the median sales price of Nashville homes sold was $185,000 compared to $165,120 last year, an increase of 12%
303 Nashville condos sold for the month compared to 230 last year
The inventory of Nashville homes available is down 15% compared to last April to 10365 homes
the absorption rate for Nashville homes is down to 4.5 month signaling a sellers market
average days on market is down to 80 days

Green Hills Homes Market Report March 2013

Green Hills Homes Market Report – The number of homes sold in Green Hills during March increased by 45%, erasing the slow month of February and moving in the same direction as the rest of Nashville real estate. Unlike last months huge price increase, March actually decreased slightly due to the smaller average size of homes sold. The prices of Green Hills homes are trending up, but due to the nature of the community, ages and sizes of homes sold affect the averages a lot more than almost any other community.

29 Green Hills homes closed in March 2013 compared to 20 last March
the average sales price was $644,902, compared to $687,595 last year
the average size of homes sold was down from 3779 squared ft to 3417
the average price per square ft of homes sold was $189 compared to $182 last year
29 Green Hills homes are pending sale
180 Green Hills homes are listed in the Nashville MLS as available for purchase
the average days on market is down to 113 days

Nashville Real Estate For Sale And Market Statistics February 2013 - Sales of single familyt homes are up 18% compared to February of last year, according to the Greater Nashville association of realtors. The inventory of homes listed in the Nashville MLS is down 19% compared to the same time last year, surely causing the increase in median prices to increase 9% over the last 12 months to $175,000.

1481 Nashville homes sold in February 2013 compared to 1251 last year, an increase of 18%
the median sales price of Nashville homes sold was $175,000 compared to $159,900 last year, an increase of 9%
180 Nashville condos sold for the month compared to 128 last year
The inventory of Nashville homes available is down 19% compared to last February to 9491 homes
average days on market is down to 84 days

The bottom line to buyers and seller of Nashville real estate is this, sales are increasing, and the inventory of available homes continues to shrink. These market forces will cause prices to increase. It’s a good time to list your house if you’ve been thinking about it, but if you are a buyer, be aware that the market has changed, and the best houses move really fast. Your leverage to negotiate is has all but disappeared in most neighborhoods.

The inventory of homes listed in the Nashville MLS is down 17% compared to the same time last year, surely causing the increase in median prices to increase 6% over the last 12 months to $167,000.

10 – Georgetown in Green Hills with 17 closings, with prices from $150,00 to $190,000 these townhouses were built in the 1980′s but they are in Green Hills, and it’s a great place to live. Search for Georgetown condos here

9 – Brentwood Pointe with 29 closings is located in the heart of Cool Springs in either Brentwood or Franklin, with prices from $160,000 to $275,000 and in size from 1100 square feet to 1850 square feet. search for Brentwood Pointe Condos here

8 – Adelicia with 29 closings, located in downtown Nashville with prices from $225,000 to $2,000,000 Adelecia is the perfect location. search for Adelicia condos here

Nashville Homes Sales Increase - Nashville real estate sales increase 21% for the month, compared to December of last year. At first glance, this seems odd, but real estate includes Nashville condos (up 30%), land and lots (up 51%), and multi-family homes (up 48%). For all of year of 2012, Nashville homes sales were up 26%. The inventory of homes listed in the Nashville MLS is down 16% compared to the same time last year, surely causing the increase in median prices from $168,500 to $187,900 for single family homes, an increase of 11%.

1774 Nashville homes sold in December 2012 compared to 1502 last year, an increase of 18%
the median sales price of Nashville homes sold was $187,900 compared to $168,600 last year
223 Nashville condos sold for the month compared to 171 last year
the median sales price for Nashville condos increased 6.5% to $149,178

Nashville Real Estate Sales Increase 38 Percent in November 2012

Nashville Real Estate Sales Increase 38 Percent in November 2012 – There were 2,198 home closings reported for the month of November, an increase of 38 percentfrom the 1,592 closings reported for the same period last year. Sales of single family homes were up 37 percent with 1815 closings compared to 1320 last year, and Nashville condo sales were up 30 percent with 238 closings compared to 182 last year. Sales of farms and land were up 61% with 121 closings.

The median residential price for a single-family home during November was $179,900, compared to $167,500 last November, an increase of 7%, and for a condominium it was $152,000, compared to $158,690, a decrease of 4%.

Inventory levels of Nashville homes declined 18% and Nashville condo inventory is down 34%, indicating that prices should continue to increase.

