Brentwood Tn homes sales continue to be strong, even during the historically slow period of the year. 31 Brentwood TN homes closed during the month of January with 94 homes currently pending sale and 312 homes listed in the Nashville MLS as active and available for purchase. The average sales price for homes sold was $567,571 and the days on market is down to 81 days.
- 31 Brentwood homes closed for the month, down from 42 last year, breaking a trend that been going on for over a year
- the average sales price was $567,571 also down from $603,657 last year
- the average size of homes sold was also down from 4269 square feet last year to 4001 this year
It seems like the number and size of Brentwood homes available for purchase has finally reached a point where the sales will be slower just because inventory levels prohibit buyers from finding the homes they want. New home construction has been in the more expensive price ranges and will probably show up later in the year by raising the average prices significantly. An example is that the average list price of pending sales is 21% higher than homes that closed in January.
