Franklin Historic HomeFranklin Tn Homes Market Report April 2012 – The trend of increasing sales and higher prices is still happening for Franklin Tn homes with a 28% increase in the number of homes sold and an increase in median price of 8%.  I seem to repeating the same information over and over, but the trend has been accelerating and I fear the worst for the potential buyers who have yet to purchase a Franklin Tn home. On the other hand, if you are a home owner who needs to sell, this has got to be fantastic news. The shrinking inventory and increasing cost to build will make your home appreciate as the trend should continue until interest rates will eventually start to rise.

A great location on the north side of Franklin giving commuters easy access to several major arteries to Nashville, Cool Springs, and Brentwood. Some of the best schools in Franklin with Hunters Bend elementary on the edge of the neighborhood, and Grassland middle has always been on the short list that parents really wanted.

Buyers hoping to live in  Fieldstone Farms need to know that many of the homes listed are already under contract. 18 Fieldstone Farms homes are currently in pending status or contingency status, leaving just 24 available for purchase.  The average days on market for homes sold in Fieldstone Farms is down to 75. Cool Springs HomeSales of Cool Springs homes Increase 48 percent in March compared to the same month in 2011 with 37 closings compared to 25. The average price sales price of Cool Springs homes sold increase 19.8 percent from $402,493 to $482,330. Days on market was for homes sold was down to 83, and 38 homes are currently pending sale. In a brief summary, the Cool Spring real estate market is very active right now, and I think it will accelerate into the next school year. With only 193 homes currently listed zip code 37067, I predict a shortage of inventory in the very near future.

  • 37 Cool Springs homes sold in the month of March compared to 25 in March of 2011
  • the average price of Cool Springs homes sold was $482,330 compared to $402,493 last year
  • average days on market was down to 83
  • 38 homes are currently pending sale

Franklin Mainstreet Festival April 28th and 29th

Franklin Franklin’s annual Main Street Festival is this coming weekend, on the 28th and 29th of Apring and features more than 200 artisans and crafters, three stages, and two carnivals. Hours for the festival will be from 10 a.m. to 7 p.m. on Saturday and noon to 6 p.m. on Sunday. The event is expected to attract more than 100,000 visitors. Handmade work to be exhibited includes original oil and watercolor paintings, pottery, jewelry, furniture, woodworking, ornamental iron, stained glass, photography, home and garden accents, birdhouses, leatherwork, and other hand made crafts.

Three food areas offer a tasty variety of everything from roast corn on the cob and stuffed baked potatoes, Polish sausage, Greek gyros, and Asian and Mexican cuisines. Southern fare includes barbeque, burgers and hotdogs, smoked turkey legs, funnel cakes, and Kettle corn. 

The Main Street Festival is produced by The Heritage Foundation of Franklin and Williamson County and it division, the Downtown Franklin Association. Proceeds from the event are used to fulfill the mission of the organization, which is to protect and preserve the architectural, geographic and cultural heritage of Franklin and Williamson County and to promote the ongoing economic revitalization of downtown Franklin in the context of historic preservation.

The Main Street Festival is located in Historic Downtown Franklin, Tn, exit No. 65 from I-65, three miles west to the Public Square.

Westhaven homesWesthaven Homes market report for March 2012 – 6 Westhaven homes closed for the month with the average price of homes sold at $514,900. 20 Westhaven homes are currently pending sale and 101 homes are currently listed in the Nashville MLS as available for purchase. That sound like a lot of homes, but many of those are under construction, and some are already under contract. The average days on market for homes sold was 76 and and the average size was 3074 square feet.  For the statistical reads, the pricer per square feet of Westhaven homes sold was $167.

  • 6 Westhaven homes sold in March of 2012 compared to 6 last March
  • the average sales price was $514,900
  • days on market was a very short 76 days
  • the list price to sales price ratio was 98%
  • 20 Westhaven homes are currently pending sale

Westhaven is a planned community west of Franklin Tn, and south of Nashville with an 18 hole golf course,  what I consider the best pool in any neighborhood in Franklin, and elementary school inside the neighborhood, as well as a Harris Teeter grocery. Homes in Westhaven range in price from around $275,000 for some condos to over $1,000,000 for luxury estate homes.

Franklin Tn Crime Rate is Down for 2011

The Crime Rate in Franklin was  down 6.8 percent in 2011 compared to 2012 according to the Tennessee Bureau of Investigation’s 2011 “Crime in Tennessee” report. Of course the Franklin police are quick to point to a lot of initiatives that they say could have contributed to this, but crime rates in almost every area of the country that allow private citizens to have a handgun carry permit are down. It’s also notable that even though the crime rate in Franklin is down, it’s 58% higher than it’s neighbor to the north Brentwood.

$105 Million for Franklin Water And Sewer Projects

Proposed water and sewer projects presented to the Franklin Board of Mayor and Aldermen on April 10th were estimated at $105 Million. 

City Administrator Eric Stuckey, CIP/City Engineer David Parker and Water Management Director Mark Hilty explained details of projects totaling over $105 million, some of which may be funded between 2012 and 2015.  Funding mechanisms being explored are revenue bonds, State Revolving Fund loans, and grant opportunities, according to documents provided to aldermen by Stuckey.

The proposals include about $9.8 million in water treatment plant improvements,$2.1 million in modifications to the water distribution system “to reduce water age and improve overall water quality,$65.9 million for treating biosolids up to 16 million gallons per day, including $20 million for a “screw press” and $23.5 million for a “solar dryer,$18.6 million to expand the existing waste water treatment plan to 16 Million Gallons per day, $5.6 million to be divided between water treatment and distribution and wastewater collection and treatment,$3.5 million for automated metering infrastructure.

It seems like Birmingham started one of these projects not long ago, and the estimates we not even close to the completed cost, and now the city can’t pay for it. Of course some of these project will be forced on the city by a very aggressive EPA.
