  • 402 Nashville luxury homes are listed in the Nashville MLS
  • 50 Nashville million dollar homes are currently pending sale
  • The absorption rate for Nashville million dollar homes based on March sales and current inventory is down to 11 months, which is lower than it has been for most 2014, and as you can tell by the numbers, sales of luxury homes are much more active than they have been since before the big crash. With the improving weather that comes with spring, I expect luxury homes sale to improve significantly.

The best luxury homes in the million dollar and over price range are now getting a lot of activity and it looks like this will be the best year for luxury home builders in many years. Due to the availability of lots, we can expect the trend of mostly Brentwood and Franklin luxury homes will dominate new construction. However in some area of west Nashville in Belle Meade, Green Hills, Forest Hills, Oak Hill, and 12 South, old homes are being replaced by new luxury homes, and we can expect that trend to continue as the demand increases.

That’s an increase of 13% over the number of homes sold last March, and an increase of 36% over last month. The inventory level is now down to 8238 homes making the absorption rate 3.5 months and dropping fast. Nashville home buyers need to expect that most good homes get offers the first day on market sometime with multiple offers.  Nashville real estate is in a sellers market.

  • 2313 homes sold in the month of March compared to 2036 during the same month  last year, an increase of 13%
  • The median sales price of homes sold was $222,400 compared to $195,000 last year, an increase of 14%
  • inventory of available homes is down 14% to 8238 homes
  • 334 Nashville condos sold during the month, an increase of 13%
  • the median sales price of Nashville condos was $171,831 up slightly from last year
  • inventory levels of Nashville condos are down 20.6% to 867 units
  • The absorption rate for Nashville condos based on March sales is 2.6 months

Nashville real estate sales continue to increase as inventory levels continue to decline. The laws of supply and demand will continue to push home prices higher as more people continue to move to the Nashville area.

Green Hills Condos for Sale March 2015

Lipscomb University in Green HillsGreen Hills condos are always in high demand, but this spring should bring a whole new level to the sellers market. During the month of February when everything was iced in and frozen, 9 Green Hills condos closed. The Nashville MLS is showing that 24 condos are available for sale, but in reality, 11 of those are already under contract, leaving only 13 available. I suspect that most of those will be under contract by the end of this week. I expect this to be the most active market since 2006, and for buyers it may be even more intense because builders are not as common or as active as they were before. Let’s face it, most of the builders went out of business in 2009 and 2010, leaving a real hole in the home building production.

  1. 9 Green Hills condos sold in February
  2. the average sales price of condos sold $242,877
  3. Average days on market for sold condos was 31 (that means it was available for one day)
  4. 19 Green Hills condos are under contract waiting to close
  5. 13 Green Hills condos are available for purchase

In summary, the condo market in Green Hills has probably never been more active, and for those who want to purchase here, you need a very good notification system that informs you the minute a condo goes on the market, and you also need a good realtors who can make the deal happen.

I believe that the month was an anomaly not just with the weather, but with the prices of homes sold.

  • 5 Westhaven homes  sold during the month of February
  • the average price of homes sold during the month was $912,042
  • the average size of Westhaven homes sold was 4487 square feet
  • the average days on market for homes sold was 36 days
  • the list price to sales price ratio was 99% not uncommon for new construction neighborhood
  • 40 Westhaven homes are currently pending sale
  • 69 homes are currently listed in the Nashville MLS but most are still under construction

These prices are due to a weak sales month based on terrible weather and the homes that sold were on the larger size and price compared to the average. For the last 3 months, Westhaven homes sold for an average price of $629,160, and I would expect the average to revert back to normal. Westhaven has been the most popular neighborhood in Franklin and all of middle Tennessee for several years so you can expect a much more robust sales volume during the rest of the spring.

In general, almost all of the top elementary schools are in Williamson county as well as the middle schools and high schools. Nashville magnet schools are an exception, but magnet schools are on a lottery basis so you have no assurance that your child will be able to attend one of the magnet schools, I tend to discount them when talking about real estate locations.

If the school name had enhanced option or magnet in the school name, it was not included in this list. Only 14 Nashville elementary schools are in the top half of schools in the state, and only 6 schools made it into the top 20%. As a comparison, every Williamson county school made it into the top 20%, and almost all made it into the top 5%. Without question, if education is important, and public schools are your only option, move to Williamson county.

What’s The Best Spring Hill TN Elementary School –
This question comes up a lot when people are thinking about relocating to Spring Hill and they have heard that the Williamson county schools are great, but how do they compare to the Maury county schools in Spring Hill, or the schools in Franklin or Brentwood. Hopefully this post will answer all of those questions. The rankings here are based on combined TCAP scores reported by the Tennessee department of education, and are compiled in many databases. I use the schooldigger database but they all show the scores.  Here are the scores. CLick on the link to see homes zoned for the school you want.

The top three schools are all in the Williamson county school district and the bottom 2 are in the Maury county school district. As you can see, it does matter to live in the Williamson county portion of Spring Hill. One advantage that the Williamson county portion of Spring Hill has is that they have no apartments feeding into the schools at this time. As long as the home owners keep winning that battle, they will have superior schools in my opinion.

As for comparing the Spring Hill schools to the Franklin Schools, they are behind the Franklin schools run by the Williamson county school board by at least 10%, however they are on par with the Franklin special schools district scores. The Maury county schools are above average, but a good 20 t0 25 percent behind the average scores of elementary schools in northern Williamson county.

The Best Elementary Schools in Brentwood TN

Here they are, and if you are a parent who bought a home in Brentwood because of the reputation of the schools, congratulations, you hit a home run. The numbers are combined TCAP scores

All of these schools are in the top 3% of all elementary schools in the state, including magnet schools. Except for Sunset elementary school, all are in the top 2%, with the only real competition in non-magnet schools coming from other Williamson county schools in particular Clovercroft and Walnut Grove. Considering that all of these schools outscored most of the magnet schools in the state, parents should be really proud of the education they are providing for their children.

  • The absorption rate for Nashville million dollar homes based on January sales and current inventory is back up to 17 months, but this is probably just being a January, because the absorption rate in December was 9 months. A lot of closings happened at the end of the year, and now it’s going to be a little slower until the weather improves.

I get this question a lot, and if you base the answer on test scores, it’s a fairly easy answer. If you start to include opinions of parents and students, it becomes more subjective. I also think that comparing a magnet school to a typical public school is not a fair comparison. Magnet schools in general only allow the best students, giving them an unfair advantage. With all of that explanation behind me, I’ll go ahead and give you the rankings based on TCAP scores. The top 15 on this list are all in the top 5% of the state, a dominant showing by the county.

By the way, if you click on the school name, it will give you a list of all available homes in that school district.

5 of the top 9 elementary schools in the state based on TCAP scores are in Williamson county. The other 4 are all magnet schools.

The reasons behind this dominant performance is believe can be traced back to a high percentage of single family homes instead of high density housing (apartments), as well as good teachers and parents who are willing to participate. The best elementary schools in Williamson county are all located where almost no apartments are feeding short term students to the school.  By the way, the schools at the bottom of this list are all part of the Franklin special schools district where teachers are usually highest paid in Williamson county. So pay is not the answer to better schools.

With the demand of homes in Williamson county predicted to increase for years to come, it would seem like Spring Hill Tn real estate would be a good investment as well as a nice safe place live with top ranked Williamson county schools and low taxes.
