Williamson County Tn Homes Sales Increase 23.5% in May – Shocking isn’t it, at least is should be if you were a buyer waiting for the market to drop lower. I could be wrong, but I don’t think it’s going to happen any time soon, so put on your big boy pants and admit that you may have to pay a little more for the home you wanted than if you had bought last year or even earlier this year. Williamson county Tn homes are starting to increase in price and the inventory is shrinking, both of those tell the trend. Sellers have more leverage to get a good price and buyers are starting to get in bidding wars on the better homes.

Nashville Homes Market Report May 2012 - The real estate market in Nashville is continuing to improve at a rapid pace, as sales of single family homes increased 28% in May compared to the same month last year. Inventory levels continue to shrink and buyers are taking more homes off the market and fewer sellers are wanting to sell. The inventory of Nashville homes fell from 14,210 to 12,028 in the last 12 months, a decrease of 15%. As with any market, the laws of short supply and high demand usually show up in price increases. Nashville homes median price for May was $179,000 compared to $165,900 last year, and increase of 8%. Some areas of Nashville are having multiple offers on homes again for the first time in 5 years, Green Hills, Brentwood, and Franklin are showing rapid turnover of attractive listings.
If you are interesting in buying a home in the Nashville area, make sure your buyers agent has the tools to provide you with instant notification of new listings, the good ones rarely last more than a few days before they get a good offer. One other point of interest is the buyers attitude is having to change, and it’s an adjustment that just doesn’t happen fast enough. Low ball offers don’t work today, and buyers need to understand that. If you find the house you really like, don’t take a change with an embarrassing offer, you may not get a second chance. Homes in Franklin are selling at an average of 98% of asking price, and some are selling above asking price. So make sure your buyers agent understands your needs before you lose the opportunity to own your dream home.

In summary, Nashville real estate is really switched from a buyers market to a sellers market. Prices are increasing and inventory levels continue to shrink. With interest rates at historic lows, and inventory levels headed in the same direction, it’s more important than every to have a skilled professional on your side.

Nolensville Homes sales increase 23% in May 2012 – The Nolensville homes market is really competitive right now with an amazing increase of 23 percent over May of last year with 32 closings. The majority of Nolensville homes selling is new construction , and compared to Brentwood, is considerably less expensive. With the prices of Brentwood homes now starting to move out of the range that some people are willing or able to pay
- 32 Nolensville homes sold in the month of April compared to 26 last year
- The average sales price of homes sold was $302,538
- the median price of Nolensville homes sold was $294,00
- 96 Nolensville homes are currently pending sale
- days on market is down to 85 days
- 128 Nolensville homes are listed in the Nashville MLS as available for purchase, but at least half of these are new homes under construction
In summary, Nolensville real estate has become very active, especially in new construction. The prices of Nolensville homes are very competitive with Franklin and is probably the best place to buy a new home in Williamson county under $400,000 for those who commute to Cool Springs, Brentwood, or Nashville, in my opinion.

The median sales price for Nashville million dollar homes was $1,280,000, and the median size was 5926 square feet.

Franklin Tn Homes Sales Increase 15% in May 2012 – If you are in the market to buy a Franklin Tn home, my suggestion is to be prepared for a shock. The market that was, is gone, and the market we have now is a sellers market in most of the popular neighborhoods, with multiple offers on the first day the home is listed is some cases. It all depends on price and condition as always, but neighborhoods like Fieldstone farms and Mckays Mill are getting list price for most of the homes sold, and they are usually under contract within 30 days.

Murfreesboro Homes Sales Increase 21% in May – 218 Murfreesboro homes sold during the month compared to 180 last May increasing the pressure on buyers to make quick decisions, and giving sellers multiple offers on good properties. Days on market is down to an average of 74 days, leaving very little time that Murfressboro homes are actually in the MLS and not under contract. Leading me right into the next important number 305 homes are currently pending sale, meaning all contingencies are met and the home is waiting to close. Murfreesboro is now in a sellers market.
- 218 Murfreesboro homes sold in the month of May compared to 180 last May an increase of 21 percent

Brentwood TN Homes Market Report May 2012 – Sales continue to increase as well as sales prices as the inventory of homes in Brentwood continues to shrink. 78 Brentwood homes closed in the month of May compared to 72 last year, and increase of 10 percent. The median price increased 5 percent from $502,500 to $530,000. The average price increased 21 percent, but that’s because several very expensive Brentwood luxury homes sold.

The average sales price of $1,935,060 was abnormally high because one home sold for $5,700,000. The least expensive home sold in the Governors Club for the month was $631,000. The real news is the amount of homes sold and the amount of Governors club homes under contract (10), leaving just 23 homes available for purchase.
