  • the average days on market for sold homes was 86 days
  • the average price per square foot for sold homes was $255
  • the list price to sales price ration of homes sold in April in this price range was 96%

  • 159 homes are currently listed in the Nashville MLS as available for purchase
  • the absorption rate of Green Hills homes based on March sales is 4 months

A lot of new construction home building is happening in Green Hills right now, and almost all of it involves displacing  old homes with 2 or more new homes that are much larger and more expensive. Forest Hills Homes for sale and Market Report for April 2017  – 15 Forest Hill homes sold in the first quarter of 2017 at a median price of $840,000, an increase of 11.5% over the same period in 2016.   Forest Hills gets overlooked by most people. due to the small amount of available properties but most of the homes in Forest Hills are zoned for Percy Priest elementary school, one of the best public schools in Nashville.

  • The median sales price of homes sold during the first quarter was $840,000 compared to $692,000 for the same period in 2016
  • the median price per square foot of homes sold was $196
  • the median days on market for sold homes was 52

Forest Hill is located just north of Brentwood in Davidson county and is known for older ranch style homes on large lots with mature trees.

The expectation based on current trends is that the prices will continue to rise for the rest of the year.

  • the median price of homes sold was $273,500 compared to $245,000 the previous March
  • the absorption rate of Nashville condos is 2 months based of March sales and available inventory

  • 397 Nashville condos sold during the month of March and 694 are currently available for purchase
