According to the Census Bureau, the number of new homes sold slid for the fourth straight month in August, easing 2 percent from July. On a seasonally-adjusted, annualized basis, home buyers bought 295,000 newly-built homes last month. August marked the lowest new home sales tally since February. News outlets are jumping on the story, with at least one calling it a “blow” to the housing market.
As usual, they missed the big picture. The number of new homes for sale nationwide fell to 162,000 last month. This is the fewest number of new homes for sale since at least 1993, the first year the Census Bureau tracked such data. Using New Home Sales as a housing market gauge may be misleading. A better metric may be new home supply.
Based on August sales, new home supply is 6.6 months, and the census bureau basis this number on permits, not completed homes. Does anybody want to guess what the average completion time is for a new house? It depends on the house and the area, but it’s really close to 6 months here, so how many homes are really available to close? I checked out the statistics of the new home sales and availability in Franklin, and here is what I found
Based on this information, I don’t really see how new home sales could increase significantly, so it’s not really as bad as government numbers would suggest. It also tells buyers that they can forget about saving money by trying to do it alone. It will help you to have an experienced buyers agent in your corner helping you make good decisions, and it won’t cost you a penny.
This post was triggered by an article written by Phillip Cantrell owner of Benchmark realty, and it just goes to show you why we have buyers who are so confused when we tell them the facts. The media doesn’t tell them the whole story.

Nashville has been growing, and for the last few years, the fastest growing area has been 15 miles to the south in Franklin. It’s hard to say that Franklin is a suburb of Nashville, but for the all practical purposes it is, but it’s a suburb with history, and lot of it.
The Victorian commercial district of Franklin, with its commemorative brick sidewalks and beautifully renovated historic buildings housing elegant shops, is the heart of Williamson County. Downtown Franklin offers an eclectic mix of antique shops, gift and book stores, art galleries, clothiers, and an array of personal and professional services.
But if you prefer new to old, to the north side of Franklin along I-65 is Cool Springs, where you’ll find your favorite shopping at the Cool Springs Galleria, a destination claiming status as Middle Tennessee’s largest mall. Surrounding the Cool Springs mall are hundreds of places to eat, and the corporate offices of some of the largest employers in the south, who are taking advantage of the location and educated work force that Williamson county provides.
Many of the fine historic homes in Franklin and the surrounding countryside were built in the days of agricultural prosperity in the decades preceding the Civil War. The War itself saw skirmishes, spies, and the burning and raiding of homes. Then November 30, 1864, came the bloody and tragic Battle of Franklin, where Confederate forces charged entrenched Union soldiers near the Carter House and died by the thousands. The five hours of desperate fighting resulted in Confederate losses of more than 6,000 and Union losses of more than 2,000. History lovers flock to Williamson County to experience Franklin’s Civil War history, and many areas have been designated historical monuments to prevent any further loss of our historic treasures. Several examples of Civil War sights are the Carter house, the Lotz house, and the Carnton Plantation with the graveyard of 1,500 soldiers killed during the Battle of Franklin.
Franklin has several city parks with miles of walking trails and picnic areas along the Harpeth river, but the place that bikers and hikers really love is the Natchez Trace Parkway,what was once a footpath for Native Americans, is now 444 miles of smooth pavement with hiking and riding trails throughout the length. No commercial vehicles are allowed on the Natchez Trace, or commercial buildings for that matter. It’s not unusual to see more deer in an hour than cars or motorcycles.
Downtown Franklin has annual events like the Dickens of Christmas and the fall Jazz Festival, the streets are used for pedestrians only and the small city can safely host over 50,000 visitors. Outdoor concerts are common in Franklin and the largest rodeo east of the Mississippi happens every year at the Franklin Ag center.

Spring Hill Tn Home Sales up 30 Percent in August – It’s not surprise to most of the locals, but homes sales in Spring Hill Tn are up again compared to August of 2010 with 64 closings compared to 49. The average sale price of Spring Hill Tn homes was $210,458, and the average days on market was down to 98. Spring Hill is following the pattern of the rest of Williamson county with strong sales and a decreasing inventory.
The absorption rate for Spring Hill Tn homes based on August sales are the current inventory is now less that 6 months, back to the balanced market that most of us were hoping to be. I expect the lack of building to cause a critical shortage of homes in Spring Hill and Franklin soon, because the demand has picked up considerably.

Brentwood Pointe Market Report August 2011 – If you plan to purchase a Cool Springs condo in the near future, then you need to know about Brentwood Pointe. As one of the largest Condo developments in the Cool Springs area, Brentwood Pointe has been very popular, even before Cool Springs was a major development. The reasons are simple, location, location, location. Brentwood Pointe is located on General George Patton drive, just 1/2 mile the the Moores Lane exit at I-65. Giving Brentwood pointe homes owners immediate access to all of the shopping and dining that the Cool Springs mall is famous for, as well as an easy 15 minute commute to downtown Nashville.

Nashville Home Sales Increase 28 Percent in August – With 2,047 Nashville home closings for the month compared to 1594 closings in August 2010, aa 28.4 percent increase. The median residential price for a single-family home during August was $171,900, and for a condominium it was $152,000. This compares with last year’s median residential and condominium prices of $174,500 and $141,890.
Nashville homes sales have been showing signs of improvement for many months now, and even though buyers are still able to get a fantastic deal, the inventory is being picked over on a daily basis. The absorption rate for Nashville homes has fallen from 15 months last August to 10 months in August 2011.

Brentwood Tn Homes Market Report August 2011 – show that 61 homes sold at an average price of $602,673, compared to 54 homes sold in August 2010 at an average price of $553,995. I’ll do the math for you, that’s an increase of 12 percent in number of Brentwood Tn homes sold, and and increase in price of 9 percent year over year. Any way you look at it, the market for Brentwood Tn homes is better than it was last year at this time, and with 76 Brentwood Tn homes currently pending, I expect sales for September to be even higher.
What does it mean to buyers and sellers of Brentwood Tn homes? Expect prices to continue to rise, and inventory levels to continue to shrink. Builders are building custom homes on demand, but spec houses are still a very small percentage of the existing inventory. Brentwood Tennessee has the best schools in the state with the lowest taxes and spacious homes on large lots, the result of requiring one acre per house in each community.

Franklin Tn Homes sales for August 2011 were a continuation of the trend we’ve seen for the last few months. Franklin Tn homes prices were higher than they were last August, and the number of closings were up also.
Franklin Tn homes have been increasing in prince for several months now, and the trend for buyers to purchase smaller homes seems to be reversing. Statistics are telling us that the averages on prices and sizes are now both going up. Buyers are moving to Franklin Tennessee for many reasons, including Williamson county schools, low property taxes, fantastic shopping and dining, and an easy 20 minute commute to downtown Nashville.

The average price on Cool Springs homes sold in August was $434,325 with the average size being 3569 square feet. 211 Cool Springs homes are currently listed in the Nashville MLS as available for purchase, and the absorption rate based on august sales is now a little over 6 months signaling a balanced market.
Cool Springs is not an official town but is an area located around the Cool Springs Galleria on the north side of Franklin Tn close to I-65. With fantastic shopping and dining, parks, theaters, and schools.
