Prices are still on the rise with the median sales price of homes up to $189,000 a very healthy increase of 8% compared to February of 2013. The current inventory level of Nashville homes is 8% less than it was 12 months ago, enabling sellers to increase prices.

Nashville Home SearchNashville real estate – 1477 Nashville homes sold during January of 2014, an increase of 7.6% over the previous January. 199 Nashville condos sold during the month, an increase of 14.3%. Prices are still on the rise with the median sales price of homes up to $195,000 a very healthy increase of 16.7% compared to January of 2013. The current inventory level of Nashville homes is 9% less than it was 12 months ago, enabling sellers to increase prices.

  • 1447 single family homes sold during the month compared to 1334 last January an increase of 7.6%
  • the median sales price for homes sold was $195,000 compared to $167,000 last year
  • 8534 homes are currently listed in the Nashville MLS as available for purchase, down 9% from last year
  • 1979 homes are currently pending sale
  • the absorption rate of Nashville homes based on January sales  is 6 months
  • 199 Nashville condos sold during Janaury an increase of 16.7%
  • the median price of condos sold was $165,00 an increase of 10% of the $150,000 last year

A Skunk and A Leaf Blower

skunkSeveral years ago I had a cat named Bob, he was named Bob because he had no tale (it had been run over by a car when he was a kitten, and it was amputated). Bob was an outside cat, and he spend his nights in the garage. We would close the garage doors before going to bed to keep the neighbors cats, and any other unwanted critters away from Bob and his food.

One night I forgot to close the doors, and when Elizabeth came out to drive to work in the morning, Bob was on top of her car, and things were knocked over in the garage like a cat fight had happened. She started looking under the cars and around the tools and mowers until she finally found the problem.

It was a skunk, and it was trying very hard to hide in the farthest corner away from the doors under the water heater. I told Elizabeth to go on to work, and I proceeded to take everything out of the garage, hoping the skunk would be uncomfortable and leave. It didn’t work, he seemed very determined to stay in the corner and wait until dark, not something that I liked at all.

I had this crazy idea, and I would have had someone else to help, I would have recorded it, because it would have made me some money. I have a gas-powered leaf blower, and I thought this would be a great time to start it up. The skunk did not like the sound of that motor, and he started running toward the doors, but then changed his mind and ran back to his hiding place. I decided to turn the blower on him, he really didn’t like that, and I thought he was going to try to spray me, but I think skunks know not to spray into the wind, so it didn’t happen.

What did happen is that after about 15 seconds of this, he bolted for the doors, and then changed his mind again. But things were different this time, I was between the skunk and his hiding place, with the leaf blower going full blast. If you’ve seen the cartoons were characters were moving their feet but still sliding backwards, that was the skunk. When I had finally pushed him to the doorway, he turned around and ran around the corner of the house. I thought it was over.

With the leaf blower still running I looked around the corner of the house just in time to see my neighbors mother standing in the front of his yard looking at their  Russell Terrier  chase the skunk around their house. Too late for me to do anything, the dog came running back after being sprayed. I went back to putting my garage back in order and didn’t think anything else about it.

My neighbor called me later that day to tell me the rest of the story. His mother was visiting for a few days and was home alone with the dog while he and his wife were both working. After the dog was sprayed by the skunk, she let the dog back in the house to give it a bath.Of course the dog wanted to get the smell off as quick as possible so he rolled on the carpet while she was running water in the master bath.

They tried lots of different chemicals to eliminate of hide the smell in the house, but it was really slow disappearing. I don’t know what she was thinking, but it was a lesson learned by the family, and one worth remembering. Give the dog a bath outside with whatever you use to was dishes, don’t let the dog in the house if he smells, and keep the garage doors closed at night.

I still have my leaf blower ready if necessary.

Nashville Home SearchNashville Homes market report December 2013 – Real estate sales continued to increase in Nashville in November with 2287 closings, up a modest 4 percent compared to November of the previous year. Most experts think that the rising prices (up an average of 8 percent), and shrinking inventory are having an impact on home sales in the Nashville area. We don’t really see anything in the near future that would change that trend.

