year, an increase of 8%
  • 7002 homes are available for purchase at the end of at end of November compared to 3019 last year, more than double
  • the absorption rate based on November home sales and available inventory is three months
  • the average days on market for Nashville homes is now 41 days
  • 332 Nashville condos sold during the month compared to 599 for the same month last year
  • the median sales price of Nashville condos was $345,000 compared to $298,000 last year

Most experts believe that prices will flatten if interest rates remain elevated compared to the last 10 years, we can only make assumptions based on past history and what the Federal Reserve bank is forecasting. Homes are staying on the market longer and buyers have a better opportunity to find a home they love instead of trying to buy a home that has 10 bids on it already. If you are moving here from out of state, it’s a lot better time to buy than it was last year or even in the spring of this year because we have a much better selection of homes.

Spring Hill TN Homes for Sale – November 2022

Spring HillSpring Hill TN homes for sale – Buyers have a chance to purchase a great home right now in Spring Hill, the rise in interest rates have slowed the pace of sales and inventory levels are starting to get back a more normal market. Investors are not as active as they were, and cash buyers seem to be less common as they were just a few months ago. Prices are still firm, but it’s not a bidding war like it was.

  • 47 homes sold in Spring Hill during the month of October 2022 compared to 65 for the same period of 2021 a decrease of 28%
  • The median sales price of homes sold during October was $619,900 compared to $525,000 for the same period last year an increase of 18%
  • 98 Spring Hill homes are listed as available for purchase in the Williamson county portion of Spring Hill – more than we’ve seen lately
  • 46 homes are currently under contract pending sale, most are new homes waiting for completion
  • the median price per square foot for Spring Hill homes sold during the month of October was $239 compared to $209 for the same period last year, an increase of 14%
  • The median days on market for sold homes is up to 12 days

Inventory levels are improving due to the higher interest rates pricing some buyers out of the market. This may the be opportunity that buyers have been waiting for. Buy the home you want without getting in a bidding war and refinance the home when the rates come down.

Homes in Spring Hill TN are now averaging $239 per square foot compared to $314 in Franklin.  a difference of 31% so the homes are still a significant bargain for Williamson county.

High interest rates had made a big change to real estate market worldwide, and Franklin is no exception.

  • the Polk Place home that closed was only on the market for 16 days.
  • 6 home are currently available for purchase at an average list price of $811,117 and an average size of 3114 square feet
  • no homes are currently under contract.
  • the average price per square ft of Polk Place homes sold in 2022 so far has been $278 compared to $219 in 2021 and increase of 27%.

Polk Place is located on the south side of Franklin next to the historic Carnton Plantation property. With all brick homes at affordable prices, Polk Place has always been in high demand. Only 13 homes have sold in Polk Place this year, so waiting for the right home requires patience and a good buyers agent who knows the neighborhood.
