The process of buying a new Nashville home can involve many inspections. You can have your home inspector involved throughout the building process, and in a lot of areas, the local codes inspectors do catch a few things. But the real point here, is that the final walk through is to insure that they things you wanted to have corrected leading up to closing were done, not to find a reason to get out of the contract.
I’ve seen people come to the final inspection with the intent of abusing the builder, at least it seemed that way. My question to them is this, do you want them to cooperate with you, or fight you the entire time. Most Nashville builders have a good reputation, and they will try hard to satisfy most demands. But some people are determined to be unreasonable, and I usually keep a mental note to avoid them when they want to sell.
If your Nashville builder doesn’t already have a good reputation you probably were to stubborn to listen to your buyers agent. You did have a buyers agent didn’t you? No – you thought you would get a better deal without one. That’s funny.

Prices of Nashville condos increased 7 percent from $166,844 to $178,847 and average days on market is down to 3.5 months. 230 Nashville condos are currently pending and only 1345 Nashville condos are listed in the Nashville MLS as available for purchase. My analysis is that the buyers are now becoming a larger group than the sellers and the bargains are becoming harder to find. My prediction is that the Nashville condo market will be a full blown sellers market by mid summer if not sooner. In some areas like Green Hills, it already is.

Spring Hill homes market report for January 2012 shows an incredible increase in sales of 24 homes compared to 13 last January. The prices of homes have remained stable with the average price being $234,907 compared to $236,180 but the average days on market has dropped from 104 down to 86 and the number of pending sales is 42. All of these statistics are based on homes in Williamson county in area code 37174. It looks like the major problem associated with Spring Hill will soon be resolved with the completion of the I-65 construction seemingly just a few months away. All indications are that Spring Hill real estate sales will be very active this year.

Williamson County Real Estate Sales Increase 19 Percent in January 2012 with 183 closings compared to 150 in January of 2011. 167 Williamson county homes sold and 16 Williamson county condos compared to 140 homes sold in January 2011 and 10 condos. The average sales price for Williamson county homes was $436,118 compared to $402,115 the previous year, an increase of 8.4%.
Inventory levels Williamson county real estate decreased from 1832 properties last January to 1616 this year, a reduction of 12 percent. The laws of supply and demand are taking over, and prices of Williamson county homes are starting to rise as inventory levels shrink and demand increases.

Brentwood Homes market report for January 2012 – It’s just more of the same for the Brentwood real estate market, the number of homes sold increase from 34 to 45 compared to the previous January, and the average price increase from $566,315 to $645,418. Obviously any increase in sales of 32 percent would make homeowners excited, but it’s not so good for buyers.
Buying an affordable Brentwood home is changing quickly. As you can see, the average sales price of Brentwood homes increased by 14 percent. That doesn’t mean that the same house is 14 percent more expensive, it means that the more affordable homes have disappeared, and people are buying homes that cost more. The average size of Brentwood homes sold increase from 4200 square feet a year ago to 4363 square feet last month. 77 Brentwood homes are currently pending and only 370 are listed in the Nashville MLS as available for purchase, and 54 of those are under contract. The Brentwood real estate market is getting lively.
