Nashville Real EstateNashville Homes for Sale

Confidence in the Nashville real estate market is reaching record levels as more homes are being sold and the activity is increasing. The population in the Nashville area has been rapidly increasing over the last decade. Nashville continues to attract new residents from all around the country because of the area’s strong economy, plentiful employment, excellent schools, low taxes, and a moderate climate.

This is the perfect time to buy or sell Nashville real estate. For home buyers, prices are still affordable but are expected to continue to rise. That makes the homes for sale in Nashville an excellent investment opportunity, which can contribute to a secure future for you and your family. Home sellers can take advantage of the robust real estate market in the area, with both young professionals and retirees flocking into the area, all eager to find Nashville homes for sale.

The middle Tennessee areas are wonderful places to live if  you love to explore pristine wilderness areas on foot, by bicycle, on horseback, fishing and boating, behind the viewfinder of a camera or from the comfort of your car; if you want to live in a place where you get to know your neighbors; if you are looking for great schools; if you love wide-open spaces; or if you enjoy sports, arts or cultural events. The area is unique in having such a great combination of a robust economy, thriving cities, easy access to wilderness areas, and weather that lets you be outside almost all year-long.

This unique combination of features attracts both young professional families and retirees, all looking for a better way of life. As more people learn about the amazing quality of life in the Nashvile area, more are inspired to move here. That keeps the property values rising and ensures that your investment in a Nashville home will likely continue to rise.

Franklin is another very special place to live. While it is not part of Nashville, it is in Williamson county known for low property taxes, great schools and historic battle ground that have been preserved by the city. It’s also known for its beautiful luxury homes and equestrian property. The most popular neighborhood in Franklin for the last several years has been Westhaven, a planned community with its own commercial businesses and elementary school inside the neighborhood, as well as an 18 home golf course.

A little closer to Nashville but still in Williamson county is the city of Brentwood. Brentwood high school has been at the top of the list for standard test scores for many years, and have been able to attract the best teachers and students year after year.  The top neighborhoods in Brentwood based on recent sales always have the Governors club at the top of the list. With an Arnold Palmer designed golf course surrounding the gated community, and the fabulous club house and pool, it’s a very social destination. As an experienced Brentwood realtor, I can I’ve found that most of the residents of the Governors club are active, but also enjoy the privacy that a gated community allows. Being less than a 30 minute drive the Nashville international airport or downtown Nashville makes the commute very tolerable.

If you are thinking of moving into the Franklin or Brentwood area, I would love to talk to you and answer any questions you may have. To find the perfect Franklin home, you need a team of Franklin real estate agents with the experience and dedication to guide you through the different types of Franklin properties for sale to find the ones that are best suited for your individual needs. Why Is My Nashville Home Not Selling

Nashville home in riverwalk

Nashville home in riverwalkWhy Is My Nashville Home Not Selling – That’s the question I had from a caller who was not my client, but had talked to me in the past. I was driving down Mack Hatcher parkway at the time, and didn’t have the luxury of checking the listing on my computer, so I couldn’t really help him even if I wanted to.

My first question was why did he list the property with someone else, and then call me when it didn’t sell? He really didn’t have any problem telling me that he was promised a much lower commission by another realtor, and he thought that would mean that he could keep more of the sales price, of course he didn’t check to see if that was true, he just assumed that the other realtor was correct. I would have been able to list the property at the same commission rate that his current realtor was charging, but he would have had a much better internet exposure, as well as better pictures from a professional photographer, and post cards to all the neighbors to let their friends know it was available.

If he had listed his house with me, I wouldn’t be writing this post because the house would have probably sold the first week it was on the market, since that seems to be the trend with all of my listings in Franklin and Brentwood. I even sold a condo in Bellevue in 3 days just last month, and I consider Bellevue one of the more difficult areas in Nashville to sell a home. Selling your Nashville home isn’t that difficult if you have a plan and you don’t expect more than the market will give.

He admitted that so far, everything he was told, turned out to be false, so here he is trying to find out if I can help him tell his realtor what to do. I told him that our code of ethics prevents me from talking about it while it’s listed with another realtor. He has my number, lets see what happens.

Burton Hills Homes and Condos Update September 2014

Burton Hills

Burton HillsBurton Hills homes and Burton Hills condos for sale and market report September 2014 –

1 Burton Hills condo sold during the month of August for $247,500 and the three that are currently listed are all already under contract. I get a lot of calls for people wanting to purchase a condo in Burton Hills, and I always make the same suggestion. Get updates from my MLS tool for immediate notification and make an offer on the property the first day it’s on the market. The one home that closed in August said it was on the market for 5 days. That means it closed in 5 days after being listed. It was probably under contract after one day. Be ready to make an offer immediately.

Burton Hills homes on the other hand are not moving nearly as fast. No Burton hills homes sold during the month of August, but that was probably just a timing issue with the start of schools in the early part of the month. 6 Burton hills home sold during the 3 summer months at an average price of $460,908, and of the 9 homes currently listed in the Nashville MLS, 4 are already under contract.

  • the average sales price of Burton Hills condos sold during the summer was $264,476

Nashville homes sell quickly in some of the more popular neighborhoods, so make sure that you have the tools to stay on top of the market.
The suburbs and towns surrounding the Nashville area are very popular for families with school aged children and the commute from most of them to downtown Nashville is still fairly quick compared to most cities.

Nashville businesses are migrating away from the inner city to areas that are more accessible and worker friendly. Brentwood and the Cool Springs area of Franklin have become major hubs for corporate offices by providing a high quality office space at a reasonable price, especially compared to downtown Nashville. If you work in Williamson county, you will want to live in the same area, and it doesn’t hurt that the best schools in Tennessee are located in Brentwood and Franklin.

Green Hills Homes for sale

I tell buyers to be careful with averages, and Green Hills is one of those areas that averages are not a good measure of what to expect because homes range from cottages built in the 1950’s with 2 bedrooms and one bath, not new luxury homes built on a lot that previously held one of those small cottages. Homes in Green Hills are very expensive compared to all other areas in Nashville with the exception of Belle Meade homes. People will pay the price of Green Hills homes for the convenience.

Nashville real estate is still in a sellers market and I think it will continue in that mode until interest rates become high enough to discourage buyers. Right now it seems like that will not be in the immediate future. Builders are active, and according to the latest reports, most of the building is going on in Williamson county, Davidson county, and Rutherford county in that order.
