Lipscomb University in Green HillsGreen Hills condos are always in high demand, but this spring should bring a whole new level to the sellers market. During the month of February when everything was iced in and frozen, 9 Green Hills condos closed. The Nashville MLS is showing that 24 condos are available for sale, but in reality, 11 of those are already under contract, leaving only 13 available. I suspect that most of those will be under contract by the end of this week. I expect this to be the most active market since 2006, and for buyers it may be even more intense because builders are not as common or as active as they were before. Let’s face it, most of the builders went out of business in 2009 and 2010, leaving a real hole in the home building production.

  3. Average days on market for sold condos was 31 (that means it was available for one day)
  4. 19 Green Hills condos are under contract waiting to close

I believe that the month was an anomaly not just with the weather, but with the prices of homes sold.

  • 5 Westhaven homes  sold during the month of February
  • the average price of homes sold during the month was $912,042
  • the average size of Westhaven homes sold was 4487 square feet
  • the average days on market for homes sold was 36 days
  • the list price to sales price ratio was 99% not uncommon for new construction neighborhood
  • 40 Westhaven homes are currently pending sale
  • 69 homes are currently listed in the Nashville MLS but most are still under construction

These prices are due to a weak sales month based on terrible weather and the homes that sold were on the larger size and price compared to the average. For the last 3 months, Westhaven homes sold for an average price of $629,160, and I would expect the average to revert back to normal. Westhaven has been the most popular neighborhood in Franklin and all of middle Tennessee for several years so you can expect a much more robust sales volume during the rest of the spring.

In general, almost all of the top elementary schools are in Williamson county as well as the middle schools and high schools. Nashville magnet schools are an exception, but magnet schools are on a lottery basis so you have no assurance that your child will be able to attend one of the magnet schools, I tend to discount them when talking about real estate locations.

If the school name had enhanced option or magnet in the school name, it was not included in this list. Only 14 Nashville elementary schools are in the top half of schools in the state, and only 6 schools made it into the top 20%. As a comparison, every Williamson county school made it into the top 20%, and almost all made it into the top 5%. Without question, if education is important, and public schools are your only option, move to Williamson county.

Is Franklin Becoming a Risky Real Estate Investment

Town Center ApartmentsIs Franklin becoming a risky real estate investment – I’m answering my own question here, but the answer is maybe. The reason why I think so is because of the approval of several large apartment developments surrounding the city, as well as the recent presentations by the mayor and his minions pushing the need for affordable housing in Franklin. His plan will succeed, because if they continue to build lots of apartments, the schools performance will continue to decline, the traffic will become worse than it already is, and property values will fall, making them more affordable.

How is that good for current home owners? We elected him, but not to do this. I didn’t see any of this in his campaigns, so I’m really curious about why he’s doing this. Surely he knows that he will be held accountable for this, and the odds of getting elected again will become less likely as the impact on the schools next fall become apparent.

Like any detective, I want to know the motive behind his actions, and it’s usually about money. What does the mayor and his minions get from this plan of building thousands of apartments in what was once a very desirable suburb?

I’ll stay in my Franklin home long enough to vote for the next mayor, and then I’m off to Brentwood, where they seems to have come back to representing the people of the city instead of the developers who make their millions and then leave.

FHA Reduces Mortgage Insurance

FHA reduces mortgage insurance rate – In order to compete with conventional loans, FHA has reduced the cost of mortgage insurance that is applied to FHA loans. It’s still higher than it was before 2008, but now it’s more competitive.

But how much will this save a typical borrower? Here is an example sent to me by my lender. Today HUD has come out with an official notice. This is for FHA loans and applies to FHA case numbers ordered on or after 1/26.

The cost of the monthly Mortgage Insurance is being reduced by .5%. Example differences:

$100,000 loan amount => $41.67 less per month

$200,000 loan amount => $83.33 less per month

$300,000 loan amount => $125.00 less per month

$400,000 loan amount => $166.67 less per month

Considering the really low interest rates that we now have, this is just one more reason to buy a home this year.

Nashville real estateNashville real estate year end report for 2014 – 2354 Nashville homes sold in December 2014 compared to 2032 for the same month last year, and increase of 15.8%. 329 Nashville condos closed during the month, an increase of 41.8% compared to the 232 that sold last year. Prices of Nashville real estate continue to rise with the the median home price increasing 7.3% to $213,500 and the median price of Nashville condos increasing 10.8% to $172,999.

  • 2354 homes sold in the month of December compared to 2032 during December of last year, an increase of 15.8%
  • The average sales price of homes sold was $213,500 compared to $198,838 last year, an increase of 7.3%
  • inventory of available homes is down 7.9% to 7623 homes
  • The absorption rate of Nashville homes based on available inventory and December closings is 3 months
  • 329 Nashville condos sold during the month, an increase of 41.8% over the 232 that sold last December
  • the median sales price of Nashville condos was up 10.8% to $172,999
  • inventory levels of Nashville condos are down 46% to 721 units
  • The absorption rate for Nashville condos based on December sales is 2 months

For the year, Nashville homes sales are up 6.7% compared to last year with 27402 closings. Nashville condo sales were even stronger as a percentage with an 11% increase compared to 2013. Every indication is that the market will continue to be strong as job growth continues in the Nashville area.

The breakdown for neighborhoods with luxury homes that sold in October are

Nashville luxury homes had been improving every month, but October was slower than the same month last year. I suspect it had to do with the long winter cold winter that delayed the start of construction on any new homes scheduled to be built this year. If November showing an increase, that I can say I was right, if now, then the market for million dollar homes in Nashville may be changing.
