Nashville mansions for sale – for the sake of this page, I’m going to show the homes in Nashville that are listed for more than one million dollars, and are at least 4000 square feet of living space. The most popular areas of Nashville where you would likely find one these include Belle Meade,
Green Hills, Oak Hills, Forest Hills, Brentwood, and Franklin. All of these areas are to the south and west of the city.
The small city of Belle Meade is generally known as the most expensive residential real estate in the state, and home to artists and celebrities as well and business owners and executives. Built on the grounds of what was once the grounds of the Belle Meade plantation, the average size of homes sold in Belle Meade in 2015 was 4300 square feet and the average price was $1,200,000, and the average price per square foot was $280.
Green Hills is located literally next door to Belle Meade, and what these two have is common is a very short commute to downtown Nashville. As you would expect, the prices of homes in Green Hills are also fairly expensive, but you do have older small homes mixed in with new homes keeping the average price much lower at $760,000 for 2015. Even with that, the average price per square foot of Green Hills homes sold in 2015 was $218. During that same year, 33 homes sold in Green Hills for over $1,000,000.
Oak Hills and Forest hills are both located on the south side of Nashville between Green Hills and Brentwood. Both have areas that have spectacular views (hills will do that for you), and are close to the major arteries feeding Nashville from the south. The mansions in these areas are either fairly old restored homes or new homes that were built on lots previously occupied by an older smaller home. Either way you get the large mature trees of an older neighborhood.
Brentwood is just to the south of Forest hills, and due to the zoning restrictions of one house per acre, always has a more luxurious feel that most other communities. If you intend to send your children to a public school, Brentwood has to be your first choice, somewhat contradictory to what most people think, Brentwood has the lowest property tax rate in middle Tennessee, and hasn’t changed in 25 years. Just a short 10 minute drive to downtown down I-65, Brentwood has the lowest crime rate in the area, the best public schools, and some pretty fantastic neighborhoods. 72 luxury homes sold in 2015 at over a million dollars with the average price being $1,400,000 and the average size of these homes was 6587 square feet. So the average price per square foot of mansions in Brentwood was only $212. If you compare Brentwood to Belle Meade, you can see a vast difference in price, size, or location. Both are fantastic areas to live.
Buying a Franklin mansion opens up a lot of possibilities that you couldn’t expect in any of these other areas, land and horses. Franklin has some nice luxury neighborhoods with homes over $1,000,000, but they also have many homes on large lots over 5 acres that allow home owners to own animals. It doesn’t appeal to everyone, but it’s an option you would never expect in Green hills or Belle Meade.
