  • days on market is down to 71 compared to 102 last year

Any way you slice it, prices of homes in Williamson county are moving higher as the inventory level continues to shrink.

Williamson county homeWilliamson County real estate sales increased 36% in September 2012 compared to September of 2011 with 355 closings. Williamson county homes sales increased 33% with 325 closings compared to 244 last year, and condo sales in Williamson county increased 76% with 30 closings. Franklin still dominates the sales in Williamson county with 142 closings followed by Brentwood with 55 and Spring Hill with 56.

Williamson County Real Estate Is A Sellers Market – Here’s the Proof

Williamson County Real Estate is Now A Sellers Market and the reasons are very simple, Inventory levels are lower than at any time in the last 4 years, and the number of sale is higher than it’s been for the last 4 years. The market rules of supply and demand are always the trump card for pricing, and right now demand is much higher than supply. This happens during every housing cycle, and in the past, builders would be out building to take advantage of this situation. But because of the severity of the last crash, most of the builders who were building 5 years ago are now out of business, and the ones remaining are not able to acquire unlimited funding. The bottom line is that the market has changed, and we don’t see it reversing course for several years.

Williamson County Homes Inventory

2047 Williamson county homes were available for sale as of July 1, compared to 2635 homes in 2009. Sales of homes in Williamson county have increased from 1049 in 2oo9 to 1658 in 2012 for the first half of the year. I’ll do the math for you, a 29% reduction Williamson county homes inventory and a 58% increase in sales comparing 2009 to 2012 for the first half of the year. Days on market for sold homes is down to 83. The absorption rate based on June sales is down to 5 months.

For sellers who want to move, it’s looking better for you every day. For buyers who have been timing the market, you may have missed your best opportunity, but you can still get the deal of a lifetime on low interest rates.

Williamson county homeWilliamson County Tn Homes Sales Increase 23.5% in May – Shocking isn’t it, at least is should be if you were a buyer waiting for the market to drop lower. I could be wrong, but I don’t think it’s going to happen any time soon, so put on your big boy pants and admit that you may have to pay a little more for the home you wanted than if you had bought last year or even earlier this year. Williamson county Tn homes are starting to increase in price and the inventory is shrinking, both of those tell the trend. Sellers have more leverage to get a good price and buyers are starting to get in bidding wars on the better homes.

  • the average price of homes sold ws $205,075 compared to $400,820 last year
  • days on market is down to 87 days compared to 93

Williamson county homeWilliamson County Tn Real Estate Market Report - another month of increasing sales and rising prices for Williamson county real estate and in particular, Williamson county homes.  293 Williamson county homes sold for the month of April compared to 212 last year, an increase of 38%, and the median price was up to $349,500 compared to $317,250 last year, an increase of just 10%. For those of you who have been reading my posts, you are well aware that the inventory levels of all Nashville homes have been shrinking, but Williamson county homes are always in high demand compared to the rest of the local market, and right now, it’s getting tough for buyers to digest the prices that they have to pay to get what they want. I was once advised by a much older wiser gentleman who suggested that if you don’t like the price now, you really won’t like it later.

  • the average days on market for Williamson county real estate is down to 85 for homes and 90 for condos
  • 293 Williamson county homes closed in April compared to 212 in 2011, and 264 in 2010
  • the average price of Williamson county homes sold was $421,178 compared to $276,976 in 2011 and $358,331 in 2010

Williamson County Real Estate Sales Increase 22 Percent

Williamson county homeWilliamson County Real Estate Sales Increase 19 Percent in January 2012 with 183 closings compared to 150 in January of 2011. 167 Williamson county homes sold and 16 Williamson county condos compared to 140 homes sold in January 2011 and 10 condos. The average sales price for Williamson county homes was $436,118 compared to $402,115 the previous year, an increase of 8.4%.

 Inventory levels Williamson county real estate decreased from 1832 properties last January to 1616 this year, a reduction of 12 percent. The laws of supply and demand are taking over, and prices of Williamson county homes are starting to rise as inventory levels shrink and demand increases.

Laurel Cove is now The Grove

The GroveLaurel Cove is a subdivision of upscale homes in southeast Williamson county designed around a planned Greg Norman designed 18 hole golf coures. The project failed when Lehman Brothers collapsed in the fall of 2008 and couldn’t privide the $124 million dollar construction loan. Since that time it’s been sitting and waiting for the right investor.

The new developers, the Terra Verde Group, say they expect to invest $750 million to build 800 homes, on 1,000 acres over the next decade. and the have renamed the community The Grove.

Plans detail a clubhouse, day spa and fitness center for members, and of course the 18-hole golf course designed by golf legend Greg Norman.

Terra Verde has already redesigned the clubhouse and day spa and plans to break ground on the first home by spring, aspiring to have 30 homes finished by year’s end.

Williamson County Real Estate Sales for December 2011

Williamson County HomeWilliamson County real estate sales for December 2011 were up 20 percent compared to the same month last year, with the median price of sold homes being flat at $365,900 and days on market at 102 days. The biggest concern for buyers of Williamson county real estate is the shrinking availability of homes with inventory decreasing from 1922 last year to 1745 this year. Franklin homes are down to a five month absorption rate, as well as Brentwood homes. Spring Hill is still lagging behind a little with a 7 month absorption rate and Nolensville is down to 4.5 months.

