In a lot of way,s it’s totally predictable that this would happen with the ending of the tax credit and the high unemployment numbers. Tips for Improving your Credit Score

Ways to improve your credit score, something you will appreciate when you attempt to purchase a home.

1. Credit scores range from 300 to 850, and the higher, the better. They’re based on whether you’ve paid personal loans, car loans, credit cards, and other debt in full and on time in the past. You’ll need a score of at least 620 to qualify for a home loan and 740 to get the best interest rates and terms.

You’re entitled to a free copy of your credit report annually from each of the major credit-reporting bureaus, Equifax, Experian, and TransUnion. Access all three versions of your credit report at www.annualcreditreport.com. Review them to ensure the information is accurate.

2. If you find mistakes on your credit report, write a letter to the credit-reporting agency explaining why you believe there’s an error. Send documents that support your case, and ask that the error be corrected or removed. Also write to the company, or debt collector, that reported the incorrect information to dispute the information, and ask to be copied on any materials sent to credit-reporting agencies.

3. You may be surprised at the damage even a few late payments will have on your credit score. The easiest way to make a big difference in your credit score without altering your spending habits is to diligently pay all your bills on time. You’ll also save money because you’ll keep the money you’ve been spending on late fees. Credit card or mortgage companies probably won’t report minor late payments, those less than 30 days overdue, but you’ll still have to pay late fees.

4. Another good way to boost your credit score is to pay your credit card bills in full every month. If you can’t do that, pay as much over your required minimum payment as possible to begin whittling away the debt. Stop using your credit cards to keep your balances from increasing, and transfer balances from high-interest credit cards to lower-interest cards.

5. Credit rating agencies also consider the length of your credit history. If you’ve had a credit card for a long time and managed it responsibly, that works in your favor. However, opening several new credit cards at once can lower the average age of your accounts, which pushes down your score. Likewise, closing credit card accounts lowers your available credit, so keep credit cards open even if you’re not using them.

Be patient, it takes a while for the improvements to show up on your credit score

Celebrating Waylon Jennings Friday and Saturday in Leipers Fork

Waylon Jennings will be celebrated in Leiper’s Fork Friday and Saturday, Aug. 27 and 28 for his significant contributions to country music.
The celebration kicks off at dusk Friday, Aug. 27 at the Lawnchair Theatre as Jailhouse Industrys present the 1986 classic film, “Stagecoach,” starring Jennings, Willie Nelson, Kris Kristofferson, Johnny Cash and John Schneider. A short documentary on Jennings will precede the movie.
On Saturday Aug. 28, Waylon Jennings Day offers an all-day celebration with all things Jennings. The local Restaurants will feature Waylon’s favorite dishes from the new cookbook, “Cooking Waylon’s Way,” authored by Jessi Colter and Maureen Rafferty. Live music during the afternoon will be performed by Serenite Maison, and a Waylon Museum will be set up in the Leiper’s Creek Gallery. Waylon’s guitars, awards, art and memorabilia will be displayed along with his Cadillac.
A free concert will begin at 6 p.m. at the Lawnchair Theatre. with performances include Buddy Holly’s legendary band, The Crickets, comprised of J.I. Allison, Joe B Mauldin and Sonny Curtis, opening the show and Waymore’s Outlaws with The Waylors and Waymore Blues Band members along with their Special Friends performing Waylon’s hits from the 1960s to the year 2000. Some of their Special Friends joining them on stage to celebrate his life and music are Jessi Colter, Rodney Crowell, Tony Joe White, Bonnie Bramlett and Carters Chord.

Why is Brentwood so popular

- When I get asked about it from prospective buyers, I know that they will have a hard time comprehending all that I will tell them so I try to put on my elevator speach. Here are the brief points then I will expand the topics.

Best schools in Tennessee
Very Safe
Parks everywhere
miles and miles of walking trails
shopping and dining
easy 20 minute commute to downtown Nashville and Nashville airport during rush hour
big lots with trees
low taxes

Lets start at the bottom since that’s the one that doesn’t seem to match the rest. With all of the perks of Brentwood parks, schools, libraries, and recreation centers, Property taxes have not been increased in 18 years, yet the city budget is always balanced. The average home sold in Brentwood in July was $547,237, and the average property tax for those homes was $3342 per year. The taxes for the same price home in Green Hills are $5723 per year,

Brentwood Golf Course community Big lots with trees. Brentwood zoning is 1 house per acre. That doesn’t mean each house has an acre lot, even though some do. They have allowed common areas to be part of the calculation. It does prevent the wall of homes you see in some Franklin communities. Privacy is easier to find in Brentwood.

Brentwood is an easy commute to downtown Nashville – depending on where you are in Brentwood, it could be as short at 10 miles to Vanderbilt.

Shopping and Dining – the Cool Springs area just one exit south of concord rd has the best shopping in the state, as well as many great places to eat.

Paved walking trails through the parks and greenways allow walkers to walk for hours without having to cross any roads.

By the way I’m talking about the city limits of Brentwood, in Williamson county. If you step across the county line, everything changes, your taxes go up, your schools become less effective, and depending on how far you go, the crime rate increases significantly. Make sure your realtor knows Brentwood before you make any decisions.

