With 117 pending sales, and only 214 available homes, and an absorption rate of less than 4 months, Spring Hill Tn homes are currently in a sellers market.

Mars Petcare Breaks Ground in Thompsons Station

Mars Petcare broke ground on its $87.9 million regional innovation center this week in Thompson’s Station. It will be the first regional innovation center for North America, one of five globally. It’s where new pet food recipes will be produced, and researchers and veterinarians will test the foods on dogs and cats that will live there. Mars expects to hire 144 new employees at the innovation center, the 615 people currently employed by Mars and Nutro in Franklin will be relocated during a later phase.

The groundbreaking ceremony included the Governors Bill Haslam, Congresswoman Marsha Blackburn, and Thompsons Station mayor Corey Napier, along with all most of the county commissioners and 300 Mars associates. “Mars has a long history in Tennessee, so it was a natural choice to locate our center here and we are thankful for the continued partnership,” said David Macnair, global vice president of research and development for Mars.

“Pets and their owners in the North American market seek high-quality, cutting edge nutrition, and our new regional innovation center will ensure Mars Petcare and Nutro products deliver on that promise in new and exciting formats.”

The company, which has net annual sales of $30 billion, makes pet food brands such as Nutro, Pedigree, Whiskas, Cesar and Royal Canin.

2 homes sold in Cherry Grove for the month of March, and even though that’s not unusual, we now have 9 homes in pending status. For a small neighborhood in Spring Hill tn, that’s fairly impressive. One other thing that’s impressive is the sales price averaging out at $340,996, with a list to ask price ratio of 99%. If you plan to visit the little town of Spring Hill Tn for a deal, just realize that the market is already ahead of you. It’s still an affordable place to live compared to Franklin, but prices are starting to rise.

The Spring Hill Tn homes market report for March show that like the rest Williamson county, home prices are starting to rise with the average sales price being $201,687 compared to $195.797 last March. Pending home sales are up to 110 Spring Hill homes and only 389 are listed in the Nashville MLS.

Spring Hill Homes Sales February 2012

38 Spring Hill homes closed during the month of February and the average price of Spring Hill homes was $199,699. Compared to the 38 sales last February at $200,373, you would have to say that the Spring Hill real estate market is very stable. But the next number blows that theory out of the water.

We currently have 92 Spring Hill homes pending sale. Yes, that’s what I said, 92 pending and another 64 Spring Hill homes under contingency contract. Leaving only 325 Spring Hill homes available for purchase. I’ve been saying if for months, but this is turning into a full bore sellers market, and the buyer frustration is starting to show.

325 Spring Hill homes are listed in the Nashville MLS as available for purchase
the average sales price for the month of February was $199,699

Spring Hill is in transition from a buyers market to a sellers market, and I expect the inventory levels to become very tight and prices to rise in the near future. One wild card in the process is interest rates, and if they start to rise as expected, buyers will start to panic and add to the frenzy.

Spring Hill Homes Market Report for January 2012

Spring Hill homes market report for January 2012 shows an incredible increase in sales of 24 homes compared to 13 last January. The prices of homes have remained stable with the average price being $234,907 compared to $236,180 but the average days on market has dropped from 104 down to 86 and the number of pending sales is 42. All of these statistics are based on homes in Williamson county in area code 37174. It looks like the major problem associated with Spring Hill will soon be resolved with the completion of the I-65 construction seemingly just a few months away. All indications are that Spring Hill real estate sales will be very active this year.
