Nashville luxury homes had been improving every month, but October was slower than the same month last year. I suspect it had to do with the long winter cold winter that delayed the start of construction on any new homes scheduled to be built this year. If November showing an increase, that I can say I was right, if now, then the market for million dollar homes in Nashville may be changing.

Why Do I Need An Agent for a New Construction Home

Wades GroveWhy do I need a buyers agent for new construction – I was answering this question for someone, and I thought it would be worth posting it as a blog.

It is foolish for a home buyer to enter into a new construction contract without an experienced real estate agent.  The fact that having buyer agent representation is often FREE cannot be repeated often enough. So too, should the misconception that not using a buyer’s agent will save money be constantly repeated – that simply doesn’t happen. The site agent is legally bound to represent the best interests of the builder, not the home buyer.

An experienced agent will be able to help you purchase a home that fits your needs, and will have great resale value in the future. I ‘m met a lot of people who said that they wished they had used their own agent when they went through this process, and here are a few examples why.

  • The lot they built on had a field behind it, when they asked the agent what would be built there, he said he didn’t know. It was true, but what was waiting on approval from the planning commission was a block of condos. If they had used me, I would have told them what was being planned, and they would have probably picked a different lot.
  •  I have a client in their 50’s who contracted to purchase a new home with all the bedrooms upstairs. They contacted me to sell their existing house after they were already committed to the purchase. When I asked them why they didn’t consider purchasing a home with the master bedroom downstairs, they said they didn’t take the time to think about it, they just wanted to live close to their children and grandchildren. They realize now that considering their age, it would have been a better idea to get a different floor plan. By the way, I had three offers on their existing home the first day on market.
  •  In some neighborhoods several builders are active, most buyers don’t have time to research the reputation of each builder, so they just buy the home that looks best of them. It’s possible that the home will be great, but it’s also possible that you bought a money pit. It’s just totally unnecessary, as plenty of good builders are available, it’s just something that experienced realtors talk about, and unrepresented buyers find out the hard way.
  •  a railroad spur runs through Franklin, Thompson’s Station, and Spring Hill, and Brentwood. I can’t tell you how many people have told me that when they bought their home that they didn’t even know a railroad track was behind the home. until a train came by. In every case they were unrepresented, If they had used and experienced buyer agent, it probably wouldn’t have happened.
  • Schools are important, but it’s not usually the first thing people think of when buying a home, It will have a major impact on the resale value, and the future of any children you have. I do lots of research on every school in Williamson county, and I know which ones are an asset, and which ones will hurt your value

This is just a few examples of why having an experienced agent (that costs you nothing), can help you with a purchase, including new construction. If you would like to be represented by an experienced realtor give me a call Larry Brewer Benchmark realty 615-512-7853

Franklin is another very special place to live. While it is not part of Nashville, it is in Williamson county known for low property taxes, great schools and historic battle ground that have been preserved by the city. It’s also known for its beautiful luxury homes and equestrian property. The most popular neighborhood in Franklin for the last several years has been Westhaven, a planned community with its own commercial businesses and elementary school inside the neighborhood, as well as an 18 home golf course.

A little closer to Nashville but still in Williamson county is the city of Brentwood. Brentwood high school has been at the top of the list for standard test scores for many years, and have been able to attract the best teachers and students year after year.  The top neighborhoods in Brentwood based on recent sales always have the Governors club at the top of the list. With an Arnold Palmer designed golf course surrounding the gated community, and the fabulous club house and pool, it’s a very social destination. As an experienced Brentwood realtor, I can I’ve found that most of the residents of the Governors club are active, but also enjoy the privacy that a gated community allows. Being less than a 30 minute drive the Nashville international airport or downtown Nashville makes the commute very tolerable.

If you are thinking of moving into the Franklin or Brentwood area, I would love to talk to you and answer any questions you may have. Places to Live in Franklin Tennessee

FranklinPlaces to live in Franklin Tennessee – Based on recent sales, here is the list of most popular Franklin neighborhoods.

No longer just a sleepy little town outside of Nashville with historic homes and battlefields, Franklin now has one of the fastest growing commercial areas in Tennessee in Cool Springs. With millions of square feet of occupied office space along the east side of I-65, thousands of well paid home owners are looking to live close to work. It’s very convenient that the Williamson county schools are rated the best in the state.

It’s also a blessing to have the best shopping and dining in all of Tennessee in the Cool Springs mall area that’s located on the east side of Franklin along I-65. You rarely have a need to drive to downtown Nashville now, unless you want to attend a Titans or Predators game.

Listed above are the neighborhoods that have the most closings in Franklin in the past 30 days. If commuting to Nashville is part of your selection for a home, be aware that some of these neighborhoods are on the west side of Franklin, which will increase your driving time compared to homes on the east side of I-65.