  • 265 Williamson county real estate closings for December 2011 compared to 220 last year, and 203 in 2009,
  • the median sales price for Williamson county real estate was $365,900 compared to $366,700 last year
  • inventory levels for Williamson county real estate decrease from 1922 last year to 1745 this year
  • average days on market was 102 days for homes and 119 day for williamson county condos

My analysis is that the better homes in Brentwood and Franklin get purchased quickly, expecially in the more afforable price ranges, and now the sales in Nolensville and Spring Hill are picking up because they are more affordable than home in Franklin and Brentwood. Williamson county homeWilliamson County Homes Market Report for November 2011 - What we are seeing here in a rapidly recovering real estate market with increasing sales and decreasing inventory. Williamson County homes sales increased 12 percent in November over the previous year with 201 closings compared to 179. The average sales price was almost the same as last year at $423,206 compared to $423,561, and the days on market was 94 compared to 104 last year. The availablility of homes in inventory was reduced from 2144 last year to 1922 this year, a reduction of 12 percent.

Williamson county condo sales have recovered significantly with 28 closings compared to 15 last November and an increase in average price from $192,585 to $222,978 or a 16 percent increase.

Williamson county home sales continue to show strength relative to the rest of the market due to outstanding Williamson county schools and a great quality of life.

The median sales price for Williamson county homes was down from $358,527 to $327,000 and the inventory of available homes is down from 2222 last year to 1993 homes this October.

Williamson County Home Sales Up 16.7 Percent September 2010

Franklin Historic HomeWilliamson County Home Sales Up 16.7 Percent compared to September of 2010 with 244 Williamson county homes closing for the month. The average sales price was up 3.6% at $386,671 compared to $373,130, and the average days on market stayed the same at 89 days. The inventory of Williamson county homes once again is down 9.7 percent compared to last year, leading to frustrated buyers who either can’t find what they want, or when they do, don’t have a lot of leverage to negotiate because the market has already improved.

  • 244 Williamson county homes sold in September of 2011 compared to 209 in September of 2010
  • the average sales price of homes sold was $386,671 compared to last September at $373,130
  • Average days on market was the same at 89 days
  • The current inventory of Williamson County homes is 9.7% lower than last September at 2059 homes compared to 2260

I’ve been saying that Franklin and Brentwood home prices have been on the rise for months, and now the volume is starting to intensify. It’s all good for sellers, but the buyers who have been waiting for another drop in prices have just missed the boat.

Williamson County HomeWilliamson County Homes Sales for March – It’s becoming very interesting here in Williamson county, because homes sales are increasing every month, but builders are not building spec homes, so the inventory level compared to last year is down 9 percent at 2063 compared to 2250 in 2010. The number of Williamson county homes closed in March was 245, compared to 219 in 2010, a 12 percent increase. Williamson county homes pending sale at the end of March was 291, compared to 265 in 2010. the average price of homes sold in March was down from $395,355 to $376,295. The average list price to closed price ration was 96.5 percent.

As you can see from the statistics, the laws of supply and demand are starting to become more balanced with more purchases and less inventory compared to last year. What normally follows are increased prices.

Williamson County Schools are again the top schools in Tennessee, and the top elementary schools in the Nashville area once again are in Brentwood followed closely by Franklin schools. I’ve combined the TCAP scores for each area of testing Math/Reading/Science/social studies, and created a spread sheet for easy comparison. As you can see, the scoring average for Williamson county elementary schools is much higher than the state average and fairly trounces Nashville schools. How big is the difference? If it were a report card grade it’s the difference between an “A” and a “D”.

Williamson County Schools average over 20 percent better test scores than their neighbors to the north in Davidson county, and 10 percent better than Rutherford county and Wilson county. Within Williamson county the two Brentwood high schools are another 10 percent better even than the Franklin and Spring Hill schools, and a full 30 percent better than Davidson county schools and 20 percent better than the state average. If you don’t think 20 percent matters, then don’t complain when your child gets an average score on their report card.

Williamson County Job Growth

Williamson county job growth is expected to far surpase the national average according to Woods and Poole Economics Inc. in its annual release of nationwide rankings of counties and metro areas.  According to its 2011 list, the country, on average, will see a 1.12 percent growth in employment through 2040. Williamson County, which ranks third, is expected to see growth of 3.14 percent.

“Counties with diverse service sectors, stable manufacturing bases and in proximity to growing metro areas are expected to create jobs at a rapid rate in coming years,” said Martin Holdrich, an economist with Woods and Poole, in a prepared statement.

In raw numbers, the firm is projecting that over the next 30 years, Williamson County will see almost 172,000 new jobs. The county now provides slightly more than 118,000 jobs, according to the study.

Topping the list in job creation are Loudoun County in Virginia (suburban Washington, D.C., area) and Douglas County in Colorado (between Denver and Colorado Springs).

Williamson County is ranked among the wealthiest counties in the country. In 2006 it was the 11th wealthiest county in the country according to the U.S. Census Bureau, but the Council for Community and Economic Research ranked Williamson County as America’s wealthiest county (1st) when the local cost of living was factored into the equation with median household income. In 2010, Williamson County is listed 17th on the Forbes list of the 25 wealthiest counties in America.

By 2006 Williamson County had a population of 160,781 representing 27.0% population growth since 2000. The census bureau lists Williamson as one of the 100 fastest growing counties in the United States for the period 2000-2005.

The average sales price for homes sold in Williamson county for November was $423,051, and the average days on market for Williamson county real estate was 103. Williamson county is located south of Nashville and includes the towns of Brentwood, Franklin, Fairvue and Spring Hill, and is known for great schools, low crime, and low taxes. The easy commute to Nashville along I-65 is fairly quick.
