4 – Nashboro Village with 36 closings- an older development on Murfreesboro road a few miles south of the airport, Nashboro Village townhouses are build around and near the Nashboro Village golf course.

3- River Plantation with 61 closings – located in Bellevue on the west side of Nashville, River Plantation townhouses are priced between $130,000 and $200,000. Be very careful as some of these condos were caught in the big Nashville flood of 2010 and may require flood insurance or have had structure issues due to the flood. NashvilleNashville Condos Market Report June 2012 – Sales of Nashville condos have been increasing at a very rapid pace, and now the great buyers market that we’ve had for the last few years has disappeared, replace with a sellers market of limited inventory and increasing prices. Some high demand areas are now getting offers the first day on properties fairly priced.

  • 262 Nashville condos sold in June compared to 202 last June, and increase of 29%
  • the average sales price was $185,718 compared to $182,013 last year
  • the average size of condos sold was 1371 square feet with 2 bedrooms and 2 baths
  • days on market is down to 87 days
  • 261 condos are currently pending sale
  • 1244 Nashville condos are currently listed in the MLS as available for purchase

As you can tell, prices are starting to rise and with 261 condos pending, availability is starting to alarm some buyers. I expect the prices of Nashville condos to increase in the next 12 months, so keep that in mind if you are planning to buy or sell.

Nashville Real Estate Market June 2012 - I would say that the market is heating up, but on a day when the temperature is sure to be 100 degrees, it seems like everything is hot. Numbers say that we are in a sellers market for sure. Nashville real estate sales increased 20.8 percent in June compared to the same month last year with 2453 closings, a continuation of the trend that’s been going on all year. For the quarter, sales are up 24.7 percent and 24.5 percent for the year. Inventory levels of single family homes are down 15 percent from this time last year, adding even more intensity to market.

  • 2066 Nashville homes sold in June compared to 1708 last year an increase of 20.8 percent
  • the median price of homes sold was $182,000 compared to $176,300 an increase of 3.2 percent
  • average days on market is down to 84 days
  • 11812 homes are currently listed in the Nashville MLS as available for purchase down 15 percent from the 13,988 last year
  • 282 Nashville condos sold in June an increase of 25% over the 225 sold last year
  • the median price of Nashville condos was $160,000 an increase of 6.7% over last year
  • Inventory levels of condos in Nashville is down 27% since last June

The Nashville real estate market continues to improve for sellers and get tougher for buyers, and with 2585 sales pending at the end of June, it looks like the inventory of good homes will continue to decline. Now more than ever, you need a good realtor on your side.

NashvilleNashville Homes Market Report May 2012 - The real estate market in Nashville is continuing to improve at a rapid pace, as sales of single family homes increased 28% in May compared to the same month last year. Inventory levels continue to shrink and buyers are taking more homes off the market and fewer sellers are wanting to sell. The inventory of Nashville homes fell from 14,210 to 12,028 in the last 12 months, a decrease of 15%. As with any market, the laws of short supply and high demand usually show up in price increases. Nashville homes median price for May was $179,000 compared to $165,900 last year, and increase of 8%.  Some areas of Nashville are having multiple offers on homes again for the first time in 5 years, Green Hills, Brentwood, and Franklin are showing rapid turnover of attractive listings.

If you are interesting in buying a home in the Nashville area, make sure your buyers agent has the tools to provide you with instant notification of new listings, the good ones rarely last more than a few days before they get a good offer. One other point of interest is the buyers attitude is having to change, and it’s an adjustment that just doesn’t happen fast enough. Low ball offers don’t work today, and buyers need to understand that. If you find the house you really like, don’t take a change with an embarrassing offer, you may not get a second chance. Homes in Franklin are selling at an average of  98% of asking price, and some are selling above asking price. So make sure your buyers agent understands your needs before you lose the opportunity to own your dream home.

  • 2048 Nashville homes sold in May of 2012 compared to 1595 last year in May, and increase of 28%
  • 303 Nashville condos sold in May compared to 209 last year, and increase of 45%
  • the median sales price for Nashville homes was $179,000 compared to $165,900 last year and increase of 8%
  • the median sales price of Nashville condos was $160,000 compared to $143,000 an increase of 12%
  • Year to date closings of Nashville real estate are up 25.5 percent and still increasing

In summary, Nashville real estate is really switched from a buyers market to a sellers market. Prices are increasing and inventory levels continue to shrink. With interest rates at historic lows, and inventory levels headed in the same direction, it’s more important than every to have a skilled professional on your side.

The exception would be condos under $300,000 in the Vanderbilt and Green Hills area.  Some high demand areas are now getting offers the first day on properties fairly priced.

  • 122 Nashville condos sold in April
  • the average sales price was $189,731 compared to $181,343 last year
  • the average size of condos sold was 1369 square feet with 2 bedrooms and 2 baths
  • days on market is down to 102 days
  • 153 condos are currently pending sale
  • 914 Nashville condos are currently listed in the MLS as available for purchase

As you can tell, prices are starting to rise and with 153 condos pending, availability will become an issue later in the year. I expect the prices of Nashville condos to increase in the next 12 months, so keep that in mind if you are planning to buy or sell.

NashvilleNashville Homes and Real Estate Market Report April 2012 – Sales of Nashville homes increased 29% and sales of Nashville condos increased 13% in April compared to the previous year. 1841 homes closed during the month at an median price of $165,000 compared to $159,010 last April. Inventory levels continue to shrink with 12185 homes currently available compared to 13998 last year, a reduction of 15 percent.

