Larry Brewer Benchmark realty 615-512-7853. Franklin Tn HomeVisiting Franklin open houses is a good way to learn the market if you are not sure of where you want to live, or what’s available. I consider it the second best way to get an education. The best way is to spend a few hours with a good buyers agent who knows the Franklin housing market.

In most cases, I can tell you where to look, and what to expect without even checking my computer. I just need to know what your criteria might be.

Do you want the master bedroom on the main floor, maybe all bedrooms on the main floor. Are schools important, because the test scores vary significantly from school to school, even in Franklin and Brentwood.

What is your price range, and how soon to you need or want to move?, Just this answer may eliminate new construction or make it the most favorable direction to take. Do you commute to Nashville? If so, you may want to reconsider the neighborhoods on the west side of Franklin or the far east side of Brentwood due to traffic issues.

It’s just a few things I need to consider to make sure that you are happy with your new purchase for years to come. Keeps all of those factors in mind while you are out looking at Franklin open houses. Because the prettiest house you find might not be the one fo you if it doesn’t meet your criteria for schools or commuting. Just give me a call, this is what I do.

Fieldstone Farms homeFieldstone Farms home sold in 3 Hours –  technically it was under contract in 3 hours, but still, it goes to show you what a hot market we are really in. I listed the house on a Friday evening and noted that the first available showing would be Saturday. We had a showing at 09:00 a.m. Saturday morning and a contract by 12:00. It’s scheduled to close 19 days after the first showing. I can’t mention the purchase price until it closes, but you can probably guess. I know that some people would take this opportunity to talk about how great of a realtor they are and all the great things that they did to make this happen. It’s not my style, but lets just say they it takes more than throwing a sign in the yard to make something like this happen. When buyers know that they have to compete, you will get a better price for your home. It’s my job to make the most of the competition.

Cheswicke FarmsFranklin Tn Homes for sale and June 2013 market report – sales increased 52 percent in June of 2013 compared to the previous June with 255 homes sold compared to 175. The median prices of Franklin homes sold increased 12% from $355,000 to $396,868 and the median size of homes sold decreased 1% to 2912 square feet. These are all great numbers for home sellers and should be a wake up call for buyers, because prices of Franklin Tn homes are rising fast.

Here is one of the e-mails I received yesterday from someone I barely know on a Benchmark listing in Franklin “We would be interested in this except it is way way way overpriced. Are the owners underwater or is there some wiggle room?” .

My response after checking the tax record and looking at recent sales and current homes available in the neighborhood

“They are not upside down on this home, but since it’s the least expensive home in the neighborhood,  and it’s only been on the market a week, they probably are not in a panic to sell it. What would you like to offer?
In the neighborhood in question, homes are selling at an average of 99% list price to sales price and they average 57 days on market. So if you count an average of 30 days from contract to close, the homes in this Franklin neighborhood are only available around 27 days before being under contract.
Buyers of Franklin Tn homes need to understand that the tables have turned, and now they are having to compete with other buyers, because the inventory of available homes is very low, and the sellers of many homes typically have multiple offers within the first week. Lowball offers are usually not even worth the time to get a response on good homes.
Of course if you are willing to buy a less than average home, then it’s a different story.
