Green Hills Homes Sales March 2010 – March home sales in Green Hills were just average with 18 closings compared to 18 closings in March of 2010, so you would have to say that’s a stable market. Green Hills homes did increase in average price from $577,979 to $595,284 year over year, and even though that’s a 3 percent increase, I would still say that’s pretty stable also.

In comparing the first quarter statistics for Green Hills homes we had 36 closings in 2010 compared to 60 in 2011, an increase of 66 percent, but the average price for the quarter was down from $642,209 to $588,763. With a considerable increase in the number of homes sold, and an inventory that will probably shrink, I expect prices to rise over the summer months for Green Hills homes

I was actually expecting the numbers to be a little low due to the snowy and cold weather, but buyers are out trying to get a deal. The luxury homes market is improving in Nashville, and the areas that have the most luxury homes are Green Hills, Belle Meade, Brentwood, and Franklin. So we expect the average prices of homes to increase significantly as the Nashville luxury homes market improves.
