Columbia Tn Homes Sales February 2012

Columbia Tn real estate sales continue to improve during the month of February with 35 closings compared to 29 last year. The prices of Columbia Tn homes are rising also with the average price of sold homes coming in at $144,118 compared to $131,949 last year, and increase of 9 percent. Columbia Tn seems to be following the rest of the Nashville area with increased sales, and shrinking inventory.

the average sales price of Columbia Tn homes for the month was $144,118 compared to $131,949 and increase of 9 percent
average days on market was 143 for sold homes

Nashville Condos Market Report for February 2012

Nashville condos sales increased again in February with 89 closings that’s a 6 percent increase over the 84 closings from last February. Nashville condos prices are rising also with the average sales price of $170,908 compared to $163,998 and increase of 4 percent. Nashville condo sales are starting to catch up with the rest of Nashville real estate market, and it seems like it’s going to be a very active spring with 208 Nashville condos already pending sale.

The Governors Club Homes Market Report February 2012 shows that even though February is historically a slow month for home sales, buyers were busy in the Governors Club. Even though only 2 Governors Club homes closed during the month, 12 Governors club homes are currently under contingency contracts. The average price of Governors Club homes sold during February was $1,072,500 and the average size was 5829 square feet. The list price to sales price ratio of sold homes was 92 percent.

Bellevue Homes Market Report for February 2012 shows the trend of increasing sales and prices for Bellevue homes, with 27 closings for the month, compared to only 20 last year, and increase of 35% percent. The average price of Bellevue homes increased 18% percent from $191,965 last year to $227,115 this year. Even more impressive is the 51 Bellevue homes currently pending sale, showing that March will probably be very active.

average days on market was 103 days
51 Bellevue homes are currently pending sale and 42 others are under contingency contracts
the average size of Bellevue homes sold in February was 2400 square feet
the list price to sales price ratio was 98%

Based on the increases in price and the list price to sales price ration of 98%, it’s easy to assume that the fantastic deals of last year are gone, and that Bellevue is following the other popular areas of Nashville in coming back to a balanced market. I am expecting prices on Bellevue homes to increase over the next 12 months.

Prices of Cool Springs homes sold were $399,862 for the average, and 3245 square feet for the average size. 37 Cool Springs homes are currently pending sale and 178 are currently listed in the Nashville MLS as available for purchase. The absorption rate for Cool Springs homes based on February sales is 7 months.

It would appear that the Cool Springs area of Franklin has a balanced market, but it appears that March homes sales will be much larger than February based on statistics middle of the month, bringing us down to less than 3 months of inventory. They buyers market is long past, and now the sellers are in charge.

Nolensville Homes Market Report February 2012

Nolensville Homes Market Report February 2012 – February is usually one of the slowest months of the year for real estate sales, and this year may turn out to be more of the same, but if it is, the rest of the year will be really busy. 17 Nolensville homes sold in February this year, compared to 11 last year, an increase of 55%.

The average sales price for Nolensville homes was $294,150 and the average days on market was down to 53. All of this is great, but the real indication of what’s happening in Nolensville is the 75 homes that are pending sale. Consider that only 128 Nolensville homes are listed as available for purchase, and 52 of those are still under construction. Nolensville is a new home construction market with most of the homes being sold before they are finished.

Nolensville has become a fairly busy small town lately as property in Brentwood has become too expensive to build affordable homes. A lot of people are driving just a few more feet down Sunset road to Nolensville in an attempt to get a better value. It wasn’t too long ago when you were very likely to find tractors driving down Nolensville road to pickup a load of feed at the Nolensville feed store.

The biggest concern for long term buyers will be the schools, but Williamson county schools have always been able to manage increases in attendance and build new schools when necessary. Sunset elementary and Sunset middle school have a good track record so far.

Nashville Luxury homes Sales for February 2012 seem to be picking up with 9 closings of Nashville million dollar homes, and we already have 10 closings for March as of the 20th.24 Nashville luxury homes are currently pending and the average sales price of million dollar homes sold in February was $1.222,099. the average size of luxury homes sold in Nashville was 6095 square feet and the list price to sale price ration was 92%.

24 homes are currently pending sale at over one million dollars
17 homes are currently under contract that are listed for more than one million dollars
the average size of homes that sold for more that one million dollars last month was 6096 square feet

Spring Hill Homes Sales February 2012

38 Spring Hill homes closed during the month of February and the average price of Spring Hill homes was $199,699. Compared to the 38 sales last February at $200,373, you would have to say that the Spring Hill real estate market is very stable. But the next number blows that theory out of the water.

We currently have 92 Spring Hill homes pending sale. Yes, that’s what I said, 92 pending and another 64 Spring Hill homes under contingency contract. Leaving only 325 Spring Hill homes available for purchase. I’ve been saying if for months, but this is turning into a full bore sellers market, and the buyer frustration is starting to show.