  • 1953 single family Nashville homes sold during the month compared to 1815 last November an increase of 7.6%
  • the median sales price for homes sold was $195,000 compared to $179,900 last November
  • 9369 homes are currently listed in the Nashville MLS as available for purchase, down 7% from last year
  • 2069 homes are currently pending sale
  • the absorption rate of Nashville homes is down to 4.8 months
  • 222 Nashville condos sold during November slightly less than the 238 sold last year
  • the median price of condos sold was $150,000 down from the $152,000 last year
  • year to date closings of Nashville real estate through November are up 18.9% to 28476

Green Hills homeGreen Hills Homes Market Report  – The number of homes sold in Green Hills during March increased by 45%, erasing the slow month of February and moving in the same direction as the rest of Nashville real estate. Unlike last months huge price increase, March actually decreased slightly due to the smaller average size of homes sold. The prices of Green Hills homes are trending up, but due to the nature of the community, ages and sizes of homes sold affect the averages a lot more than almost any other community.

Green Hills homes are always very popular for those who work in downtown Nashville or attend one of the many universities in the area. With great shopping and dining at the Mall at Green Hills, and several outstanding parks just few miles away, it’s a great place to live.

The inventory of homes listed in the Nashville MLS is down 19% compared to the same time last year, surely causing the increase in median prices to increase 9% over the last 12 months to $175,000.

The bottom line to buyers and seller of Nashville real estate is this, sales are increasing, and the inventory of available homes continues to shrink. These market forces will cause prices to increase. It’s a good time to list your house if you’ve been thinking about it, but if you are a buyer, be aware that the market has changed, and the best houses move really fast. Your leverage to negotiate is has all but disappeared in most neighborhoods.

10 – Georgetown in Green Hills with 17 closings, with prices from $150,00 to $190,000 these townhouses were built in the 1980′s but they are in Green Hills, and it’s a great place to live. Search for Georgetown condos here

9 – Brentwood Pointe with 29 closings is located in the heart of Cool Springs in either Brentwood or Franklin, with prices from $160,000 to $275,000 and in size from 1100 square feet to 1850 square feet. search for Brentwood Pointe Condos here

8 – Adelicia with 29 closings, located in downtown Nashville with prices from $225,000 to $2,000,000 Adelecia is the perfect location. search for Adelicia condos here

At first glance, this seems odd, but real estate includes Nashville condos (up 30%), land and lots (up 51%), and multi-family homes (up 48%).  For all of year of 2012, Nashville homes sales were up 26%. The inventory of homes listed in the Nashville MLS is down 16% compared to the same time last year, surely causing the increase in median prices from $168,500 to $187,900 for single family homes, an increase of 11%.

Nashville Real Estate Sales Increase 38 Percent in November 2012

NashvilleNashville Real Estate Sales Increase 38 Percent in November 2012 – There were 2,198 home closings reported for the month of November, an increase of  38 percentfrom the 1,592 closings reported for the same period last year. Sales of single family homes were up 37 percent with 1815 closings compared to 1320 last year, and Nashville condo sales were up 30 percent with 238 closings compared to 182 last year. Sales of farms and land were up 61% with 121 closings.

The median residential price for a single-family home during November was $179,900, compared to $167,500 last November, an increase of 7%,  and for a condominium it was $152,000, compared to $158,690, a decrease of 4%.

Inventory levels of Nashville homes declined 18% and Nashville condo inventory is down 34%, indicating that prices should continue to increase.

The market for Nashville real estate continues to improve, and the inventory continues to decline, the prices are sure to increase.

Nashville Homes Market Report

NashvilleNashville Homes Market Report for October – 1917 Nashville homes sold in the month of October compared to 1446 last year. Nashville condo sales increased 40% from 188 to 264. Prices are rising also with the median prices of Nashville homes up from $162,000 last year to $175,100 this year, and increase of 8%. Nashville condo prices increased from $139,500 to $157,000, an increase of 12.5%.

Market conditions for Nashville real estate continue to improve for sellers with the inventory levels of single family homes down from 12,537 last year to 10,539 this year, a reduction of 16%. Nashville condos are even more dramatic with a 26% reduction, from 1731 last year to 1275 this year. With an increase in sales and a decrease in supply, the market will always move prices higher.

Nashville homes have been rapidly moving toward a sellers market, defined as less than 6 months inventory. We expect the trend to continue for a considerable length of time due to the low interest rates, and the reasonably good job market in Nashville.
