Green Hills condos are always in high demand, but this spring should bring a whole new level to the sellers market. During the month of February when everything was iced in and frozen, 9 Green Hills condos closed. The Nashville MLS is showing that 24 condos are available for sale, but in reality, 11 of those are already under contract, leaving only 13 available. I suspect that most of those will be under contract by the end of this week. I expect this to be the most active market since 2006, and for buyers it may be even more intense because builders are not as common or as active as they were before. Let’s face it, most of the builders went out of business in 2009 and 2010, leaving a real hole in the home building production.