If schools are you most important factor in selecting a Franklin neighborhood, I have compiled a list ranking the schools based on standard test scores (act test) that make it easy to select a home based on preferred school.

Places to Live in Spring Hill Tennessee

Spring Hill HomePlaces to Live in Spring Hill Tennessee – If you are planning to move to Williamson county and you are a value shopper, Spring Hill is the place for you. The cost of a Spring Hill TN homes compared to a home of comparable size and age in Franklin will normally be 20 to 30 percent more affordable. What you give up for that money is about 10 to 15 minutes in commuting time to Nashville. The schools in the Williamson county side of Spring Hill are very competitive with Franklin, and in some cases have better test scores. I believe that as long as the voters in Spring Hill continue to fight the spread of apartments, the schools will improve compared to Franklin.

The most popular communities in Spring Hill based on recent sales are as follows

The expansion of I-65 that appears to be nearing completion will make the commute to Nashville and other areas north much easier during rush hour, and I expect property values to increase rapidly as soon as the project is finished. With affordable homes, Williamson county schools and low taxes, and a very low crime rate, I expect Spring Hill to continue to grow faster than any other towns in the middle Tennessee area. Why Is My Nashville Home Not Selling

Nashville home in riverwalkWhy Is My Nashville Home Not Selling – That’s the question I had from a caller who was not my client, but had talked to me in the past. I was driving down Mack Hatcher parkway at the time, and didn’t have the luxury of checking the listing on my computer, so I couldn’t really help him even if I wanted to.

My first question was why did he list the property with someone else, and then call me when it didn’t sell? He really didn’t have any problem telling me that he was promised a much lower commission by another realtor, and he thought that would mean that he could keep more of the sales price, of course he didn’t check to see if that was true, he just assumed that the other realtor was correct. I would have been able to list the property at the same commission rate that his current realtor was charging, but he would have had a much better internet exposure, as well as better pictures from a professional photographer, and post cards to all the neighbors to let their friends know it was available.

If he had listed his house with me, I wouldn’t be writing this post because the house would have probably sold the first week it was on the market, since that seems to be the trend with all of my listings in Franklin and Brentwood. I even sold a condo in Bellevue in 3 days just last month, and I consider Bellevue one of the more difficult areas in Nashville to sell a home. Selling your Nashville home isn’t that difficult if you have a plan and you don’t expect more than the market will give.

He admitted that so far, everything he was told, turned out to be false, so here he is trying to find out if I can help him tell his realtor what to do. I told him that our code of ethics prevents me from talking about it while it’s listed with another realtor. He has my number, lets see what happens.

Homes Zoned for Grassland Middle

LaurelBrooke

LaurelBrooke Home

Homes Zoned for Grassland Middle School – If you talk to parents about schools in Franklin, you find out that one middle school stands out from the rest, and it’s Grassland middle school. For years Grassland middle school has had the highest tcap scores in the area, with the exception of Brentwood middle school. I think most of the reason that Grassland has such consistently high test scores is that the student body has traditionally been very stable, meaning that most of the students have been in the Williamson county school district for a few years, and they don’t have to catch up to the rest of the class.

To keep our schools at a high level, we need to pressure or zoning board to eliminate the construction of high density rental housing. Apartments by nature bring in a lot of students new to the system that have very little intention of staying permanently. Other areas in Nashville are proof of the negative impact of apartments on the school systems (Antioch and Bellevue being the worst offenders).  But I’m digressing here, at this time Grassland middle school is free from any apartment developments and the test scores consistently prove my case.

Brentwood Pointe Townhouses October 2014

Brentwood pointeBrentwood Pointe Townhouses October 2014 – The average price of Brentwood Pointe townhouses sold during the month of September was $220,933 and the average size of properties sold was 1421 square feet. With only 2 properties available for purchase, the absorption rate is only one month putting Brentwood pointe townhouses in a seller’s market.

  • 3 Brentwood Pointe townhouses sold during the month of September
  • the average price of properties sold was $220,933
  • average days on market for homes sold was 60 days
  • 2 Brentwood Pointe townhouses are currently available for purchase
  • the list price to sales price ratio for homes sold was 97%
  • the absorption rate based on September sales and current inventory is one month

Brentwood Pointe is a community of town houses in the Cool Springs area of Brentwood and Franklin, why do I say Brentwood and Franklin, because the community is located on the border and some units are in each city. It’s a big deal because of the school zones and the taxes. Franklin taxes are higher. Brentwood Pointe townhouses are always in high demand because it’s very close to the Cool Springs shopping and dining as well as easy access to I-65.

NolensvilleHomeNolensville homes for sale and October 2014 market report – 41 Nolensville homes sold in September of 2014 with the average price of homes sold at $334,108. It’s still a sellers market with a 3 month absorption rate, and the list price to sales price ration is almost 98%.

In summary, Nolensville real estate has become very active, especially in new construction.
