Belle Rive is zoned for schools that usually considered the best public schools in Tennesssee and it’s in walking distance to Granny White park, and the Deerwood Arboreum. With an easy commute to downtown Nashville via Granny White pk, Franklin road, or Hillsboro road, Belle Rive is a fantastic location.

Some of the results here are surprising, but the math really tells you where the Franklin real estate market is right now. New construction Franklin homes are leading the way in Westhaven, Ladd Park, Mckays Mill, and Villages of Clovercroft.  Resale homes in Fieldstone Farms and Sullivan Farms are showing a real shortage of inventory, and some of them have multiple bidders the first few days on the market.

The top  Brentwood neighborhoods for the year 2012 based on number of sales are

  • The Governors club with 37 closings for the year. The average home sold in the Governors club was $984,087 and the average size was 6,220 square ft. The governors club is a gated golf course community with estate homes from $700,000 to over $6,000,000. It is the top Brentwood neighborhood for 2012
  • Courtside at Southern woods with 34 closings – affordable home on the east side of Brentwood with great schools.
  • Fountainbrooke with 32 closings. Fountainbrooke is a neighborhood of mostly custom homes ranging in price from $400,000 to over $700,000.
  • Brookfield with 26 closings. Brookfield is a Beazer community with homes ranging in rice form $400,000 to over $600,000.
  • Windstone with 24 closings – Windstone is a Southern Land development on Murray lane built on land previously known as the Eddie Arnold ranch.
  • Taramore with 22 closings. Taramore is a John Wieland community with new homes priced from $489,900 to $700,000.
  • Sonoma – 22 Brentwood homes sold in Sonoma in 2012, priced from $550,000 to $900,000
  • Annandale – 21 closings of new custom Brentwood home priced from $900,000 to $3,000,000

782 Brentwood homes sold in 2012 compared to 652 Brentwood homes  in 2011, and increase of 20% the average price of homes sold was $604,357 compared to $581,911 in 2011, an increase of 4%, and the average size of homes sold was 4154 compared to 4183 square feet last year. The average days on market for sold Brentwood homes was 81 days, down from 96 days last year, and the  average list price to sales price ratio was 96.8% compared to 95.7% last year.

Brentwood is located south of Nashville in Williamson county and is known for the best public schools in Tennessee, low property taxes, fantastic parks and recreation, and wonderful neighborhoods.

It’s Rodeo Weekend in Franklin

The Franklin rodeo is this weekend and for those of you who love to see guys and girls on horses and bulls, this is the largest rodeo east of the Mississippi. It’s held at the Williamson county Ag and expo center right off I-65 south at Peytonsville rd.

What’s Selling Now in Franklin

Franklin homeWhat’s Selling Now in Franklin - I’ve been showing Franklin homes to a person relocating from Atlanta, and after one week of looking, we find out that his top three choices are now under contract. This initiated a little research into the statistics that might surprise everyone who’s trying to buy a home here. If you are looking in the most popular price range of $300,000 to $400,000 for Franklin homes, you have to move quickly. The best homes rarely stay on the market for even a few days in this price range.

For the first 19 days of May, we have 16 closings, 38 homes under contract, and 45 homes pending. That only leaves 217 Franklin homes available in the $300,000 to $400,000 price range. I know it’s not what you hear on Tv and in the newspaper, but that’s all national news that’s old. This is Franklin today, and for the folks who want to sell, this is the best time we’ve had for several years to get your Franklin home sold.

Some of the most popular neighborhoods in this price range are

  • Fieldstone farms – always one of the top selling neighborhoods in Franklin
  • Sullivan Farms located close to Carnton and the Franklin battlefield
  • Westhaven - this is the very bottom of the price range for Westhaven
  • Mckays mill – another nighborhood that always sells quickly
  • Ladd Park – you can still buy new construction homes in Franklin below $400,000 in Ladd Park

Clarksville home sales for April 2011 – With 242 homes closing in the month of April, you could say that Clarksville home sales are very active, and with 370 Clarksville homes currently pending, it seems like the summer will be very busy. I Was Hoping the Price Was Wrong

Nashville home in riverwalk I was hoping the price was wrong- I received a call today inquiring about one of my listings posted on my website. After the the typical chitchat about carpet, bedrooms, closets, and lots, she asked me about the price. At that point she had my curiousity, because all of this information is on my website. So I asked her if the price was missing on the website. She said “I was hoping the price was wrong“.

I asked her why she thought that the price would be wrong. Her comment “I’ve heard that builders are in trouble, and I hoped the price would be much lower”. My next question, Where do you live now? Her answer was Florida, andbased on what she told me,  builders in Florida are getting some bad press coverage. But I did have to laugh, and I told her that Nashville real estate prices had gone up  over the last 12 months.

She was a little surprised, and I hope I didn’t lose a customer because of my honesty. But the real estate market in Nashville never had the speculators that some of the other cities had, so we didn’t have years of large price increases, or lots of new homes sitting empty for years. it surprises a lot of people when they move to Nashville to find out that the prices are very stable, and the inventory is shrinking. Yes Nashville has pockets of foreclosures and short sales, but those don’t seem to be in areas where people really want to buy homes anyway.

I can show you what the Nashville market has to offer, but I can’t bring Florida prices to Tennessee. On the other hand, our property taxes and homeowner insurance are much cheaper than Florida, and it may make up the difference.

Franklin HomeFranklin TN Homes Market Report for April 2011 – was a mixed bag with 106 closings compared to 130 closings in April of 2011. That was the bad news, the good news is that the average price of Franklin TN homes sold was $392,075 compared to $372,146 for last April, and increase of 5.3 percent. With 272 Franklin Tn homes under contract and only 1045 available homes, it looks like we are quickly moving away from a buyers market.

It depends on how you want to view statistics on which is better, but when both are up significantly it doesn’t really matter. The number of Brentwood Tn homes closed in April was down from 48 last year to 40 this year but 85 Brentwood Tn homes are currently pending.

The reason for the large increase in price has a lot to do with the size of homes sold. The average size of Fieldstone Farms homes sold in April of 2011 was 2655 square feet, compared to 2160 in 2010. The average price per square feet this year was $124 compared to $120 in 2010.