325 Spring Hill homes are listed in the Nashville MLS as available for purchase
the average sales price for the month of February was $199,699

Spring Hill is in transition from a buyers market to a sellers market, and I expect the inventory levels to become very tight and prices to rise in the near future. One wild card in the process is interest rates, and if they start to rise as expected, buyers will start to panic and add to the frenzy.

Crieve Hall

Crieve Hall is located on the south side of Nashville just north of Brentwood, close to I-65 between Old Hickory Blvd and Harding Place. Most of the homes in Crieve hall are brick ranch homes build in the 1950′s and 1960′s between 1200 square feet and 2000 square feet. The prices of Crieve hall homes range from around $150,000 for homes that need a lot of work, or are in very busy areas, to $400,000 for homes that are secluded and updated. Advantages to owning a home in Crieve hall are large lots with mature trees, and a short drive to downtown Nashville. 105 Crieve hall homes sold in 2011 with the average price being $213,636. The most expensive home sold was $377,000 and it was 3400 square feet.

Crieve Hall was named after the home of Herbert Farrell, a mansion of grand proportions that was located at what is now Brevity lane and Barrywood drive. Mr Farrell moved to Nashville to marry Helen Richie Cheek and they purchased Overton Hall in 1925 with it’s 433 acres that was originally part of the 3600 acre Travelers rest plantation. After extensive renovation, they renamed the home Crieve Hall after his estate in Crieve County in Northern Ireland. After Mr. Farrell passed away in the late 1940′s, Mrs. Farrell had the contents of the mansion sold at auction, the land sold to developers, and the mansion destroyed.

The boundaries of Crieve hall are Blackman road to the north, Broadwell and Hill road to the south, I-65 to the west, and Ellington Agricultural center and seven mile creek to the east. Zipcodes for Crieve Hall are 37220 and 37221.

Crieve hall homes have always been in high demand and as the commute to downtown becomes more difficult and the prices of Green Hills and Brentwood become prohibitave, Crieve hall becomes an obvious choice.

Murfreesboro Homes Market Report for February 2012 – As expected, homes sales for Murfreesboro increased 44 percent compared to February 2011 with 156 closing. The sales price is stable with the median price at $155,000 compared to $157,750 last year, and the average days on market is down to 83 days.

Based on February sales the absorbtion rate of Murfressboro homes is now less than 7 months, not really a good sign for buyers who are hoping for a good selection. Even more telling is the 240 Murfreesboro homes that are currently pending sale. The spring and summer months may be very difficult for buyers, because it looks like we are rapidly swinging to a sellers market in Murfreesboro.

The average price of Brentwood homes declined from $600,249 to $568,047, one of the rare declines in recent history. For the people who were able to find a Brentwood home in their price range last month, congratulations, because it’s becoming more difficult every month. With 116 Brentwood homes currently pending and only 321 homes available, you can get a good idea of where the Brentwood real estate market is headed.

Franklin Homes Market Report February 2012

Franklin homes are still selling at a brisk pace with 100 closings in the short month of February, The average price was $372,609 and the days on market down to 90. Another telling sign that the Franklin real estate market is doing well is the number of pending sales 153, telling me that closings for March should still continue higher.

Franklin homes have been increasing in price and volume for a year now, and it’s showing up in the reduced inventory levels, making it more difficult for buyers to find good choices.

100 Franklin homes sold in the month of February 2012 compared to 83 last year, and increase of 20%
the average sales price of Franklin homes was $372,609 compared to $379,825 last year a decrease of 2%
153 Franklin homes are pending sale at a average listed price of $447,189
the size of homes sold averaged 2786 square feet compared to 3011 last year
the list price to sales price ratio of Franklin homes in February was 97%
the absorbtion rate of Franklin homes based on February sales is 7.8 months, very low for this time of year

It’s Time To Sell Your Nashville Home, and here’s a few tips to make the first viewing successful.

Address deferred maintenance. If there is something you have been putting off repairing, now is the time to address and repair it. And keep your receipts, most buyers will have a home inspection and receipts of repairs are always useful. A couple of common issues that need to be addressed in our area is the wood trim around the windows and doors will sometimes need repair, and windows that are getting moisture between the pains. They will have to be repaired, so do it before the house is listed to get the best price for your home.
Paint the interior a neutral color. If you have a room that is some kind of unusual color, you want to remember that you are appealing to the majority of people. Don’t forget baseboards as well.
Clean the carpets, even if they look clean to you, unless you’ve cleaned them in the last 12 months, you probably need to do it again.
Clean closets, organize drawers, and start thinking like you are moving. Get rid of un-necessary items, have a garage sale.
Organize your garage, it makes buyers think the garage is bigger.
Less is more, if it’s not necessary get it out of the house, and the home will appear organized, clean, and big.
Take down personal photographs. Buyers and agents alike get distracted by the personal photographs, and it makes the buyers think of it as your home, not theirs.
Keep your yard and the area around your front door neat and clean, it’s the first impression that they will remember.