Crockett Springs Had a Famous Past

Crockett Springs home of Andrew Crockett

The clubhouse of Nashville Golf and Athletic center was one of the first homes built in Williamson county. It’s hard to believe that part of this beautiful 10,000 square ft clubhouse is over 200 years old.

In 1786, Andrew Crockett, an uncle of the famous woodsman Davy Crockett, received a land-grant deed to 640 acres and had chosen the site for their new home. Part of the original Crockett home has been restored as the library of the clubhouse.

His son, Samuel Crockett, built his home nearby, which still stands and is known as Forge Seat. There the Crockett father and son operated an iron forge. The rifles they made were purchased by Andrew Jackson, and used in the battle of New Orleans. They were superior to the firearms used by the British, and some are still in existence today.

1786 April 17, received two grants of 640 acres of land each in DavidsonCounty, Tennessee
1787 October 8, granted 106 acres of land in Davidson County, North Carolina

Both of these homes are passed by hundreds of cars each day in Brentwood, and most have no idea of the extensive history of these two home.

For Sale By Owner

Are you thinking about selling you home yourself? Also known as FSBO’s (pronounced fizbo), these types of transactions can be more problematic for the homeowner and less profitable than they realize. The National Association of REALTORS’® (NAR) 2009 Profile of Home Buyers and Sellers provides insights that you should know if you are considering selling your home “By Owner”.

According to the NAR report, the typical FSBO home sells for much less than an agent assisted sale. “The typical agent-assisted home sold for $215,000 compared with $172,000 for the typical FSBO home.” (2009 NAR Profile of Home Buyers and Sellers, page 100).

Other difficulties reported by those who sold their home by owner include: difficulty preparing their home for the market, arriving at the right price, and understanding and performing the paperwork.

Among those who were successful selling their home as a FSBO, nearly half of those were “arms-length-transactions”. These situations are when the home seller and home buyer are acquainted. Further, 17% of sold FSBOs did not know the buyer and also did not actively market their home.

The National Association of REALTORS® also analyzed a percentage distribution of FSBO and agent-assisted sales by location. This was not a geographical analysis but an analysis of types of location. For example, they concluded that 13% of FSBO sales happen in small towns and 8% of FSBO sales occur in suburbs/subdivisions.
They also looked at the percentage of FSBO and agent-assisted sales between 2003 and 2009. For example 13% of real estate sales were FSBOs in 2008, but that number dropped to 11% in 2009.

Demographic data was also compiled by NAR regarding FSBO vs. agent-assisted real estate sales. For example, among all FSBO sales in 2008, the median income was $91,000. Out of those that sold their home by owner in 2008, 75% were married couples, 14% were single females, 6% were single males, and 4%were unmarried couples.

Because nearly half of FSBO sales occur between parties that are already acquainted, the time on market for a FSBO is less than an agent assisted sale. Among all FSBO’s sold in 2008, 21% sold in less than a week according to NAR’s report. Further, 18% sold in 1 to 2 weeks, and 10% sold in 3 to four weeks. However, it should also be noted that after 9 to 12 weeks, 12 % of FSBO’s listed with an agent. After 11 to 12 weeks that percentage rose to 18%.

The NAR Profile of Home Seller’s and Buyers also looked at: FSBO seller urgency, incentives offered to attract buyers, the reasons for selling a home as a FSBO, and methods used by FSBO sellers to market their home.

An analysis of where home buyers find their home reveals the benefits of working with an agent when selling a home. The NAR report stated that 36% of home buyers found the home that they purchased with a real estate agent and 36% found them online. Those who found their home with the assistance of yard signs and open house signs accounted for 12% of home buyers. Only 2% of home buyers found their home because they knew the seller. A deeper look at those who looked for a home online further reveals that most of those searches were either on the MLS or an agent’s website.

In conclusion, if you are opting to sell your home as a FSBO, you are likely going to sell yourself short and may even make a simple process more difficult. Further, those who sell their home “By Owner” limit the amount of exposure they receive. A real estate agent will get you more buyers looking at your home, get you more money, and guide you through all the potential pitfalls associated with selling a home. However, if you know the person you are selling to-it is the best reason to sell your home yourself.

Nashville Tomato Fest Today

Today East Nashville will be full of red. It’s the tomato festival, now in it’s 7th year. Last year it was estimated that 20,000 people came and walked the streets of east Nashville to see what it’s all about.

As you can imagine, with this many in attendance, the Tomato Art fest has been written about in most of the local magazines, and even some national publications like Southern Living Magazine, Family Circle, and Epicurious to name a few. It’s becoming famous.

Westhaven yard Sale Saturday 8-13

Westhaven will be having a yard sale on Saturday 8-13 The “inside yard sale” will take place in the Westhaven Town Center, in the space next door to Ching’s Asian Bistro at 102 Front St. The actual sale will feature items donated community wide including antiques, furniture, clothing, books, and more. It will take place from 8 a.m.–2 p.m. on both days. DONATIONS ARE BEING ACCEPTED on , Thursday, Aug. 12 between 7 a.m.–2 p.m. by dropping them off at the sale location. The Westhaven Towne Center is located off New Highway 96 West in West Franklin, near the new Harris Teeter.

The proceeds of the sale will be donated for the assistance of Four-month-old Witt Deane, who is scheduled for a heart transplant at Monroe Carell Children’s Hospital at Vanderbilt in Nashville.
