Green Hills Condos for Sale March 2015

Lipscomb University in Green HillsGreen Hills condos are always in high demand, but this spring should bring a whole new level to the sellers market. During the month of February when everything was iced in and frozen, 9 Green Hills condos closed. The Nashville MLS is showing that 24 condos are available for sale, but in reality, 11 of those are already under contract, leaving only 13 available. I suspect that most of those will be under contract by the end of this week. I expect this to be the most active market since 2006, and for buyers it may be even more intense because builders are not as common or as active as they were before. Let’s face it, most of the builders went out of business in 2009 and 2010, leaving a real hole in the home building production.

  1. 9 Green Hills condos sold in February
  2. the average sales price of condos sold $242,877
  3. Average days on market for sold condos was 31 (that means it was available for one day)
  4. 19 Green Hills condos are under contract waiting to close
  5. 13 Green Hills condos are available for purchase

In summary, the condo market in Green Hills has probably never been more active, and for those who want to purchase here, you need a very good notification system that informs you the minute a condo goes on the market, and you also need a good realtors who can make the deal happen.
