Prices are still on the rise with the median sales price of homes up to $189,000 a very healthy increase of 8% compared to February of 2013. The current inventory level of Nashville homes is 8% less than it was 12 months ago, enabling sellers to increase prices.

  • 1509 Nashville homes sold during the month compared to 1481 last February an increase of 1.9%
  • the median sales price for homes sold was $189,000 compared to $175,000 last year
  • 8717 homes are currently listed in the Nashville MLS as available for purchase, down 8% from last year

Nashville real estate is still in a sellers market and I think it will continue in that mode until interest rates become high enough to discourage buyers. Right now it seems like that will not be in the immediate future. Builders are active, and according to the latest reports, most of the building is going on in Williamson county, Davidson county, and Rutherford county in that order.

Can You Afford to Wait Any Longer to Buy a Home

Nashville real estateI’m amazed at some of the things I hear on financial TV shows now. I read a CNN article recently that estimated that from 1974 until 2006 (I don’t know why they picked these dates, but I suspect it made the answer they wanted look better) The results? Housing delivered a solid but unimpressive annualized return of 8.6%. Commercial property did better at 9.5%. The S&P, however, delivered a crushing 13.4%.

Makes you want to sell your home, rent a home, and invest all your cash into the stock market right? But maybe you should consider the rest of the facts.

1. You have to live somewhere, so even if you were not paying a mortgage, you would be paying rent, one that probably increases every year

2. Most homes are leveraged with most down payments at 20% or less, making the real return on investment much higher

a good example would be if you bought a $300,000 with a 20% down payment would require $60,000. We all know a you will have other expenses, but lets keep it simple.

If the $300,000 house appreciates at 8.6% per year as the article suggests, your home would be worth $325,800 after one year, an increase on your $60,000 of 43.8%.

It crushes the 13.4% return of the S&P if you look at it in a common sense way.

If you pay cash for the home, your ROI would change dramatically. But then you would have to factor in the savings of having no house payment or rent payment as well as your 8.6% yearly appreciation, the result would be similar to a stock or fund paying a 7 or 8% dividend. Once again, crushing the S&P500.

It’s a shame that a lot of  financial advice columns are slanted to make housing look very risky, but you really can’t compare these two without considering the fact that you live in the house, and to the best of my knowledge it’s the only personal use item that’s an appreciating asset.

In my experience, both of those average returns seem high, but like I said, it’s because they wanted to use the highest possible periods to prove a point. I researched a recent sale on a home that had been sold in 1983, and again in 2013, exactly 30 years of data. The home was purchased for $112,000 and sold for $420,000. The annualized gain on the home was 9.6% that the article was using. But because the home owner only had to put 20% down or less, making his $22,000 investment increase to $308,000 in equity, an annual compounded rate of 43%. I’ll not really go into the details of how much money he saved by having a house payment of $540 dollars a month for the life of the loan instead of rent that goes up at the rate of the market, and at the time of selling the home, would have been in the $2500 a month range. Let’s just say more than $100,000. They would have to make repairs and maintain the property during that period of time, but over the 30 year period of time, it would have still been very minimal compared to the cost of renting.

Let’s recap -

  • the return on investment on the S&P over the most favorable 30 year period of time according to CNN was 13.4%
  • during that same period of time houses appreciated 8.6%. But because most people mortgage the home with a 5% down payment, the true ROI would be
  • you can’t live for free, your mortgage payment is probably would your first year of rent would be, the only thing you really have invested is your down payment. It could be as low as 5% or 20%, that’s your investment. Using the 5% number, your annual return on investment would be 179%, at 20% down it would be 43%.

I don’t think it’s even close.

Belle Meade homesBelle Meade Homes January 2014 Market Report - 7 homes closed during the month of December, usually a slow month for real estate transactions, so it’s not much news that it was one closing short of the previous Decembers totals. What was more interesting was the increase in average prices for Belle Meade homes. The average price in December of 2013 was $1,412,142 compared to $1,163,000 the previous December, seeming like a very large increase. But wait just a minute, the average size increased also from 4403 square feet in December of 2012 to 4989 square feet in December of 2013. So just to be fair, the average price per square feet of homes sold in December of 2012 was $264, and 12 months later it was $283, an increase of 7%.

Nashville real estate is still in a sellers market and I think it will continue in that mode until interest rates become high enough to discourage buyers. Right now it seems like that will not be in the immediate future. Builders are active, and according to the latest reports, most of the building is going on in Williamson county, Davidson county, and Rutherford county in that order.

  1. Get rid of the excess: Eliminate as much as possible, and then when you think you’ve eliminated, do it again!  Remember when staging your Nashville home for sale, less is best.  As well, keep in mind that you’re going to be moving soon so, consider this, ‘early packing.’  Exchange your personal photos for framed art.  The main idea is to remove as much as possible and replace personal items with neutral objects so that people can imagine their things in the home.
  2. Repair and paint: Before painting, repair all of those minor dings that don’t really bother you, bearing in mind that buyers notice everything.  A missing piece of baseboard, a loose outlet or one that doesn’t work, or a closet door that won’t stay on track all seem minor to you, but they can have a huge effect on how a buyer views your home.  When you’re looking at homes for sale in Nashville or your destination city, you’ll quickly understand the feeling that buyers have–if it looks maintained on the surface, you’ll have confidence that the sellers have maintained the entire home well during the course of their ownership.  The next step is to apply a fresh coat of paint in a neutral color.  Freshly painted walls make a room look cleaner and neutral colors make them appear larger.
  3. Improve the curb appeal: To interest the people who will buy your Nashville home, you need to get them in the door first!  If your house looks bad on the outside, buyers won’t waste their time taking a look at the inside or if they do, they’ll be looking with a more critical eye.  If they do decide that the want to purchase, they’ll often consider the cost of upgrading the landscaping as well as come in with a lower Offer, feeling as though they’re going to have underlying problems, indicated by poor ‘maintenance’–yes, even landscaping.   Improving your curb appeal doesn’t mean you need to hire a landscapers.  It can be as basic as trimming your hedges and trees, especially those closest to your house.  Repair or replace loose porch railings and make sure the exterior paint is not chipping.  If needed, scrape and paint; peeling paint is a real turnoff to buyers.  Keep the lawn mowed.  Put away bikes, toys and garden tools.

Nashville Home SearchNashville Homes market report December 2013 – Real estate sales continued to increase in Nashville in November with 2287 closings, up a modest 4 percent compared to November of the previous year. Most experts think that the rising prices (up an average of 8 percent), and shrinking inventory are having an impact on home sales in the Nashville area. We don’t really see anything in the near future that would change that trend.

  • 1953 single family Nashville homes sold during the month compared to 1815 last November an increase of 7.6%
  • the median sales price for homes sold was $195,000 compared to $179,900 last November
  • 9369 homes are currently listed in the Nashville MLS as available for purchase, down 7% from last year
  • 2069 homes are currently pending sale
  • the absorption rate of Nashville homes is down to 4.8 months
  • 222 Nashville condos sold during November slightly less than the 238 sold last year
  • the median price of condos sold was $150,000 down from the $152,000 last year
  • year to date closings of Nashville real estate through November are up 18.9% to 28476

  • 2032 Nashville homes sold in October compared to 1917 last year, an increase of 6%
  • the median sales price of Nashville homes sold was $200,000 compared to $175,000 last year, an increase of 14%
  • 281 Nashville condos sold for the month compared to 264 last year a 6% increase
  • The median price for Nashville condos sold in October was $148,000
