Nashville Real EstateNashville Homes Sales Increase - Nashville real estate sales increase 21% for the month, compared to December of last year. At first glance, this seems odd, but real estate includes Nashville condos (up 30%), land and lots (up 51%), and multi-family homes (up 48%).  For all of year of 2012, Nashville homes sales were up 26%. The inventory of homes listed in the Nashville MLS is down 16% compared to the same time last year, surely causing the increase in median prices from $168,500 to $187,900 for single family homes, an increase of 11%.

  • 1774 Nashville homes sold in December 2012 compared to 1502 last year, an increase of 18%
  • the median sales price of Nashville homes sold was $187,900 compared to $168,600 last year
  • 223 Nashville condos sold for the month compared to 171 last year
  • the median sales price for Nashville condos increased 6.5% to $149,178
  • year to date, 21,610 Nashville homes sold compared to 17,198 in 2011
  • The inventory of Nashville homes available at year end was 9,115 compared to 10,574, a decrease of 16%

The bottom line to buyers and seller of Nashville real estate is this, sales are increasing, and the inventory of available homes continues to shrink. These market forces will cause prices to increase. It’s a good time to list your house if you’ve been thinking about it, but if you are a buyer, be aware that the market has changed, and the best houses move really fast.

  • Courtside at Southern woods with 34 closings – affordable home on the east side of Brentwood with great schools.
  • Fountainbrooke with 32 closings. Fountainbrooke is a neighborhood of mostly custom homes ranging in price from $400,000 to over $700,000.
  • Brookfield with 26 closings. Brookfield is a Beazer community with homes ranging in rice form $400,000 to over $600,000.
  • Windstone with 24 closings – Windstone is a Southern Land development on Murray lane built on land previously known as the Eddie Arnold ranch.
  • Taramore with 22 closings. Taramore is a John Wieland community with new homes priced from $489,900 to $700,000.
  • Sonoma – 22 Brentwood homes sold in Sonoma in 2012, priced from $550,000 to $900,000
  • Annandale – 21 closings of new custom Brentwood home priced from $900,000 to $3,000,000
  • Brenthaven with 20 closings – Brenthaven is an older Brentwood neighborhood close to the Brentwood Library and Ymca at concord road. Older ranch style homes are common.
  • Whetstone with 18 closings – Whetstone is Brentwood neighborhood with Pulte Homes from $500,000 to $700,000.
  • Inglehame Farms – 17 closings with homes priced from $500,000 to $700,000

782 Brentwood homes sold in 2012 compared to 652 Brentwood homes in 2011, and increase of 20% the average price of homes sold was $604,357 compared to $581,911 in 2011, an increase of 4%, and the average size of homes sold was 4154 compared to 4183 square feet last year. The average days on market for sold Brentwood homes was 81 days, down from 96 days last year, and the average list price to sales price ratio was 96.8% compared to 95.7% last year.

Brentwood is located south of Nashville in Williamson county and is known for the best public schools in Tennessee, low property taxes, fantastic parks and recreation, and wonderful neighborhoods.
