Williamson County Tn Homes Sales Increase 23.5% in May – Shocking isn’t it, at least is should be if you were a buyer waiting for the market to drop lower. I could be wrong, but I don’t think it’s going to happen any time soon, so put on your big boy pants and admit that you may have to pay a little more for the home you wanted than if you had bought last year or even earlier this year. Williamson county Tn homes are starting to increase in price and the inventory is shrinking, both of those tell the trend. Sellers have more leverage to get a good price and buyers are starting to get in bidding wars on the better homes.

Nashville Homes Market Report May 2012 - The real estate market in Nashville is continuing to improve at a rapid pace, as sales of single family homes increased 28% in May compared to the same month last year. Inventory levels continue to shrink and buyers are taking more homes off the market and fewer sellers are wanting to sell. The inventory of Nashville homes fell from 14,210 to 12,028 in the last 12 months, a decrease of 15%. As with any market, the laws of short supply and high demand usually show up in price increases. Nashville homes median price for May was $179,000 compared to $165,900 last year, and increase of 8%. Some areas of Nashville are having multiple offers on homes again for the first time in 5 years, Green Hills, Brentwood, and Franklin are showing rapid turnover of attractive listings.
If you are interesting in buying a home in the Nashville area, make sure your buyers agent has the tools to provide you with instant notification of new listings, the good ones rarely last more than a few days before they get a good offer. One other point of interest is the buyers attitude is having to change, and it’s an adjustment that just doesn’t happen fast enough. Low ball offers don’t work today, and buyers need to understand that. If you find the house you really like, don’t take a change with an embarrassing offer, you may not get a second chance. Homes in Franklin are selling at an average of 98% of asking price, and some are selling above asking price. Nashville Million Dollar Homes Sales Increased 29% in May - Following the trend taken by the rest of the Nashville real estate market with 22 closing on Nashville homes listed at over a million dollars, compared to just 17 last May. The median sales price for Nashville million dollar homes was $1,280,000, and the median size was 5926 square feet.
Million dollar homes sold in Nashville during the month were in the following areas.

Brentwood TN Homes Market Report May 2012 – Sales continue to increase as well as sales prices as the inventory of homes in Brentwood continues to shrink. 78 Brentwood homes closed in the month of May compared to 72 last year, and increase of 10 percent. The median price increased 5 percent from $502,500 to $530,000. The average price increased 21 percent, but that’s because several very expensive Brentwood luxury homes sold.
Brentwood TN real estate has become very active, and in some neighborhoods and price ranges, it’s been a sellers market for several months. Brentwood TN homes the the $300,000 to $400,000 price range are usually sold the first few days they hit the market, even if they need a lot of work. Homes in the $400,000 to $500,000 price range may take a week if they are priced accurately. Building lots for homes below $500,000 are almost all gone in Brentwood, and in the near future, the only new homes that will be built will all be over $500,000.

The average sales price of $1,935,060 was abnormally high because one home sold for $5,700,000. The least expensive home sold in the Governors Club for the month was $631,000. The real news is the amount of homes sold and the amount of Governors club homes under contract (10), leaving just 23 homes available for purchase.