Nashville Homes Market Report

Nashville Homes Market Report for October – 1917 Nashville homes sold in the month of October compared to 1446 last year. Nashville condo sales increased 40% from 188 to 264. Prices are rising also with the median prices of Nashville homes up from $162,000 last year to $175,100 this year, and increase of 8%. Nashville condo prices increased from $139,500 to $157,000, an increase of 12.5%.

Market conditions for Nashville real estate continue to improve for sellers with the inventory levels of single family homes down from 12,537 last year to 10,539 this year, a reduction of 16%. Nashville condos are even more dramatic with a 26% reduction, from 1731 last year to 1275 this year. With an increase in sales and a decrease in supply, the market will always move prices higher.

264 Nashville Condos sold in October, and increase of 40%
the median sales price of homes increased 8% to $162,000
the median sales price of condos increased 12.5% to $157,000
days on market for homes is averaging 83 days
based on October sales, the absorbtion rate for Nashville homes is 5.5 months

Nashville homes have been rapidly moving toward a sellers market, defined as less than 6 months inventory. We expect the trend to continue for a considerable length of time due to the low interest rates, and the reasonably good job market in Nashville.

Nashville Real Estate report for August 2012 – Sales of single family homes in Nashville increased 27% compared to August last year. and it’s rapidly turning into a sellers market. Inventory levels of single family homes are down 19 percent from this time last year, adding even more intensity to market.

2177 Nashville homes sold in August compared to 1711 last year an increase of 27 percent
the median price of homes sold was $175,000 compared to $171,900
average days on market is down to 81 days
11231 homes are currently listed in the Nashville MLS as available for purchase down 19 percent from the 13,891 last year
299 Nashville condos sold in June an increase of 42% over the 211 sold last year
the median price of Nashville condos was $147,600, a decrease of 2.9% compared to last year
Inventory levels of condos in Nashville is down 31% since last July

The Nashville real estate market continues to improve for sellers and get tougher for buyers, and with 2572 sales pending at the end of July, it looks like the inventory of good homes will continue to decline. Now more than ever, you need a good realtor on your side.

Nashville homes market report for July 2012 - Sales of single family homes in Nashville increased 26% compared to July last year. and it’s rapidly turning into a sellers market. Inventory levels of single family homes are down 16 percent from this time last year, adding even more intensity to market.

2132 Nashville homes sold in June compared to 1691 last year an increase of 26 percent
the median price of homes sold was $181,250 compared to $179,900
average days on market is down to 81 days
11728 homes are currently listed in the Nashville MLS as available for purchase down 16 percent from the 13,891 last year
295 Nashville condos sold in June an increase of 35% over the 219 sold last year
the median price of Nashville condos was $156,200 a decrease of 1% compared to last year
Inventory levels of condos in Nashville is down 31% since last July

The Nashville real estate market continues to improve for sellers and get tougher for buyers, and with 2648 sales pending at the end of July, it looks like the inventory of good homes will continue to decline. Now more than ever, you need a good realtor on your side.

Green Hills Homes Report July 2012

Green Hills Homes Sales Increased 11% in July – just a little bit slower that the blistering increase in June, but still enough to make you understand that the market is rapidly moving to favor sellers over buyers. The median price of Green Hills homes sold was up 12% from $435,000 to $488,000. The absorption rate of homes based on June sale now stands at 7 months and with only 213 Green Hills homes currently listed in the Nashville MLS, it seems like it might be very difficult for buyers to find a good selection.

30 Green Hills homes sold in June compared to 27 last year, and increase of 28 percent
the median price of homes sold in Green Hills was $488,000 compared to $435,000 last year
28 Homes in Green Hills are currently pending sale
213 homes are listed in the Nashville MLS as available for purchase
days on market is down to 84
the list price to sales price ratio is 96%
the median size of homes sold in Green Hills was 3968 square feet

Ok, that enough with the statistics, here is the real view from a realtor who has buyers looking to purchase homes in Green Hills, affordable homes (under $400,000) are very difficult to find, and when you do find one, it probably needs updating or maintenance. If it’s in good move in condition, it will have multiple offers and probably get list price or very close to in within a few days. In the more expensive homes, the frenzy hasn’t started yet, and it may not. It’s not that the homes aren’t selling, they just have fewer potential buyers and not as many offers. Due to the cost of building in Green Hills, I expect price to continue upward for a considerable length of time.

