Sylvan Park Homes for Sale and Market Report – 5 Sylvan Park homes closed in the month of January with an average price of $492,780. With only 17 Sylvan Park homes currently for sale, the current absorption rate based on January sales is 3 months, but that is really misleading, because almost none of the homes currently listed were available in January, and the actual days on market for sold homes was only 34 days, meaning they were under contract almost immediately.  It would be stating the obvious that Sylvan Park is in a sellers market.

Sylvan Park is very popular with young professionals who want to live close to downtown Nashville but don’t want the condo lifestyle of a highrise. Most of the homes are cottages build in the 1940, and 1950’s with small yards and mature trees, or new homes built after tearing down an old cottage.

    Great market report for Sylvan Park and good to see a seller’s market.

      Thanks Sharon, I think Sylvan Park is probably still one of the most afforable neighborhoods on the west side of Nashville. A lot of the younger population has been moving to the east side of Nashville, but I do not recommend that to my clients, it’s not a safe investment long time in my opinion. I hope the massive rains in California haven’t hit Newport beach too hard.
