Franklin Tennessee is located approximately 20 miles south of Nashville in Williamson county known for low taxes, a very low crime rate, and the best schools in the country based on standard college entrance test scores. Franklin is the county seat, and the home of many preserved historic homes and buildings making an interesting backdrop for the re-enactment for the battle of Franklin. Franklin homes range in price from around $250,000 (very difficult to find one of these), to over $5,000,000 for equestrian estates and luxury homes in gated communities. Franklin is also home to the largest and busiest shopping mall in the state in the Cool Springs Galleria. Surrounding the mall are over one hundred restaurants in all price ranges and types.

I tell buyers to be careful with averages, and Green Hills is one of those areas that averages are not a good measure of what to expect because homes range from cottages built in the 1950′s with 2 bedrooms and one bath, not new luxury homes built on a lot that previously held one of those small cottages. Homes in Green Hills are very expensive compared to all other areas in Nashville with the exception of Belle Meade homes. People will pay the price of Green Hills homes for the convenience.

Williamson County Williamson County Real Estate July 2014 market report- The median sales price of Williamson county homes increased 5.6 percent compared to June of 2013 to $409,065. The number of homes sold increased slightly to 522 sales making the current absorption rate 3.5 months keeping Williamson county real estate in a seller’s market.

  • 522 Williamson county homes sold in June compared to 521 last year
  • The median sales price of single family homes increased to $409,065 compared to $386,000 in June of 2013
  • Average days on market is down to 65 days
  • 1824 Williamson county homes are listed in the Nashville MLS as available for purchase
  • The absorption rate for Williamson County real estate based on June sales and current inventory is 3.5 months

Here are the sales statistics by city for Williamson county tn homes.

Williamson county real estate is still very active, but the market is lacking enough inventory to have any measurable increases in the number of homes sold. Prices on the other hand increased 5.6% on average compared to the same month last year, and I expect a similar performance in the next 12 months. Interest rates are still low, as is the availability of quality resale property. The prices of new construction homes are increasing almost on a monthly basis as good building lots become harder to find and construction materials are becoming more expensive.

Nashville Real Estate SearchNashville real estate market report July 2014 –The median price of Nashville homes sold in the month of June increased 7.8% compared to the same month last year to $222,000 according the Greater Nashville association of realtors. The number of home sold increased 9.4% to 3324. Inventory levels are almost identical with 10553 homes available now compared to 10,555 last year. So Nashville real estate is still in a seller’s market with an absorption rate of less than 4 months for homes and 4.7 months for Nashville condos.

  • 2753 Nashville homes sold during the month compared to 2548 last June an increase of 8%
  • the median sales price for homes sold was $222,000 and increase of 7.8%  compared to last June
  • 10,553 homes are currently listed in the Nashville MLS as available for purchase
  • the absorption rate of Nashville homes based on June sales is 3.8 months
  • 360 Nashville condos sold during June, an increase of 5% compared to last year
  • the median price of condos sold was $171,250 compared to $159,000 one year ago, an increase of 7.7%
  • 1204 Nashville condos are listed in the Nashville MLS as available for purchase, a decrease of 7% compared to last year
  • the absorption rate of Nashville condos is 4.7 months

Nashville real estate is still in a seller’s market and I think it will continue in that mode until interest rates become high enough to discourage buyers. Right now it seems like that will not be in the immediate future. Builders are active, and according to the latest reports, most of the building is going on in Williamson county, Davidson county, and Rutherford county in that order.

Brentwood homeHomes Zoned for Brentwood Schools – The schools in Brentwood are considered the best in the state, and since the Williamson county school system was ranked number one in the country based on test score averages, and the schools in Brentwood have the highest scores, it would leave you to conclude that Brentwood schools are some of the best public schools in the country. From person experience talking to the parents of students who relocated from other school districts around the country, they better than even I can explain. I have parents from northern California, upstate New York, and upstate Michigan all tell me the same thing. The first year their children were in school in Brentwood they had to have tutors to catch up to the rest of the children. Even if they were straight A students in their previous schools.

I’m sure that most people reading this think that the teachers must be the reason, and I would say you are wrong. Brentwood is considered the best place to teach, but not because of pay, but because of consistently good students. The property taxes in Brentwood are much lower than Nashville, and from what I’ve been told, the teacher’s salary is less also. So this blows up the old theory of raising taxes and paying the teachers more to get better students. It starts with parents who are willing to buy into an area that may cost more, but the environment is better for families and students.

Homes zoned for Brentwood schools, and in this case, I’ll start with Brentwood high school and Ravenwood high school, are spread across northern Williamson county, primarily in the Brentwood city limits, but some homes in the Cool Springs area of Franklin also have students in Ravenwood high school for now. Always be aware that as the areas grow in population, more schools will be built, and neighborhoods will be rezoned. I tell my clients that if one particular school is important, then buy a home as close as possible to that school. Those who get rezoned are usually the farthest away from the school.

When considering the purchase of homes zoned for Brentwood schools, be aware of the changes on traffic patterns if you are a commuter. I’ve seen major changes in the commute time from the east side of Brentwood that may or may not be important to you. For those who love the outdoors, be aware that Brentwood have several large parks that promote almost every outdoor activity you can imagine with the exception of boating. With a large assortment of soccer fields, baseball fields, tennis courts, miles of paved trails, swimming pools, frisbee golf courses, and volleyball courts, brentwood parks has something for everyone.
