Why Do I Need An Agent for a New Construction Home

Wades GroveWhy do I need a buyers agent for new construction – I was answering this question for someone, and I thought it would be worth posting it as a blog.

It is foolish for a home buyer to enter into a new construction contract without an experienced real estate agent.  The fact that having buyer agent representation is often FREE cannot be repeated often enough. So too, should the misconception that not using a buyer’s agent will save money be constantly repeated – that simply doesn’t happen. The site agent is legally bound to represent the best interests of the builder, not the home buyer.

An experienced agent will be able to help you purchase a home that fits your needs, and will have great resale value in the future. I ‘m met a lot of people who said that they wished they had used their own agent when they went through this process, and here are a few examples why.

  • The lot they built on had a field behind it, when they asked the agent what would be built there, he said he didn’t know. It was true, but what was waiting on approval from the planning commission was a block of condos. If they had used me, I would have told them what was being planned, and they would have probably picked a different lot.
  •  I have a client in their 50’s who contracted to purchase a new home with all the bedrooms upstairs. They contacted me to sell their existing house after they were already committed to the purchase. When I asked them why they didn’t consider purchasing a home with the master bedroom downstairs, they said they didn’t take the time to think about it, they just wanted to live close to their children and grandchildren. They realize now that considering their age, it would have been a better idea to get a different floor plan. By the way, I had three offers on their existing home the first day on market.
  •  In some neighborhoods several builders are active, most buyers don’t have time to research the reputation of each builder, so they just buy the home that looks best of them. It’s possible that the home will be great, but it’s also possible that you bought a money pit. It’s just totally unnecessary, as plenty of good builders are available, it’s just something that experienced realtors talk about, and unrepresented buyers find out the hard way.
  •  a railroad spur runs through Franklin, Thompson’s Station, and Spring Hill, and Brentwood. I can’t tell you how many people have told me that when they bought their home that they didn’t even know a railroad track was behind the home. until a train came by. In every case they were unrepresented, If they had used and experienced buyer agent, it probably wouldn’t have happened.
  • Schools are important, but it’s not usually the first thing people think of when buying a home, It will have a major impact on the resale value, and the future of any children you have. I do lots of research on every school in Williamson county, and I know which ones are an asset, and which ones will hurt your value

No longer just a sleepy little town outside of Nashville with historic homes and battlefields, Franklin now has one of the fastest growing commercial areas in Tennessee in Cool Springs. With millions of square feet of occupied office space along the east side of I-65, thousands of well paid home owners are looking to live close to work. It’s very convenient that the Williamson county schools are rated the best in the state.

It’s also a blessing to have the best shopping and dining in all of Tennessee in the Cool Springs mall area that’s located on the east side of Franklin along I-65. You rarely have a need to drive to downtown Nashville now, unless you want to attend a Titans or Predators game.

Listed above are the neighborhoods that have the most closings in Franklin in the past 30 days. If commuting to Nashville is part of your selection for a home, be aware that some of these neighborhoods are on the west side of Franklin, which will increase your driving time compared to homes on the east side of I-65.

Homes Zoned for Grassland Middle School – If you talk to parents about schools in Franklin, you find out that one middle school stands out from the rest, and it’s Grassland middle school. For years Grassland middle school has had the highest tcap scores in the area, with the exception of Brentwood middle school. I think most of the reason that Grassland has such consistently high test scores is that the student body has traditionally been very stable, meaning that most of the students have been in the Williamson county school district for a few years, and they don’t have to catch up to the rest of the class.

To keep our schools at a high level, we need to pressure or zoning board to eliminate the construction of high density rental housing. Apartments by nature bring in a lot of students new to the system that have very little intention of staying permanently. Other areas in Nashville are proof of the negative impact of apartments on the school systems (Antioch and Bellevue being the worst offenders).  But I’m digressing here, at this time Grassland middle school is free from any apartment developments and the test scores consistently prove my case.

It will cost you a lot more money to buy a historic Franklin home, but in the past it’s always been a good investment.

If you are searching for Franklin historic homes for sale in the greater Nashville area then you are in luck. Larry Brewer Benchmark realty 615-512-7853. Franklin Tn HomeVisiting Franklin open houses is a good way to learn the market if you are not sure of where you want to live, or what’s available. I consider it the second best way to get an education. The best way is to spend a few hours with a good buyers agent who knows the Franklin housing market.

In most cases, I can tell you where to look, and what to expect without even checking my computer. I just need to know what your criteria might be.

Do you want the master bedroom on the main floor, maybe all bedrooms on the main floor. Are schools important, because the test scores vary significantly from school to school, even in Franklin and Brentwood.

What is your price range, and how soon to you need or want to move?, Just this answer may eliminate new construction or make it the most favorable direction to take. Do you commute to Nashville? If so, you may want to reconsider the neighborhoods on the west side of Franklin or the far east side of Brentwood due to traffic issues.

It’s just a few things I need to consider to make sure that you are happy with your new purchase for years to come. Keeps all of those factors in mind while you are out looking at Franklin open houses. Because the prettiest house you find might not be the one fo you if it doesn’t meet your criteria for schools or commuting. Just give me a call, this is what I do.
