Nashville Places of Interest – Frist Museum

Entrance to the fristI’ll try to keep this a running document of things to do while in Nashville, even if you are a native like I am, lots of new and old places are waiting to be discovered. This past fathers day, I attended the Frist museum on Broadway to see the art deco car collection. Also on exhibit was a vast collection of early south American artifacts. I was able to take pictures of the cars, but they were not allowing anyone to take pictures of the artifacts(I’m not sure why).

The Frist Museum was once a post 1939 Bugattioffice building and built in 1934, and from the outside, little has changed, but it’s a great place to display art collections. Located at 910 Broadway, next the Union Station hotel (it was once the train station), it’s easy to find and a great place to spend a few hours.

Brentwood homeBrentwood Tn Homes sales increased 13% in May of 2013 compared to May of 2012 with 95 closings in the month. Prices of Brentwood Tn homes continue to increase with the median price of sold homes now at $575,000, up from $524,750, an increase of 9.5%. The inventory levels continue to remain at low levels with only 411 homes currently listed in the Nashville MLS. With 134 homes already pending sale, expect the sellers market to continue.

Brentwood Tn homes are now in high demand, and the more affordable homes are moving in days, not weeks. The average prices are moving up because most of the more affordable homes are already sold and builders are not able to find lots in Brentwood at a price that will allow them to build lower priced homes. I expect the average prices for homes in Brentwood to continue to increase for several years as this environment will continue to pressure builders into larger and more expensive properties.

The prices of homes continuing to climb with the average price of homes sold being $257,313 compared to $246,945 last year, an increase of 4%. With 103 pending sales, and only 237 available homes, and an absorption rate of 3 months, Spring Hill homes are currently in a sellers market.

Spring Hill TN homes sales have been increasing every month this year, and unfortunately for buyers, the inventory of homes is shrinking rapidly. The biggest reason for the growth is all about value, you can still get a new or almost new home in Williamson county for around $100 per square foot. You get great Williamson county schools, low taxes, and a small town atmosphere just 15 minutes south of Franklin and Cool Springs.

Forrest CrossingFranklin Tn Homes for sale and April 2013 market report – sales increased 27 percent in April of 2013 compared to April of 2012 with 174 homes sold compared to 137. The median prices of Franklin Tn homes sold increased 6% from $341,000 to $362,000 and the median size of homes sold remained basically the same at 2842 last year compared to 2850 this year. These are all great numbers for home sellers and should be a wake up call for buyers, because prices of Franklin Tn homes are rising fast.

Nashville Luxury Homes for Sale and Market Report May 2013

Nashville Luxury HomeNashville Luxury Homes for sale and May 2013 market report – 21 Nashville luxury homes sold during the month of April, a considerable increase over the 15 closings for March, but still less than the 25 we had last year in April. The average price of Nashville luxury homes is increasing, but not at a rapid pace with the average price of homes sold in April at $1,434,255 compared to $1,408,125 last year, and the average size of Nashville luxury homes sold was just slightly down from 6,755 square feet last year to 6629 square feet this year. The average price per square feet is up from $208 last year to $216 this year.

Analysis of the details shows that the reason the prices prices appear to be stable when they may not be, is that fewer luxury homes sold in the Belle Meade/Green Hills area this year in the price range I’m using for this report of over $990,000. The average price of homes sold in this area are approximately 20% higher in price on average at $1,580,000 compared to $1,327,669 in Brentwood and Franklin. Broken down by square feet it’s even more glaring with the Williamson county homes in Brentwood and Franklin comes costing $189 per square feet and the Davidson county homes in Green hills and Belle Meade costing $271 per square feet.

As you can see, most of the luxury homes sold in the Nashville area are located on the south and west side of the city in Belle Meade, Green hills, or in Brentwood or Franklin. Discoveries at St. Jude have completely changed how doctors treat children with cancer and other catastrophic illnesses. Since St. Jude was established, the survival rate for acute lymphoblastic leukemia, the most common type of childhood cancer, has increased from 4 percent in 1962 to 94 percent today. St. Jude has treated children from across the United States and from more than 70 countries. Doctors across the world consult with St. Jude on their toughest cases. Also, St. Jude has an International Outreach Program to improve the survival rates of children with catastrophic illnesses worldwide through the transfer of knowledge, technology and organizational skills.

All medically eligible patients who are accepted for treatment at St. Jude are treated without regard to the family’s ability to pay. St. Jude is the only pediatric research center where families never pay for treatments that are not covered by insurance, and families without insurance are never asked to pay. In addition to providing medical services to eligible patients, St. Jude also assists families with transportation, lodging, and meals. Three separate specially-designed patient housing facilities-Grizzly House for short-term (up to two weeks), Ronald McDonald House for medium-term (two weeks to 3 months), and Target House for long-term (3 months or more)-provide housing for patients and up to three family members, with no cost to the patient. These policies, along with research expenses and other costs, cause the hospital to incur more than $1.5 million in operating costs each day. Around $180,000 is covered by patient insurance, the remaining $1.34M/day is funded by charitable contributions.
