Why Is My Nashville Home Not Selling

Nashville home in riverwalkWhy Is My Nashville Home Not Selling – That’s the question I had from a caller who was not my client, but had talked to me in the past. I was driving down Mack Hatcher parkway at the time, and didn’t have the luxury of checking the listing on my computer, so I couldn’t really help him even if I wanted to.

My first question was why did he list the property with someone else, and then call me when it didn’t sell? He really didn’t have any problem telling me that he was promised a much lower commission by another realtor, and he thought that would mean that he could keep more of the sales price, of course he didn’t check to see if that was true, he just assumed that the other realtor was correct. I would have been able to list the property at the same commission rate that his current realtor was charging, but he would have had a much better internet exposure, as well as better pictures from a professional photographer, and post cards to all the neighbors to let their friends know it was available.

If he had listed his house with me, I wouldn’t be writing this post because the house would have probably sold the first week it was on the market, since that seems to be the trend with all of my listings in Franklin and Brentwood. I even sold a condo in Bellevue in 3 days just last month, and I consider Bellevue one of the more difficult areas in Nashville to sell a home. Selling your Nashville home isn’t that difficult if you have a plan and you don’t expect more than the market will give.

He admitted that so far, everything he was told, turned out to be false, so here he is trying to find out if I can help him tell his realtor what to do. I told him that our code of ethics prevents me from talking about it while it’s listed with another realtor. He has my number, lets see what happens.

1 Burton Hills condo sold during the month of August for $247,500 and the three that are currently listed are all already under contract. I get a lot of calls for people wanting to purchase a condo in Burton Hills, and I always make the same suggestion. Get updates from my MLS tool for immediate notification and make an offer on the property the first day it’s on the market. The one home that closed in August said it was on the market for 5 days. That means it closed in 5 days after being listed. It was probably under contract after one day. Be ready to make an offer immediately.

Burton Hills homes on the other hand are not moving nearly as fast. No Burton hills homes sold during the month of August, but that was probably just a timing issue with the start of schools in the early part of the month. 6 Burton hills home sold during the 3 summer months at an average price of $460,908, and of the 9 homes currently listed in the Nashville MLS, 4 are already under contract.

Nashville Real Estate SearchNashville real estate market report August 2014 –The median price of Nashville homes sold in the month of July increased 8.3% compared to the same month last year to $221,000 according the Greater Nashville association of realtors. The number of real estate closings increased 3.4% to 3258 compared to 3151 last year. Inventory levels are slightly lower with 10,407 homes available now compared to 10,434 last year. So Nashville real estate is still in a seller’s market with an absorption rate of less than 4 months for homes.

  • 2728 Nashville homes sold during the month compared to 2635 last July an increase of 8%
  • the median sales price for homes sold was $221,000 and increase of 8.3% compared to last July
  • 10,407 homes are currently listed in the Nashville MLS as available for purchase
  • the absorption rate of Nashville homes based on July sales is 3.8 months
  • 352 Nashville condos sold during July, compared to 357 last year
  • the median price of condos sold was $170,000 compared to $154,500 one year ago, an increase of 10%
  • 1141 Nashville condos are listed in the Nashville MLS as available for purchase, a decrease of 12% compared to last year
  • the absorption rate of Nashville condos is 3.2 months

Nashville real estate is still in a seller’s market and I think it will continue in that mode until interest rates or prices become high enough to discourage buyers. Right now it seems like that will not be in the immediate future. Builders are active, and according to the latest reports, most of the building is going on in Williamson county, Davidson county, and Rutherford county in that order.

Green Hills Homes for sale

I tell buyers to be careful with averages, and Green Hills is one of those areas that averages are not a good measure of what to expect because homes range from cottages built in the 1950’s with 2 bedrooms and one bath, not new luxury homes built on a lot that previously held one of those small cottages. Homes in Green Hills are very expensive compared to all other areas in Nashville with the exception of Belle Meade homes. People will pay the price of Green Hills homes for the convenience.

Nashville Real Estate SearchNashville real estate market report July 2014 –The median price of Nashville homes sold in the month of June increased 7.8% compared to the same month last year to $222,000 according the Greater Nashville association of realtors. The number of home sold increased 9.4% to 3324. Inventory levels are almost identical with 10553 homes available now compared to 10,555 last year. So Nashville real estate is still in a seller’s market with an absorption rate of less than 4 months for homes and 4.7 months for Nashville condos.

