Franklin Home Sales for Week Ending 9-19

Franklin TN home sales for week ending 9-19 – This week was a little more active than last week with 15 closings compared to 13 the previous week. The busiest week is always the last week of the month, so this is more about the pricing trends instead of number of sales. That being said, the average price was also considerably higher than the previous week at $442,339 compared to $340,215. Why the big difference, Franklin luxury homes are starting to sell.

Keep in mind that luxury home sales are starting to pick up, so the average prices of Franklin TN homes will be rising quickly. One other market driver is new home sale prices are starting to increase now that the spec homes are all sold. All of this is good news for home owners in Franklin.

Westhaven Golf to Get New Clubhouse

Westhaven Golf Club will soon have a new clubhouse. According to the Williamson Herald, construction of the new clubhouse will begin this fall.

Westhaven Golf Club is a private club located next to the neighborhood of Westhaven just west of Franklin on highway 96. The 18 hole golf course designed by Arthur Hill, opened last year and now has reached 250 members.

The picture to right is not the Westhaven golf course. Any serious golfer knows where that picture was taken. And yes I took it myself.

The Westhaven golf course kept natural elements of the property such as existing tree lines, streams, and foliage have been well preserved. THis course will not be lined with homes and townhomes as some would think. The course offers a typical services to help players, such as clinics, one-on-one lessons with the course pros, and a driving range.

Nashville Real Estate Sales For August

Nashville Real Estate Sales For August - With the end of the tax credits, and high unemployment, even low interest rates and attractive home prices couldn’t keep a hot real estate market moving in August. It was hot in Nashville, and a lot of the buyers are still waiting for signs of an improving economy.

Here are the statistics for Nashville Real Estate sale in August.

Nashville real estate prices didn’t follow the trend, with prices actually rising on Nashville homes with the median prices rising 9 percent compared to AUgust of 2009 from $160,000 to $174,500. The median price for Nashville condos fell 4 percent to $141,890. Now if you plan to sell your home, you can expect the prices to be fairly stable, unfortunately, it may stay on the market a little long. If you are a buyer, you may be disappointed that prices of Nashville Real Estate are probably not going to fall any farther, so waiting will not help you financially. Interest rates below 5 percent will not last forever, and history teaches us that with the economy get better, mortgage rates go up.

Forest Hills

Forest Hills in Nashville covers approximately 9.5 square miles, and in 1990 had a population of over 4000 residents, Bordered by Harding place on the north and Old Hickory blvd on the south, Forest Hills is the southern extreme of Davidson county. The eastern border of Forest Hills is Granny White Pike, and the western border is Hillsboro pike.

Most of the homes in Forest Hills were built in the 1950′s through the 1970′s, however sometimes older homes are torn down to rebuilt a much larger and modern home in its place. The topography of Forest Hills is fairly sloped and wooded, so privacy is usually abundant. Forest hills homes usually have good resale value due to is close proximately to downtown Nashville and the Nashville airport. Homes in Forest Hills usually range from $400,000 to well over $1,000,000 in price and from 2000 square ft ranches to modern homes over 10,000 square ft. Just to the east of Forest hills is Oak hill with similar homes and location.

New Homes In Franklin are Disappearing

Almost all of the new homes in Franklin have been purchased, and the builders have cut back significantly on the amount of inventory of finished homes they have. While searching the Franklin MLS today, I noticed that 88 new Franklin homes are listed, but only 14 are completed. Some Franklin homes haven’t even been started, and will not be completed until spring of 2012.

If you plan to Buy a New house in Franklin Tn in the future, don’t wait too long to get started. More than likely you will have make your selections, put down your deposit, and wait.

Make sure your buyers agent (hopefully the Brewer Team), knows the financial situation of the builder. More than one person has lost their deposit while their builder filed for bankruptcy. It’s my job to stop that from happening.

New Homes In Brentwood Are All Sold

If you’ve been waiting for a great price on a Brentwood home builders new SPEC home, I’ve got bad news for you. They are all gone. When looking through the Nashville MLS, I didn’t expect to see this picture over and over for Brentwood Homes.

What this means, is that the home isn’t finished, It may not even be started yet. As a buyer, it also means that all of that builder inventory in Brentwood that we were used to picking over is gone. I just did a search of homes in Brentwood (Williamson county only, the real Brentwood), and 6 new single homes were finished and not under contract below $900,000.

The good news is that prices are still very attractive, the bad news is that if you have to move quickly, your options are limited if a new home is what you want.
