I can’t tell you that one school is better than another, because schools are graded in many ways, however, I can give you the average test scores recorded by the state board of education.

Green Hills Homes-  The median and average prices increased significantly in Green Hills compared to last year, with the average price of homes in Green Hills selling at $803,289 in February, a 26% increase over February of 2012. The median price is usually a better comparison but it was still up 19% at $634,900. Usually when I see a very large jump in average prices, I expect one or two very large homes to cause an uneven comparison, but in this case the median size of Green Hills homes sold was only up 4% to 3611 square feet. I am telling my buyers to expect higher prices on Green Hills homes for sale in the near future.

• the median price of homes sold in Green Hills was $634,900 compared to $532,250 an increase of 19% over last year
• 21 Homes in Green Hills are currently pending sale
• 170 Green Hills homes are listed in the Nashville MLS as available for purchase

Ok, that enough with the statistics, here is the real view from a realtor who has buyers looking to purchase homes in Green Hills, affordable homes (under $400,000) are very difficult to find, and when you do find one, it probably needs updating and maintenance. If it’s in good move in condition, it will have multiple offers and probably get list price or more in a few days. In the more expensive homes, the frenzy hasn’t started yet, and it may not. It’s not that the homes aren’t selling, they just have fewer potential buyers and not as many offers. Due to the cost of building in Green Hills, I expect price to continue upward for a considerable length of time.

Green Hills homes sales market report show that sales increased 95% in July with 37 closings compared to 19 last year.  The absorption rate of homes based on June sale now stands at 4 months and with only 181 Green Hills homes currently listed in the Nashville MLS, it seems like it might be very difficult for buyers to find a good selection.

Green Hills Homes Sales for April 2012 – Unlike the rest of the Nashville real estate market, Green Hills seems to be having a little bit slower recovery. Homes sales were up slightly in April with 25 closings compared to 24 last year, and median prices were up considerably at $455,000 compared to $419,500 last year. But as good as it sounds, it’s still lagging behind Franklin and Brentwood so I expect it to really pick up in Green Hills next month.

Green Hills is a Nashville suburb located just a few miles south of down town and has a variety of older cottage style homes, new luxury homes, and a lot of condos.