  • the median sales price of homes sold in Nashville increased 4 percent in April from $159,010 to $165,000
  • the amount of homes sold increased 29 percent with 1841 closings for the month
  • 2436 Nashville homes are currently pending sale compared to 1909 at this time last year
  • average days on market is down to 88
  • the absorption rate of single family Nashville homes is down to 6.5 months already and the busy months are still ahead of us.

With mortgage rates at historic lows and rents rising all over the city, Nashville real estate is probably headed for a sellers market this summer. The change in the market has been totally predictable, and we should have a continued strong market thoughout the summer. Now is the time to list your homes if you have been wanting to sell, but if you are a buyer, the best deals are probably already gone, and now you will have to pay a little more for the best homes. Nashville CondosNashville condos sales increased again in February with 89 closings that’s a 6 percent increase over the 84 closings from last February. Nashville condos prices are rising also with the average sales price of $170,908 compared to $163,998 and increase of 4 percent. Nashville condo sales are starting to catch up with the rest of Nashville real estate market, and it seems like it’s going to be a very active spring with 208 Nashville condos already pending sale.

  • 89 Nashville condos sold in the month of February and increase of 6 percent over the same month last year
  • the average sales price was $170,908 and increase of 4 percent
  • the average days on market for condos sold was 97 days
  • 208 Nashville condos are currently pending sale
  • 1097 condos are currently listed in the Nashville MLS as available for purchase

Nashville Condo Sales Increase 27 Percent in January

Nashville CondosNashville Condo Sales Increase 27 Percent in January with 142 closing in Nashville and the surrounding communities compared to 112 last January. Prices of Nashville condos increased 7 percent from $166,844 to $178,847 and average days on market is down to 3.5 months. 230 Nashville condos are currently pending and only 1345 Nashville condos are listed in the Nashville MLS as available for purchase. My analysis is that the buyers are now becoming a larger group than the sellers and the bargains are becoming harder to find. My prediction is that the Nashville condo market will be a full blown sellers market by mid summer if not sooner. In some areas like Green Hills, it already is.

  • 142 Nashville condos sold in the month of January compared to 112 last year
  • 230 Nashville condos are currently pending sale
  • the average sales price was $178,847 up 7 percent from last January
  • 1345 condos are currently listed in the Nashville MLS as available for purchase

Nashville Real Estate Sales for January 2011

Nashville CondosNashville real estate sales for January included 1116 home closings and 158 condo  closings, and increase of 22 percent for homes and 35 percent for condos. Inventory levels for single family homes are down 18 percent compared to the same period one year ago, and Nashville condo inventory levels are down 26 percent. All of this together means that it’s tougher for buyers to find what they are looking for, and a better opportunity for sellers to get a fair price for their Nashville real estate

  • 1116 Nashville homes closed in January compared to 918 in 2011, a 22 percent increase
  • 158 Nashville condos closed compared to 117 last year, a 35 percent increase
  • the median price of Nashville homes sold was $157,500 compared to $165,325 last year
  • the median price of Nashville condos was $140,325 compared to $131,500 last year
  • 1o,971 Nashville homes are available for purchase compared to 12,595 last year
  • 1526 Nashville condos are available compared to 1922 last year

Nashville Homes Sales Increased 21 Percent In December

Nashville Real EstateNashville homes sales increased 21 percent in December of 2011 compared to the previous December with 1502 sales of single family homes compared to 1237 the previous year. Inventory levels continue to shrink with 10,574 Nashville homes available compared to 12,146 one year ago, a 13 percent reduction in available homes, the lowest level since 2007.  Average number of days on market is down to 94 days and median prices are still lower than last year at $168.500.

Nashville condos also have seen a major reduction of inventory with 1447 units available compared to 1799 last year, as reduction of 24 percent. Prices for Nashville condos have also been stable with the median price staying at $140,062.

In my opinion, Nashville real estate in showing all the signs of a major correction with significant reductions in inventory and increased sales on a comparative basis, it’s becoming harder every day to find good choices for buyers, and sellers who have realistic expectations are selling their homes at a fair price. The average asking price to listing price ratio was 96 percent for Nashville homes.

  • 1502 Nashville homes sold in December 2011 compared to 1237 last December
  • 171 Nashville condos sold compared to 174 last year
  • the median sales price for Nashville homes was $168,500 compared to $174,500 last year
  • the median price for Nashville condos was $140,062 compared to $140,000 last year
  • the inventory levels at the end of December for Nashville homes was 10,574 compared to 12,146 last year
  • the absorption rate for Nashville homes based on December sales is 7 months
  • the absorption rate for Nashville condos is now 13 months

Nashville CondosNashville Condo Sales for the Month of June 2011 were steady and a little slower that June of last year with 225 closing at an average price of $150,000, compared to $145,000 in June of 2010. The inventory levels of Nashville condos are considerably lower that the same period of 2010 with 2015 properties available for purchase compared to 2398 Nashville condos available last year. In summary, fewer Nashville condos sold in May compared to last year at a higher average price and the amount of condos available is down by 16 percent

  • the average sales price of Nashville condos sold in June was $150,000
  • the number of Nashville condos available for purchase is 2015 compared to 2398 in the previous June
