The median price of Nashville homes increased 12.8% during the last 12 months to $219,000. Nashville real estate is still showing strong demand so expect prices to continue to rise.

  • 2676 Nashville homes closing during the month of August 2014 compared to 2544 last August, an increase of 5.2 %
  • The median price of homes sold during the month was $219,000 compared to $194,000 last year, and increase of 12.8%
  • the average days on market for homes sold was 65 days
  • inventory levels of Nashville homes are consistent with last year at 10,106 compared to 10,156
  • 363 Nashville condos sold during the month compared to 351 the same month last year
  • the median price of condos sold was $169,000 compared to $167,834 last year

Overall the Nashville real estate market is still very active with prices increasing and inventory levels remaining at a fairly low level with an absorption rate of Nashville homes at 4 months, and Nashville condos at less than 3 months. Nashville real estate remains in a sellers market.

Homes in Green Hills are very expensive compared to all other areas in Nashville with the exception of Belle Meade homes. People will pay the price of Green Hills homes for the convenience.

Brentwood Town Center – Why Was It Approved

Town Center ApartmentsAapartments have ever been approved in Brentwood, so why was this one?

  • Who are the likely residents of these units. You would have to guess that it’s parents with school age children. Why else would you pay more for an apartment here when you can rent one just a down the street in Davidson county, or in Franklin for a lot less money.
  • The complex will have over 300 units, so you can expect a lot of school buses here every morning, the impact to the schools is yet to be determined, but it will not be positive.
  • The impact on property values in the area will be determined by how much this drives the test scores down in the schools, I’m sure we all will be keeping a close watch on it. Unfortunately this is something that cannot be reversed.
  • The elected officials who allowed this to happen were - Mayor Betsy Crossley, Vice Mayor Rhea Little, Anne Dunn, Paul Webb, Joe Sweeney, Regina Smithson, Joe Reagan

I consider it the second best way to get an education. The best way is to spend a few hours with a good buyers agent who knows the Franklin housing market.

In most cases, I can tell you where to look, and what to expect without even checking my computer. I just need to know what your criteria might be.

Do you want the master bedroom on the main floor, maybe all bedrooms on the main floor. Are schools important, because the test scores vary significantly from school to school, even in Franklin and Brentwood.

What is your price range, and how soon to you need or want to move?, Just this answer may eliminate new construction or make it the most favorable direction to take. Do you commute to Nashville? If so, you may want to reconsider the neighborhoods on the west side of Franklin or the far east side of Brentwood due to traffic issues.

It’s just a few things I need to consider to make sure that you are happy with your new purchase for years to come. Keeps all of those factors in mind while you are out looking at Franklin open houses. Because the prettiest house you find might not be the one fo you if it doesn’t meet your criteria for schools or commuting. Just give me a call, this is what I do.
