Green Hills Homes for sale

I tell buyers to be careful with averages, and Green Hills is one of those areas that averages are not a good measure of what to expect because homes range from cottages built in the 1950′s with 2 bedrooms and one bath, not new luxury homes built on a lot that previously held one of those small cottages. Homes in Green Hills are very expensive compared to all other areas in Nashville with the exception of Belle Meade homes. People will pay the price of Green Hills homes for the convenience.

Nashville Real Estate Market Report July 2014

Nashville Real Estate SearchNashville real estate market report July 2014 –The median price of Nashville homes sold in the month of June increased 7.8% compared to the same month last year to $222,000 according the Greater Nashville association of realtors. The number of home sold increased 9.4% to 3324. Inventory levels are almost identical with 10553 homes available now compared to 10,555 last year. So Nashville real estate is still in a seller’s market with an absorption rate of less than 4 months for homes and 4.7 months for Nashville condos.

  • 2753 Nashville homes sold during the month compared to 2548 last June an increase of 8%
  • the median sales price for homes sold was $222,000 and increase of 7.8%  compared to last June
  • 10,553 homes are currently listed in the Nashville MLS as available for purchase
  • the absorption rate of Nashville homes based on June sales is 3.8 months
  • 360 Nashville condos sold during June, an increase of 5% compared to last year
  • the median price of condos sold was $171,250 compared to $159,000 one year ago, an increase of 7.7%
  • 1204 Nashville condos are listed in the Nashville MLS as available for purchase, a decrease of 7% compared to last year
  • the absorption rate of Nashville condos is 4.7 months

Nashville real estate is still in a seller’s market and I think it will continue in that mode until interest rates become high enough to discourage buyers. Right now it seems like that will not be in the immediate future. Builders are active, and according to the latest reports, most of the building is going on in Williamson county, Davidson county, and Rutherford county in that order.

Why I Chose Benchmark Realty

Benchmark realtyWhy did you chose Benchmark Realty when you can work anywhere? I usually get this question from customers who are relocating from other areas that don’t have a Benchmark office (it’s based out of Franklin TN), and I love to talk about it.

When I decided to move my business to Benchmark realty 4 years ago, I did it because the business model was perfect for me, and my customers. First of all the business model is designed for experienced agents. If you aren’t selling homes, you can’t get in the door. For me, that means I don’t spend a lot of my time helping other agents in the office when I should be helping my customers. It also means that when I have the opportunity to work on a transaction with another Benchmark agent, I know that it will have a lot less drama because they have years of experience.

The knowledge base of the agents is incredible and I can usually get an answer about anything related to real estate in just a matter of minutes.

In the 4 short years I’ve been at Benchmark realty, they have grown from 50 agents to over 500, and as you can see, the public is starting to notice

We have been past recipients of some pretty prestigious awards like:

Nashville Homes for Sale and June 2014 Market Report

Nashville Home SearchNashville homes for sale and June 2014 market report –The median price of Nashville homes sold in the month of May increased 7.6% compared to the same month last year to $209,900. The number of home sold was almost exactly the same as last year with 2544 sold this year compared to 2562 last year. Inventory levels are almost identical with 10414 homes available now compared to 10415 last year. So except for prices increasing, everything else looks the same, including the fact that we have a 4 months absorption rate keeping us in a sellers market. I expect prices to continue rising in the near future.

  • 2544 Nashville homes sold during the month compared to 2562 last May statistically the same
  • the median sales price for homes sold was $209,900 compared to $195,000 last year
  • 10,414 homes are currently listed in the Nashville MLS as available for purchase
  • the absorption rate of Nashville homes based on May sales is 4.5 months
  • 347 Nashville condos sold during May, an increase of 12% compared to last year
  • the median price of condos sold was $174,000 compared to $166,900 an increase of 4%
  • 1128 Nashville condos are listed in the Nashville MLS as available for purchase, a decrease of 18% compared to last year
  • the absorption rate of Nashville condos is 3 months

Nashville real estate is still in a sellers market and I think it will continue in that mode until interest rates become high enough to discourage buyers. Right now it seems like that will not be in the immediate future. Builders are active, and according to the latest reports, most of the building is going on in Williamson county, Davidson county, and Rutherford county in that order.

Case-Shiller Composite Home Price Up 12.6% Versus One Year Ago

Nashville Home The S&P/Case-Shiller 20-City Composite Home Price Index is up 12.6% versus a year ago, and 19 of the 20 cities reported monthly gains.   . The national median price for existing homes is expected to increase 5% to 6% this year and 4% to 5% in 2015. The National association of realtors projected that annual existing home sales should come in slightly below the almost 5.1 million closings we had in 2013, but then should hit nearly 5.3 million next year.  Most observers feel a moderation in price gains is healthy for the housing market.

Here in Nashville, our trend is very similar with a 10.7% increase in the last 12 months. I’m always reminding people that real estate is the best investment I know of that you can actually use. In some cases, It’s just the best investment I know of. In every investment, you have to know when the sell, and it helps to know when and what to buy.The market does go through cycles and if you are forced to sell at the bottom, you might lose money.  I advise my clients on good times to sell, and good times to wait.

In the best case example that I know of, a client was able to buy a foreclosure home from the HUD department using the special financing programs that they had at the time with 100% financing and no closing costs. I’ve never had it happen before, or again, but it happened. The house was in a good location with great schools and it was in fair condition, needing mostly paint and cleaning. He paid less that $140,000 for the house 3 years ago, and the appraisal value of the home is now up to $190,000. He’s considering selling the property, and if he gets the appraisal price, after paying all the real estate fees, he will pocket around $38,000.

You would think that looking at these numbers, he’s made a pretty good investment. His house has gone up in value around 35%, but wouldn’t he have made more in the stock market?

No Grasshopper, you see, he only invested a few hundred dollars for an inspection and appraisal. All of the rest was financed at 4%, making his house payment lower than renting an apartment. His return on the small $600 investment he made was an estimated 6300%. Not bad for something he’s been able to use for the last 3 years.

Lets just take a normal home in Franklin that costs $350,000. In order to purchase this home using a conventional mortgage, you will need a 5% down payment plus an closing costs that could be an additional 2 percent. Let’s just say you will need $25,000 to buy the home, probably half that if you use FHA. If the home appreciates 5% per year  (back to normal), you will make approximately 70% return on your investment per year. IF you look at it that way, can you really find a better investment?