Bellevue Homes Market Report for June 2012 shows the trend of increasing sales and stable prices for Bellevue homes, with 48 closings for the month, compared to only 41 last year, an increase of 17% percent. With 45 Bellevue homes currently pending, and only 199 properties available, you can expect the rest of the year to be good for sellers and buyers will have to compete to get the better homes.

the average sales price of Bellevue homes was $225,912
average days on market was down to 103 days

Green Hills Homes Sales Increase 28% in June - right along with the rest of the Nashville real estate market. As anyone would expect, when the number of sales increase, eventually the prices follow, and in this case, the prices of Green Hills homes sold were up 8% compared to June last year. The absorption rate of homes based on June sale now stands at 5.75 months and with only 213 Green Hills homes currently listed in the Nashville MLS, it seems like it might be very difficult for buyers to find a good selection.

the average price of homes sold in Green Hills was $669,174 up 8 percent over last year

Nashville Real Estate Market June 2012 - I would say that the market is heating up, but on a day when the temperature is sure to be 100 degrees, it seems like everything is hot. Numbers say that we are in a sellers market for sure. Nashville real estate sales increased 20.8 percent in June compared to the same month last year with 2453 closings, a continuation of the trend that’s been going on all year. For the quarter, sales are up 24.7 percent and 24.5 percent for the year. Inventory levels of single family homes are down 15 percent from this time last year, adding even more intensity to market.

2066 Nashville homes sold in June compared to 1708 last year an increase of 20.8 percent
the median price of homes sold was $182,000 compared to $176,300 an increase of 3.2 percent
average days on market is down to 84 days
11812 homes are currently listed in the Nashville MLS as available for purchase down 15 percent from the 13,988 last year
282 Nashville condos sold in June an increase of 25% over the 225 sold last year
the median price of Nashville condos was $160,000 an increase of 6.7% over last year
Inventory levels of condos in Nashville is down 27% since last June

Nashville Million Dollar Homes Sales Increased 29% in May - Following the trend taken by the rest of the Nashville real estate market with 22 closing on Nashville homes listed at over a million dollars, compared to just 17 last May. The median sales price for Nashville million dollar homes was $1,280,000, and the median size was 5926 square feet.

22 Nashville homes sold that were listed for over $1,000,000 in May
the average price for homes sold was $1,830,160
the average size of Nashville Luxury homes sold was 6944 square feet
average days on market was 104
the median price was $1,280,000
26 homes are pending sale
404 homes are currently listed in the Nashville MLS over $1,000,000 in the Nashville area

Million dollar homes sold in Nashville during the month were in the following areas.

38 Green Hills homes sold in May of 2012 compared to 24 last May an increase of 58%
the average sales price was $586,842 compared to $508,139 last year an increase of 15%
the average size of homes sold was 3305 square feet compared to 3253 last year
days on market for Green Hills homes is down to 97 days
36 Green Hills homes are currently pending sale

Nashville Homes and Real Estate Market Report April 2012 – Sales of Nashville homes increased 29% and sales of Nashville condos increased 13% in April compared to the previous year. 1841 homes closed during the month at an median price of $165,000 compared to $159,010 last April. Inventory levels continue to shrink with 12185 homes currently available compared to 13998 last year, a reduction of 15 percent.

the median sales price of homes sold in Nashville increased 4 percent in April from $159,010 to $165,000
the amount of homes sold increased 29 percent with 1841 closings for the month
2436 Nashville homes are currently pending sale compared to 1909 at this time last year
average days on market is down to 88
the absorption rate of single family Nashville homes is down to 6.5 months already and the busy months are still ahead of us.

With mortgage rates at historic lows and rents rising all over the city, Nashville real estate is probably headed for a sellers market this summer. The change in the market has been totally predictable, and we should have a continued strong market thoughout the summer. Now is the time to list your homes if you have been wanting to sell, but if you are a buyer, the best deals are probably already gone, and now you will have to pay a little more for the best homes. Search for homes and condos in the Vanderbilt area here. This is one of the most difficult areas in Nashville to find affordable homes, for obvious reasons. Not only do you have doctors, professors, and students at Vanderbilt University and Medical center who want to live close, but it’s also in downtown Nashville where a lot of business executives would like to live. Most of the homes here are at least 50 years old, and most have had some type of renovation, but make sure you have a good inspector, and a good handyman. You will probably need both unless you decide to buy one of the newer condos.
