The prices of Green Hills homes are trending up with the median price now at $555,000 compared to $499,000 last June, an increase of 10%. The absorption rate of Green Hills real estate is now below 4 months based on June sales and available inventory, and days on market is down to 64.

Nashville luxury homeNashville Luxury Homes  July 2013 market report – 30 Nashville luxury homes sold during the month of June, an increase of 7% compared to the same month last year. The average price of Nashville luxury homes is increasing, but not at a rapid pace with the average price of Nashville luxury homes sold in June at $1,404,377 compared to $1,405,055 last year, and the average size of Nashville luxury homes sold increased from 6,361 square feet last year to 6755 square feet this year. The average price per square feet was $208.

Analysis of the details shows that the reason the prices prices appear to be stable when they may not be, is that fewer luxury homes sold in the Belle Meade/Green Hills area this year in the price range. 19 of the 30 luxury homes sold were in Williamson county in Brentwood or Franklin, where the cost per square feet is usually around 20% lower than it is in Belle Meade or Green Hills.
