Green Hills Homes- The median and average prices increased significantly in Green Hills compared to last year, with the average price of homes in Green Hills selling at $803,289 in February, a 26% increase over February of 2012. The median price is usually a better comparison but it was still up 19% at $634,900. Usually when I see a very large jump in average prices, I expect one or two very large homes to cause an uneven comparison, but in this case the median size of Green Hills homes sold was only up 4% to 3611 square feet. I am telling my buyers to expect higher prices on Green Hills homes for sale in the near future.

- the median price of homes sold in Green Hills was $634,900 compared to $532,250 an increase of 19% over last year
- 21 Homes in Green Hills are currently pending sale
- 170 Green Hills homes are listed in the Nashville MLS as available for purchase
- days on market is down to 122 days
- the median list price to sales price ratio is 100%
- the median size of homes sold in Green Hills was 3611 square feet
Ok, that enough with the statistics, here is the real view from a realtor who has buyers looking to purchase homes in Green Hills, affordable homes (under $400,000) are very difficult to find, and when you do find one, it probably needs updating and maintenance. If it’s in good move in condition, it will have multiple offers and probably get list price or more in a few days. In the more expensive homes, the frenzy hasn’t started yet, and it may not. It’s not that the homes aren’t selling, they just have fewer potential buyers and not as many offers. Due to the cost of building in Green Hills, I expect price to continue upward for a considerable length of time.