  • 2753 Nashville homes sold during the month compared to 2548 last June an increase of 8%
  • the median sales price for homes sold was $222,000 and increase of 7.8%  compared to last June
  • 10,553 homes are currently listed in the Nashville MLS as available for purchase
  • the absorption rate of Nashville homes based on June sales is 3.8 months
  • 360 Nashville condos sold during June, an increase of 5% compared to last year
  • the median price of condos sold was $171,250 compared to $159,000 one year ago, an increase of 7.7%
  • 1204 Nashville condos are listed in the Nashville MLS as available for purchase, a decrease of 7% compared to last year
  • the absorption rate of Nashville condos is 4.7 months

Nashville real estate is still in a seller’s market and I think it will continue in that mode until interest rates become high enough to discourage buyers. Nashville Home SearchNashville homes for sale and June 2014 market report –The median price of Nashville homes sold in the month of May increased 7.6% compared to the same month last year to $209,900. The number of home sold was almost exactly the same as last year with 2544 sold this year compared to 2562 last year. Inventory levels are almost identical with 10414 homes available now compared to 10415 last year. So except for prices increasing, everything else looks the same, including the fact that we have a 4 months absorption rate keeping us in a sellers market. I expect prices to continue rising in the near future.

A Skunk and A Leaf Blower

skunkSeveral years ago I had a cat named Bob, he was named Bob because he had no tale (it had been run over by a car when he was a kitten, and it was amputated). Bob was an outside cat, and he spend his nights in the garage. We would close the garage doors before going to bed to keep the neighbors cats, and any other unwanted critters away from Bob and his food.

One night I forgot to close the doors, and when Elizabeth came out to drive to work in the morning, Bob was on top of her car, and things were knocked over in the garage like a cat fight had happened. She started looking under the cars and around the tools and mowers until she finally found the problem.

It was a skunk, and it was trying very hard to hide in the farthest corner away from the doors under the water heater. I told Elizabeth to go on to work, and I proceeded to take everything out of the garage, hoping the skunk would be uncomfortable and leave. It didn’t work, he seemed very determined to stay in the corner and wait until dark, not something that I liked at all.

I had this crazy idea, and I would have had someone else to help, I would have recorded it, because it would have made me some money. I have a gas-powered leaf blower, and I thought this would be a great time to start it up. The skunk did not like the sound of that motor, and he started running toward the doors, but then changed his mind and ran back to his hiding place. I decided to turn the blower on him, he really didn’t like that, and I thought he was going to try to spray me, but I think skunks know not to spray into the wind, so it didn’t happen.

What did happen is that after about 15 seconds of this, he bolted for the doors, and then changed his mind again. But things were different this time, I was between the skunk and his hiding place, with the leaf blower going full blast. If you’ve seen the cartoons were characters were moving their feet but still sliding backwards, that was the skunk. When I had finally pushed him to the doorway, he turned around and ran around the corner of the house. I thought it was over.

With the leaf blower still running I looked around the corner of the house just in time to see my neighbors mother standing in the front of his yard looking at their  Russell Terrier  chase the skunk around their house. Too late for me to do anything, the dog came running back after being sprayed. I went back to putting my garage back in order and didn’t think anything else about it.

My neighbor called me later that day to tell me the rest of the story. His mother was visiting for a few days and was home alone with the dog while he and his wife were both working. After the dog was sprayed by the skunk, she let the dog back in the house to give it a bath.Of course the dog wanted to get the smell off as quick as possible so he rolled on the carpet while she was running water in the master bath.

They tried lots of different chemicals to eliminate of hide the smell in the house, but it was really slow disappearing. I don’t know what she was thinking, but it was a lesson learned by the family, and one worth remembering. Give the dog a bath outside with whatever you use to was dishes, don’t let the dog in the house if he smells, and keep the garage doors closed at night.

I still have my leaf blower ready if necessary.

Nashville Home SearchNashville Homes market report December 2013 – Real estate sales continued to increase in Nashville in November with 2287 closings, up a modest 4 percent compared to November of the previous year. Most experts think that the rising prices (up an average of 8 percent), and shrinking inventory are having an impact on home sales in the Nashville area. We don’t really see anything in the near future that would change that trend.

  • the median sales price for homes sold was $195,000 compared to $179,900 last November
