Franklin TN Homes Market Report January 2013

New home in FranklinFranklin  Homes sales increased 40% percent in November of 2012 compared to November of last year. The median price of homes in Franklin had a slight increase from $346,750 to $355,495 and the days on market is down to 69 days. With only 691 Franklin Tn Homes currently listed in the MLS, the absorption rate based on November sales is down to 4.9 months. With 212 pending sales, I expect December to be another busy month.

  • 140 Franklin Homes sold in November 2012 compared to 100 last year
  • the average days on market is down to 69
  • 212 Franklin homes are currently pending sale
  • 691 homes are currently listed in the MLS as available for purchase

Some of the results here are surprising, but the math really tells you where the Franklin real estate market is right now. New construction homes are leading the way in the Franklin neighborhoods of Westhaven, Ladd Park, Mckays Mill, and Villages of Clovercroft. Resale homes in Fieldstone Farms and Sullivan Farms are showing a real shortage of inventory, and some of them have multiple bidders the first few days on the market.
